To celebrate my husbands milestone birthday, we stayed at this wonderful house for 10 days. Our family of five (two parents and three young children) was joined by six relatives (5 adults and 1 kid). Our stay was really wonderful and the house was well equipped to keep everyone comfortable. Christine, the house manager, welcomed us to the house and she responded quickly to any issues we had. Overall, our stay was fantastic and would love to return.The garden and the terrace were beautiful (the photos dont do justice!) and we spent a lot of time outside. The kids loved the pool and the trampoline as well as playing different games outside. We had dinner out on the terrace almost every night. We also enjoyed sitting outside on the patio by the kitchen every morning for coffee and breakfast. The house is a short walk from the town center which has everything we needed (grocery store, butcher shops, cheese shop, bakery, wine shop, cafes, pharmacy, etc.). I walked down to the town center every morning for fresh baguettes and croissants. Although it is completely doable, the walk to the lake was longer than I had hoped. The walk down to the lake is downhill so my young kids and mother in law who is in her 80s managed. However, the walk back to the house is uphill. So we had to pick them up by car to go back to the house.Two aspects of the house that became a bit of nuisance were the crazy amount of flies and a stray cat that kept coming into the house. Of course, one would expect to see bugs and flies, being out in the country. However, the amount of flies in the kitchen was ridiculous and we couldnt leave anything out on the counter. We found out later that the farm animals next door were the cause of the flies (it was cute though that goats would come in the morning to hang). In addition to the flies, we had an unexpected guest: a gray cat that kept coming into the house. We didnt mind it as long as it hung out outside. However, it would come inside at night and wake us up (in our bedroom upstairs or by jumping onto our bed while were sleeping). The cat seemed to be very familiar with the house and might live there. I wish I knew about the cat beforehand because one of us is allergic.

This is a fabulous house in a beautiful location - it really is enormous with ample room for a few families if needed. The lovely double height lounge area is a particularly nice feature. The house is quite luxurious. The garden is lovely with a great pool and barbecue area as well as a tree house and trampoline which provided endless entertainment for our children. It is in a lovely part of the french alps, very close to Annecy with lots of fun watersports on the lake during the summer - we especially enjoyed the waterskiing and boating. Its a excellent base to explore the mountains - unbeatable holiday.

This house had everything we could have possibly wanted. The pool was large, great for our three grandchildren. The kitchen had an unending supply of dishes and kitchen tools. In spite of the summer heat, there was always a good breeze through the house with windows and doors open on all sides so that we never roasted. And the house was large enough and the bedrooms spread through the three stories so we were able to have privacy from each other. The village of Menthon was an easy 8 minute walk, and the Huit à Huit had a surprisingly good selection of quality grocery items; no need to bother with the Carrefour. We can’t say enough about Christine who answered every question we had and came pretty quickly when we were stumped as to how an appliance worked. We would love to come back here!

The Villa is lovely. The yard was huge, with lots of space for the children to run and play in the garden, jump on the trampoline, and swim in the pool. We enjoyed barbecuing dinner on the grill one evening. The views of the nearby mountains were impressive and it was fun to sit in the back porch with a glass of wine and enjoy them. The house is huge! It was the perfect location for a family reunion as there were many bedrooms and many different living spaces for people to congregate. You could enjoy your time as a group or escape to read a book. The kitchen was incredibly well equipped. Furnishings were attractive and comfortable. Fantastic vacation home. We love the location. The village was small and quaint. We enjoyed exploring it by walking. One day we even ventured up to the chateau by foot. But there were all the services you need. It was a short drive into busy Annecy.

The property is in a fantastic small town location, superb views, easy walk to shops. If is an ideal property for large family holiday with ample room, a good mix of bedrooms, well equipped kitchen, good outside and inside eating facilities. We really enjoyed our stay and would definitely look at booking again at some point in future. We have had 5 large (14 or more people) family holidays in France/Italy over last 12 years and this property and location is up with better of these.

Situated in one of the most beautiful areas in France, this house is brilliant for large family holidays for those who enjoy lakes and mountains. On the edge of the charming village of Menthon St Bernard, it is superbly located to enjoy the outdoor life whilst being a short hop into Annecy. Although it was a bit chilly in October to swim in the lake (which looks well set up for summer water sports) or lounge by the generous sized pool in the extensive garden, we nevertheless enjoyed glorious sunny days and fabulous autumn colours. It was warm enough to have breakfast in sunshine on the back terrace looking up at the mountains behind the house. Hikes in the area include obligatory stunning mountain & lake views. The drive to the nearest Ski station is only 25 mins so we are considering coming back in the winter. The kitchen is well equipped and has crockery and cutlery to feed an army! The spacious, vaulted lounge is great for family games and sing songs and there is plenty of terrace furniture for outdoor eating. Marlene is a delightful and responsive owner for whom nothing it too much trouble. Menthon St Bernard is a 5min walk for the morning croissants and surprisingly well equipped for food shopping for such a tiny place - we found everything we needed between the 8à 8, the excellent butcher, the deli and the dangerously delicious patisserie. Clearly the locals are a gourmet lot. Highly recommend a meal in Le Confidential - but you must book as it is popular.

Nine adults and three under 5s had a wonderful family celebration at 'Elmina' villa at Lake Annecy. The house is delightful, superbly equipped and very safe for little ones (with safety gates on all the staircases). The gardens, tree-houses and large trampoline were heaven for the children and everyone enjoyed the very good sized pool and barb-e-q area. The location of the property - 5 minutes walk to the bakery, and about 10 more to the lake itself - was ideal. We also appreciated the quick and helpful response to any queries we had both before and during our stay from the owner/manager, and came away feeling extremely satisfied by the whole experience. Lake Annecy is a delightful area, and we hope to return one day.

Marlene's vacation home, Elmira, is a truly magical vacation spot. Located in the stunning village of Menthon St. Bernard, it is a super fantastic spot for an active family holiday. We have enjoyed many summer and winter vacations there over the years surrounded by spectacular mountains, pristine air, while overlooking picturesque Lake Annecy. The home is close to skiing, swimming, horseback riding, biking, hiking, go-carting, an adventure park, waterskiing, and much, much more. The close-by grocery store, 8' a 8', has all the delicious food you could ever want to prepare complete gourmet meals. Additionally, the picturesque town of Annecy, which is just a few minutes drive, has shopping and restaurants galore! However, make sure you make it back to Elmira for a late afternoon glass of champagne overlooking your kids swimming in the fabulous pool while the sun sets spectacularly over Lake Annecy in the distance. You won't find a better vacation spot or home than that of Marlene and Gary's. Marlene knows the area extremely well and will insure that your holiday meets all your expectations. Her home easily accommodates multiple families so gather your family and friends and go and enjoy!

I stayed here a few months ago with my family (there were four of us) and it was amazing. At first the size and vastness of the house was a bit intimidating, but once we were used to it, we had no problems. The trampoline and swimming pool were fun to use and we went on frequent walks down to the charming town nearby. Very relaxing, I would definitely go again. It seems like the perfect place for skiing. -Natalie S.

Amazing house in stunning location, would highly recommend. The house was very well furnished with plenty of seating areas for our party of 20. Lots of pool side furniture and the pool was lovely and warm with lots of toys for kids. The local agent was very helpful. The house was very clean and lots of towels provided. The location was great and the free bus service around the Lake in the summer was a real winner. Huge variety of things to do in the area.

8 adults and 5 children had a wonderful time in this property. It was very clean and well maintained, with good amounts of linen and towels. The travel cot had no proper mattress or linen unfortunately. The pool with slide was the main attraction. There were plenty of toys, trampoline and table tennis to keep us amused at home. Be extra careful on the tree house steps, if it is wet, they are slippery. The local restaurant Le Confidential was superb and there is a small supermarket in the village. Annecy is a beautiful town with lots to do for families. Trips to the lake with pedalos, a large park with great playgrounds. An old town with lovely restaurants and shops.
