Jul 2020We were three families with a total of 8 kiddos under the age of seven. We had a great time. The pool was warm, the house was cool and comfortable and there is a beautiful lake steps from the house. Kids had a great time swimming, sliding and swinging, roasting marshmallows on the fire the host setup for us. Weiterlesen

Sep 2021We were seven adults and 11 children and grandchildren ranging in age from 4 to 17. We used Coldspring as a center around which we scheduled a visit to West Point, kayak trips, horseback riding, and zip lining. Swimming pool was great for the younger set. Aug 2021We, our kids and grandchildren had a wonderful time at the Farmhouse. The accommodations were superb, the amenities of pool, hot tubs, slip and slide, foos ball, and barbecues were perfect for us, the grandkids loved exploring and playing hide and go seek in all the nooks and crannies of the house, and the owner was ever-thoughtful and helpful. Dec 2020We had a fantastic time at Rubens property. Check in was easy and host was very communicative. The house was gorgeous, spacious, and filled with interesting artifacts top to bottom. From having tons of space outside (useful in summer or winter), to having a lake right across the street, and roaring fireplaces throughout, we'd love to come back at some point, year round. Jul 2019We could not have found a more perfect property to host our group of 22! The house has everything you could possibly need and more! Everyone was able to have their own bed, sofa bed, or pull out couch. We could have even fit more people comfortably between all the air mattresses and couches. The house has a very unique layout that allows everyone (even folks sleeping in the common area on a pullout couch) to have plenty of privacy. It is fully equipped with all the linens and kitchen supplies you might need. Ruben was friendly and easy-going. The house rules are reasonable and easy to abide by. We had a blast using the pool, slip n slide, fire pits, and making the most of all the beautiful outdoor space! We would highly recommend this property! Weiterlesen

Aug 2018Our family of 22 people including 6 children ranging from 2-11 had the most spectacular birthday celebration over the course of 4 days. We utilized the entire estate including the gym, the hot tub, the pool, the bonfire, the two gazebos, the swing, the barbecues and all the beautiful lawns.
We have gathered our family each year for four days over the past 15 years and have rented houses on VRBO. This, by far, was the most well equipped and well cared for home. We lacked nothing! The owner couldn’t have been more generous and kind to us.

Feb 2020Our family of 15 adults, 4 children and a baby were gathering because of the passing of a family member. I needed a place where we could all be together to celebrate his life and reminisce. This house fit the bill exactly. There are enough community areas that we could all be together when we wanted to or find a nook to be alone. The big room has a table big enough for all of us to sit and eat and talk together which was wonderful. Ruben set up a big bonfire one evening, and we enjoyed the indoor fireplace the other evenings. There is a great play area outside for children with a sand box and swing set. There is a hot tub that was ready to go, but we did not use. The kitchen has everything which made cooking dinner easy. There are plenty of bathrooms/beds. Although we were gathering for a sad occasion this house and Ruben’s kindness was just what our group needed. I highly recommend this house! Weiterlesen

The grounds are gorgeous, quiet, the house has tons of space and there is a ton to do from swimming to exploring the property to playing board games after it got dark. Sep 2021My team of over thirty used this property for a writing retreat for two nights. The accommodations were outstanding, and both the buildings and the grounds easily held our large group without anyone ever feeling cramped. Great wifi coverage throughout and lots of outdoor activities where one could find solitude. Great communication with the host, who provided all of the linens and extra sleeping accommodations anyone needed, along with being highly responsive and flexible throughout the entire process from booking to checkout. Aug 2021I booked this property for a family reunion for a group of about 30 people (age range 6 - 80). The actual house and grounds were quaint, but the layout felt pretty congested (with the upstairs bedrooms separated by two separate stairwells) and the house was fairly old (although nicely refurbished). Solely based on the house and layout, I wouldn't recommend this place for Seniors or folks with any limitations on mobility.
Separately, my experience with the host was one of the most stressful encounters I've had with a host of short-term rental. The long and short of it is that throughout the booking process the host seemed very laid back and accommodating (even waiving certain pet fees and providing a discount), but during the course of our stay, he would shift in and out of a pre-litigation style of communication, at several points communicating policies accompanied by a note that failure to do so would result in immediate cancellation of our reservation with no refund. He had a schizophrenic dog policy (oscillating between good cop and bad cop in terms of how flexible he decided the policy should be in any given hour).
He also sent us a notification regarding cameras on the property along with the surveillance policies (basically reserving rights to monitor the cameras in the event of a dispute) and we felt he was monitoring our group throughout the week given the timing and content of his messages. He also visited the house while a few of us were out golfing, and I was told he was extremely hostile and rude in his interactions with my family. My family really tried to assume the best to salvage our non-refundable vacation, and I appreciated the host's initial willingness to try and be flexible, but it would have been far more helpful if he had laid out all the policies upfront (and in writing ahead of time rather than messaging me throughout the week!) and left us in peace during our vacation. We spent close to $15,000 for 29 people to stay 5 nights in 5 bedrooms (needing to get creative with sleeping accommodations on the floor and couches) and to not be able to fully enjoy the grounds because we didn't want to have anyone monitoring us.
You may have a different experience with the host than we did, but especially if you're a larger group with dogs, I would recommend finding a different property. Weiterlesen

Oct 2017A gorgeous home on fantastic property; we loved the secluded feel of being in the country, yet just a short drive from civilization. The house was well maintained, and full of amenities. We enjoyed the oversized fire-pit on the lower end of the property as much as we did the spacious living and family rooms. Separate stairs for one set of bedrooms provided added privacy; the rooms were spacious, and the beds were extremely comfortable...no cutting corners in this home.
Ruben was fantastic -- open communication from booking and planning through check-in and check-out...extremely customer-oriented and accommodating. Highly recommended for weekend getaways, family reunions...or for you USMA Grads out there - a perfect gathering place for multi-family reunion weekends!
