Our choice for a family beach trip turned into a major letdown. The property was a far cry from what we expected. Upon entering, we were met with a tiny room, hardly larger than a public bathroom. Stains and signs of uncleanliness were all over the bedding and room. The bunk bed had no bedding, just hard mattresses. We resorted to using bedding from a storage container. The walls were paper-thin, offering no privacy, and we could hear every sound from our neighbors.
Dining was uncomfortable, and the bathroom had mold stains at the bottom of the shower curtains. The provided hand soap was actually dish soap, a far cry from what a hotel should offer. Adding to our disappointment, there was a keypad lock at the entrance, making the idea of losing a key irrelevant. Yet, we received emails demanding exorbitant fees for using the bedding, which was openly stored next to the bed.
In conclusion, our review is overwhelmingly negative. We won't return and wouldn't recommend this property. It seems like the property owners are more interested in exploiting guests than providing a pleasant experience, which is unacceptable in the hospitality industry.

Our host Frank was great he reached out weeks in advance via text so we could communicate . He gave us all the check in info and we were able to get access early. Bed was a king so we had plenty of sleep space only draw back is the cooking area is cramped and a table to sit at would be beneficial. We watched Tropical storm hammer the beach but we had a good view of the pier

We were greeted by the homeowner Frank and he was amazing and so in depth about the property. This is the way to welcome someone to your property and made us feel like Family! We had such a amazing time my wife and I in our First anniversary together and it was the perfect getaway. So pleased and will do it again as soon as possible

Our group consisted of 18 older adults from five different states. Most stayed together in a very large house on the beach, while a few stragglers made their own arrangements like I did. My small apartment gave me safe Haven when things got a bit crazy, while affording me all the amenities I could ever ask for or need. Frank is one of the best hosts I've ever worked with, and nothing went unanswered or unattended.

We had a wonderful stay and really enjoyed the pools, hot tubs and restaurant at the resort. The amenities were lovely and it was great to be right on the beach. Perfect weekend getaway for our friend's wedding.

We enjoyed our Stay at Villa Capriani!! We loved our host Frank and are looking forward to renting again. I have a somewhat difficult time getting around and Frank was kind enough to help me with packing up and even loaded our car. We appreciate you so much!! Very nice amenities at the Villa. Short walk to the pier. Great breakfast there! The room was very affordable and all that we needed for a short stay. Frank was super nice and a great host!

Frank was so helpful and addressed any concerns. The only thing I would change is a different coffee maker (with coffee pods). Great stay!

Overall, for what we paid, it was a good deal. The mattress was a top of the line feeling mattress and the view from the window was awesome. We could watch the sun rise every morning.(just know windows don't open for safety reasons) The pools to the hotel look amazing even though we couldn't use because we came at a cooler time of year. The beach is right there and you have access right from hotel.
The restaurant that is on the property is very good and is if you have Celiacs and need to be gluten free, they are very very accommodating and have tons of options including appetizers. Very friendly staff as well. My only things I think would have been better is if there was a small table with chairs to sit to eat. There are 4 tv trays in the closet that you can put at futon but even with futon in a couch position, it was a bit awkward to just eat something quick and on the go. Also, we felt the area to cook in would have been difficult to cook much on because it was in very tight quarters with the futon right behind it so I ended up skipping making anything because of fear of the close quarters and making a mess on the wall and surrounding area such as the futon. I was disappointed in that part because I was planning on cooking some of our meals on this stay. Over all, if you want a cheap get away to the beach and not really planning on making any of your meals other than nuking something in microwave, its a good and affordable place to stay.

The owner was very nice. Villa Capriani is a great resort. We loved the beach and restaurant was excellent.
This unit just needs a good cleaning.
Thankfully, we chose not to pay extra for clean sheets; instead brought light weight sleeping bags and our pillows.
The bedspread didn't look clean. We removed it from the bed. The futon was either dirty or stained. Did not sit on it. The floors and baseboards needed a serious scrubbing. Mildew in bathroom.
Cannot figure how to add documenting pictures.
Will not rent this unit again.

Took a couple of days off and headed down to Topsail. Frank was great, gave me the grand tour and was very helpful. Comfy room which had everything I needed, except for the ocean view balcony but I was on a budget.

Our condo was perfect for the two of us getting away for a few days. We had a few hiccups with the lock on the door not working and the elevator being broke, but Frank was was excellent with communication and responsiveness. And after the holidays, a few steps was much needed!

Frank was very communicative from the moment I booked the property until I checked out. He had someone meet me at the property when I arrived to go over the layout and also to make sure I was able to get in and out of the property. It was an absolutely perfect place to stay for a few days to get away from reality. I will definitely be coming back again!

Great Property! Perfect for a couple looking for a great stay at a reasonable cost (We are in our early 40's). The host was spectacular. Fun, energetic and helpful man. Checked in on us to see if we needed anything and truly went above and beyond. This property was clean and had a great view. Highly suggest staying here.

Frank was so friendly and very attentive to our needs. The pool and beach area are excellent! The villa itself is a bit run down, but cute. The villa is shared with another apartment and unfortunately, they were way too loud. The kids were literally running, slamming, screaming, and laughing all night long. On the second night I reached out to Frank and he called them three times, finally sending the manager of the property up. The third night was a bit better but they were loud again in the middle of the night. The bathroom needs updating with mold in shower faucet knobs. No coffee filters and half gallons of opened water not great. The restaurant was awesome! Wonderful staff and delicious food. It is the only place to get food without having to get in the car and head into town. Having a basket with a few started items like snacks, muffins, coffee, filters, and new water would go a long way in a place that doesn’t have a walkable town.

Great property only thing I would recommend for this property is screens so you can open the windows and allow the breeze throughout condo and to listen to the waves! Perfect for us although next time want balcony so can sit and enjoy morning coffee watching sunrise or just to sit and relax since so close to waves. Great stay!

Frank was very easy to work with and very kind. We had an issue with our door and couldn’t get in, but Frank was there in less than five minutes after we spoke. Definitely looking forward to staying again.

Great resort options for multiple pools with views of beach. Beach access has stairs only so not great for carrying a wagon full of kids stuff though. The actual room was spacious enough. Frank was very friendly and helpful.

We spent three days in Frank’s place and it was great. It is a perfect spot for a couple or small/young family. Easy access to the beach and a fabulous pool! Well stocked with the essentials which made it even better because you didn’t have to agonize about packing every little thing you use on a daily basis. Frank himself was absolutely wonderful and such a warm and great man. We will definitely be back!

Our four day getaway was just perfect! The studio condo was perfect for two adults. It was nicely decorated and clean! Frank is the perfect host/owner and gave us a wonderful tour of the grounds and condo as we checked in. He is a very helpful and friendly owner. The king-size bed was the most comfortable mattress we have ever slept on! We slept so well and felt rested by the end of our trip!

Very Nice
Partial view of the ocean, no balcony in the one bedroom suite. However, space accommodated our needs and equal to the amount paid. The facility amenities were a 10, the restaurant was great and the pools were amazing. Lastly, Frank was awesome!
