Jan 2017We've been going to St Maarten for almost 30yrs and owned time share at the Pelican, then at the Flamingo then at the Royal Palm. we have since let them go as the maintenance fees got so out of hand!! Our favorite place to go was the Airport Beach, or Maho Beach.. This location was just perfect for us as we love watching the planes come in and all the craziness of the Beach but not the crowds that come in from the ships now.. we were able to enjoy our favorite view and everything right from our Pool Deck and our unit. It was just the perfect size for us, spotless and had everything we needed for our stay. The parking in the garage was a plus! The staff of the resort were always helpful and Joy was always in touch. We know the island well and went to all our favorite spots. We hope to return and would recommend this to anyone!! Thanks Joy!

We are simple travelers, just need a break on a caribbean island.
For us, this condo is perfect.
Carry on luggage, walk across the street at the airport to take a local van transit to the condo. Cost, 1$, 3 minute drive. Walk into the condo, change, grab a beer, walk across the street to the beach. Drink a beer in the water as A320 airliners fly a few feet above our heads. The local store below the condo is where we buy hot food if you time it right. It's a perfect low cost, no frills, no line-ups at the airport, no car rental required, VACATION.
We love this, condo has great WIFI connection, a few cable stations to keep up with the Stock Market or a movie at night.
We shall be back.
I hate writing good reviews like this because more people will want to rent the condo, but we have to. Would not be fair to Joy and Dale if we kept this secret condo to ourselves.

Aug 2022We had an amazing time staying at Joy and Dale’s condo unit. We didn’t rent a car during our stay, but we didn’t even need one. The place is surrounded by all your essential spots such as a grocery store, restaurants, casino, and a breezy 15 minute walk to Mullet Beach! There’s also an abundant amount of amenities, such as a fridge, microwave, wine rack, boogie boards lol, and cabinets stocked with cookware, that made the condo feel like a home and made our stay at ease. We both recommend staying here if you want to feel like you’re at “Home Sweet Home”.

Beach you can see from your room and only a few minutes walk as well. Pool was wonderful complete with a pool bar! And elevators in the complex so you don't have to lug your heavy luggage!

Feb 2017This was the first time doing a rental and were not disappointed, Joy was absolutely fantastic through the whole process. This studio has everything you could ask for and more, as for the location it couldn't have been better. A beautiful quiet pool, grocery store downstairs, spectacular views of the ocean and planes, what else could you ask for.

May 2017This was our second time in Dale and Joy's unit and as this first time everything was great! Even better with some of the upgrades they have made. Such as the wine bar where you take one and you replace it with one you like!!
The location could not be better. For plane spotters the patio is the perfect place to watch them land and take off. Close to many Bars, restaurants and beaches. Underground parking as well as a fully stocked market right downstairs
Joy is so easy to deal with!! She's awesome!!!
We can't wait to get back there!!!

Jan 2017This was our second stay in this same unit. It is perfect for 2 people. Beautiful views, convienent location..there is a grocery market on the ground floor. This unit is very clean and well maintained. The owners are such pleasant people to deal with, and if there are any question, quick response. Would highly recommend!!

This property is what it is, if you are looking for 5 star accommodations with granite counter tops and marble baths then look elsewhere. If you are realistic and want a comfortable, clean property with more room than a traditional hotel and some extra amenities like a simple kitchen and full size fridge and a large balcony with a great view at a reasonable price than this property will work for you. You are in the heart of Maho walking distance to shopping and great restaurants, Maho Beach is across the street and Mullet Bay Beach is a 10 minute walk up the street, the casino is next door. You can watch the planes land right from the balcony while enjoying your morning coffee our afternoon cocktail, with the sliding door closed you can barely hear any airport noise and there is no airport activity at night anyway. Downstairs is a grocery store that has everything you would need including fruit, vegetables, snacks, meat, beer, wine, liqour. The grocery store also has a morning coffee bar with fresh pastries we would get the great butter croissants that we got every morning and enjoyed on the balcony with our morning coffee.The owners are very responsive and easy to deal with, book this property

Feb 2020This was our first stay in St Maarten and this condo made us feel like home! Joy kept in close contact and was always available if we had any questions. The condo was perfect for us!! We spent hours on the huge balcony watching planes and cruise ships going by. Great location for groceries, restaurants and entertainment. The lobby staff were very friendly as well. We would advise anyone to stay here!!! Loved it, loved it and loved it!!!!!!!!!

May 2021This was my first time staying at this location with the owner Joy. Joy made everything easy and was always a text message away. As for the room and hotel it’s self everything was great. Room was spotless with zero complaints and there was a nice selection of movies and wine to enjoy at night. The pool and hot tub were usually quite which was great and there is a bar on the pool deck. The room is a 3 minute walk away from the beech which makes running to and from easy. May 2021This was my first time staying at this location with the owner Joy. Joy made everything easy and was always a text message away. As for the room and hotel it’s self everything was great. Room was spotless with zero complaints and there was a nice selection of movies and wine to enjoy at night. The pool and hot tub were usually quite which was great and there is a bar on the pool deck. The room is a 3 minute walk away from the beech which makes running to and from easy. Overall I can’t say enough good things, I will be rebooking in the future for next summer.

Mar 2021This was exactly what we needed for our trip. The room was just enough for my partner and me. In close proximity to the beach, airport, and several locations to eat. The balcony faced the water and we were able to see planes come and go! The noise is not very loud at all. Joy, the host, was great! Joy was very quick and responsive and provided thorough information on the check-in and check-out process. Overall, we had a great experience!

Aug 2017This unit is very central, you are a 5 to 10 minute walk to 2 fantastic beaches, shops, restaurants, casino and the airport. The condo is well equipped with air conditioning, fridge, stove and a full sized washroom. The pull out bed was very comfortable.so was the main bed. The balcony was great to have family meals while watching planes land and take off, cruise ships come and go. It also overlooks the beach and swimming pool.
It was very quiet indoors and the air conditioner worked well and the water pressure in the shower was warm and powerfull. Overall it was graet place to stay reguardless weather you rather stay indoors or outdoors.

Jul 2019This unit has a lot to offer, plenty of perks and very comfortable. And the location offers alot as well. The staff was very friendly and helpful. Hosts Joy and Dale are easy to contact and communicate with and very kind. We look forward to our next stay here!

Jan 2022This condo was exactly as described. We where pleasantly surprised with the restaurant options and grocery store in Maho, all within in walking distance. With 2 beaches near the condo that was big plus for us. Maho across the street and Mullet bay an easy 15 min walk. If we wanted to venture into Phillipsburg the $2 bus was a great alernative to a taxi. We would stay here again if we return to the area.

Jul 2017The unit was well appointed and clean, balcony was huge. We booked a two night stay on the way home from St. Barths, and it was exactly what we wanted. A place with a great view of the runway. The pool has short staircase to a long, elevated view of the runway as well.
Within walking distance to Maho Beach and plenty of restaurants and the casino is next door. Full grocery store downstairs on the street with anything you need, including ice.
Staff at the resort were friendly upon check in/out, and the process went exactly as described in the info email you'll get from Dale and Joy.
We would 100% book again if we stay on SXM again.

May 2015The location and view are exceptional. The price was also a good value. Joy and Dale seem easy to deal with. If it wasn't for the extremely hard bed, we would probably look to rebook next year.

Apr 2016The best place we have ever stayed in Maho Beach ! Our 6th trip to Maho beach. Previous stays were at the Sonesta Hotel and The Royal Islander , both across the street from La Terrasse. We very much would not stay anywhere else but La Terrasse in future. In particular Joy and Dales studio unit . It spoiled us for any where else. Everything that is on the listing was there and more ! Yes the unit is very soundproof. Our King bed spoiled us and was so comfortable that I looked up the matttress brand for my own home purchase. We couldn't believe the kitchen and how equipped with every utensil you would need and more. Great Pots and Pans , the cutlery and dishes were so my own taste.
There was so many extras we didn't even use, like a cooler , fishing rods , boogie boards, and even snorkel , fins and masks etc etc.
We did however use and really enjoy the BIG SCREEN TV , with chromecast .
When not viewing the TV , our view from the balconey was wonderful. Yachts , planes , surf and the most gorgeous gardens right in front of us.
The pool is outstanding. Perfect temperature everyday. You usually have it to yourself . Joy was a great owner to deal with ,and always attentive with any query and responded promptly . Her cleaning staff were great . We cant wait to return !

Mar 2022The area was a great place to stay with lots to do and the bonus of the a nice area to just hangout at to enjoy the Caribbean weather by the pool and gardens. The extras that you thought about (snorkeling gear, noodles, etc.) would be great for those not bringing their own. Convenience of the Maho market a few steps away was great bonus. The staff at Royal Island could not have been more helpful. Convenient to the airport and beaches and even the well worn golf course.
