We needed a place to relax this house was it. It was fun staying in a tree house atmosphere. Colin always responded to any question or need we had.

We loved staying here and waking up to the beauty right on the front porch! Felt secluded and private with mini activities right at the house! Would definitely stay again!

We loved our stay here. The house was perfect for our family of 5. We would wake up ( leave our teens asleep in the separate house), use the kayaks and paddle boards to explore Chalk Sound, make lunches and head to Sopadilla Bay Beach every day. My kids loved this beach. We would come home, go to dinner at many of the amazing restaurants in Turks ( Las Brisas being our favorite which was a block or 2 away). At night we enjoyed playing Scrabble and watching TV in the main house. The house had everything we needed for the beach. We can’t wait to come back soon!

We had a wonderful stay in Chalk Sound! We travelled with an infant and rented a crib for our stay - Colin was very accommodating of our needs and extremely responsive. The area is private and serene, with your own little private beach. The house was very clean and there were plenty of extras for our week long stay. Would highly recommend this property.

We had an amazing time at the Tree House on Chalk Sound. The house was perfect for our family of four. The house had everything we could possibly need - amazing views, great A/C, and great beds. Our kids loved the tree house feel and the privacy. The layout of the house was the coolest. The power went out and within seconds the generator kicked on - amazing! I can't say enough about this place. Very clean and the views are breathtaking. Loved the kayaks too!

We enjoyed our stay at Poinciana very much. The place was very clean & nicely decorated. It had everything we needed & more. The beds were comfortable. Rebecca was available if we had any questions or concerns. The view of Chalk Sound was beautiful. The area has homes that are still being renovated from the hurricane so it was noisy during the daytime but we were out & about during most of it. There is a lot of dogs barking in the area. Poinciana sits a little ways off the road so that helped with the road noise. The place had a great set up for just sitting & enjoying the view & the weather. We were able to use the kayaks a few times which was really nice. I would highly recommend this place if you are looking to get away from the busy area of Grace Bay.

We couldn’t imagine a better spot on the island! Waking up to stunning views of Chalk Sound, being able to kayak from our own private beach/dock, opening up the sliding doors to enjoy the sea breeze, and being a short walk to our favorite beach are just some of the reasons we will never look for another stay on the island!

This was our 5th trip to Provo and we decided to finally rent a private villa, rather than staying at a resort on Grace Bay. We are so happy we did! The villa on Chalk Sound was a mix of tropical paradise during the day and lakeside cottage living at night. We made good use of the provided kayaks off the villa's dock, as well as the beach loungers, when we travelled to Grace Bay and Taylor Bay. The villa was spacious for our group of six (including 2 kids) and provided all the amenities of home. Highly recommend Poinciana and we will definitely look to return.

This was a fantastic place to stay especially if you really want to relax. We were provided with everything that we needed including snorkeling gear, floaties, kayaks and a paddleboard. There was even coolers, beach chairs and umbrellas! Colin was an excellent person to communicate with as well.

This unique home has three buildings which all have a second story view of beautiful Chalk Sound. Every feature of the home was comfortable and in order. The property managers and owner were all more than prompt and accommodating to all we needed. The kayaks and water toy privileges were lots of fun. Chalk Sound has quiet waters safe for children. Sapodilla Bay across the street offers more options for swimming and water play. Las Brisas restaurant was a good close stop for our first dinner. Colin’s hospitality was greatly appreciated.

This property was perfect for us (family with teens)! We loved having a calm place to return after a day of adventuring. And the views are gorgeous in every direction at any time of day! It was particularly nice that the deck is shaded in the afternoon so we could enjoy the breezes and incredible water color (or possibly a short cat nap before dinner … the lounge chairs are SO comfortable!) without getting burnt. My family all agreed that the separate, connected buildings were perfect. We had some early risers who could go to the kitchen/living room building early, have a cup of coffee, catch up on some work or stare out at the water without waking the others. At the end of the day, it was easy for someone to head to bed early while the rest played cards, worked on a puzzle or watched a movie. Some specifics I want to share as these details are nice to know when booking somewhere new: 1. There are plenty of dishes and silverware (often places have just a set of 4 or 6 and you find yourself having to wash between meals - not the case here!)2. The coffee pot is standard (grounds not pods). We don’t have a preference but it’s helpful to know if you are packing and bringing from home. It works great!3. There is a safe available for guests to use which was awesome so we felt secure about our passports4. There are also plenty of NICE beach towels … this was huge as packing those would have taken up a considerable amount of space! And they weren’t a random collection of mismatched ones - they were all the same and easy to identify.5. There is a washer and dryer which was nice to know so we could pack less. We only used it twice but it was great. At least in June, there is no point in using the dryer (we didn’t even try) since the sun and breeze dries everything faster outdoors. There are wires strung for hanging but on the first day, we put a white swim shirt on to dry and it got a rust line so we just put our suits/towels over the wood railing for the rest of the trip (we packed sturdy clips, which I would recommend since the wind can get strong).6. There are multiple cabinets available for your food (sometimes rentals have every cupboard filled and your stuff ends up cluttering the counter space - not the case here). We loved our entire experience and have already passed on the details to friends who are hoping to visit TCI someday. Thank you so much!

This property is perfect for a girls trip or a couples retreat. It situated in a residential area surrounded by similar properties. Chalk Sound is a shallow bay that is crystal clear during during sunny days making it perfect for kayaking adventures. The water is so blue you can hardly believe your eyes. The property consists of 2 separate buildings connected by boardwalks that a thankfully lit up at night. I’m not sure I would want to stay here with small children since the bedrooms are not connected and have direct access to outside but that’s what makes it ideal for girls trip or couples retreat. Our communication with the owner as well as the property manager was always s prompt and informative. All that you could possibly need for water activities is provided at the property in a neatly organized storage area. Use of the washer and dryer was helpful for those wet suits and towels. We spent majority of our time across the street at Sapodilla Bay Beach. There is a chef who grills up fresh fish. There is also a cocktail bar and jet ski rentals. You can even rent lounge chairs and umbrellas if you prefer not to pack the ones provided at the property. Grocery stores are nearby. We fixed breakfast and lunch at the property and then ate out for dinner. You will definitely have a wonderful stay here.

Colin was very responsive and helpful. The location is just amazing. Chalk Sound is beautiful. It was just a beautiful property and a wonderful stay! My favorite house rental ever. We did not rent a car. It would have been easier if we had because taxis are expensive, so I recommend renting a car, but from the house you are able to talk to two beaches and you have the sound right out front. We kayaked and paddle-boarded in the sound late in the day and it was great. It was truly a perfect vacation. Las Brisas restaurant was very good, also walking distance. The rental exceeded our expectations.

This place was amazing! We were there with 3 adults and 2 children (ages 7 & 4) and there was plenty of space for everyone. The lush vegetation gives you a private island feel. The kids loved the tiny beach the house has and exploring the coral rock around it. The kayaks were a hit as well. We used the kitchen quite a bit and found everything we would need. And for those who need it the internet always worked great. Because it was super windy while we were there, Sapodilla Bay (which is right down the road) was our favorite spot. Taylor Bay was also super close and a fantastic place to visit. I highly recommend this house if you go to Provo!

This place looked good in the pictures.....the actual visit was fantastic....the place was perfect.....everything that was said about it was true....that water.....so beautiful.....felt very safe......I could go on and on.......I would def. go back.....thank u.....thank u ......thank u......

This is the perfect place for a memorable vacation! The tree house feel is complemented by the great interior and welcoming accommodations. The privacy of the two sleeping spaces is a nice addition too - Great for a family. We highly recommend and would stay again if we go back to Turks & Caicos.

The pictures in the listing doesn't do the villa justice, this villa is a dream. Colin was very responsive, as were Rebecca and Jade. They were very helpful. The villa is very clean, spacious, the layout of the buildings and the property were well thought out, more than enough towels were available, kayaks and water toys to keep everybody busy. Loved being able to bbq, loved the warm outdoor shower and can't get over the views! Highly recommend! We will be back :)

Poinciana was the most magical place to stay. I was with my husband, 14 year old daughter, 11 year old son, and 4 year old son. The main house being separated from the bedrooms was great for us. I could get up early to watch the gorgeous sunrise right across from our house while the kids all slept in. The kitchen was very well appointed with everything we needed to cook meals at home. The main house got a little too warm for our liking, but we opened all the sliding glass doors and let the amazing breeze over the sound cool us off. The house had sand toys for my 4 year old, beach chairs we used every day, great snorkel gear, floats, minimal sunscreen (we used our own), bug spray, hand sanitizer, coffee filters, spices, beach towels, and soap. It was wonderful to leave those items at home and be able to pack light. They even have an amazing beach sunshade (in the large black bag in the beach equipment room). The view - it is the most gorgeous view you can imagine. I think it’s what heaven will look like. Enjoying the morning sunrise directly across from the house and enjoying my morning coffee at the little table on the east side of the porch overlooking the most vibrant blue water we’re highlights of the trip. My children would take the kayaks and paddle boards all over Chalk Sound while my little one would play on the beach or swim right off shore. The sound is very shallow and safe. There isn’t much to see at all snorkeling, but that was still fun for them. We all kayaked down to Iguana Island one evening. You have to get out of the kayaks and look for the iguana, but eventually several came out of hiding and enjoyed eating the grapes we brought. The kayak trip was strenuous in the wind for my 11 year old, but it was still a fun adventure. A precious black and white dog came to visit us every night, so don’t be surprised to see him show up. My kids loving named him Walter. The house had the best vibe, and we would absolutely return in a heartbeat. I would recommend renting a car. It is a 20 min drive to the resort side of the island and Grace Bay. We would have been bored with no car to explore. Taylor Bay - close to the house - is unbelievably gorgeous. It’s a MUST see. The water is calm and shallow. Sopadilla Beach was a not good for my family. Bars, loud music, and even a large fight that broke out. If you want a great snorkel trip book with the Big Blue Collective! We saw around 15 sharks, eagle rays, squid, and so much more. Best trip!

The villa is private, right on the water and the views of the stunning color of Chalk Sound are incredible. Taylor Beach was hands down our favorite beach and only a few minutes from the villa. Sopadilla Beach is just a few minutes the other way but was a bit too crowded for out taste.We loved having the 2 bedrooms with our own baths in the upper building. We did lock up everything went we went out but never once felt unsafe. At the end of each day we couldn't wait to get back to our little slice of heaven. Thanks Colin. Your place is amazing!!!!

Our family of 4 (two boys 9 and 10) stayed the first week of April. Everything with Colin and Rebecca was seamless as far as making arrangements and communication. Poinciana provides the privacy and space we were hoping for. Construction next door is ongoing, but that’s life. They would start around 7am and stop around 5pm. It worked well for us as we turn in early and were awake for every sunrise. Sapodilla Beach is a bit busy for our taste and parking is congested, but it’s still a beautiful spot. Taylor Bay is still less discovered and more our speed. The boys swam with sea turtles on multiple occasions at Taylor Bay. We ate in and out as there are many great spots for dinning. Colin’s recommendations are spot on. Pictures and words don’t say enough about how special Poinciana is. We hope to make a return visit soon!
