Beautifully kept grounds
The room was in dire need of updating, broken tiles, broken and stained furniture. One reason we booked was because of the bath which we were unable to use due to a faulty plug. No plug in the basin, shoddy finish to workmanship, botched grouting. The basin was leaking but this was quickly repaired, but didn't drain for ages. Only 2 coathangers. No mini-bar, just an empty fridge. No English language TV. All our requests were met with a big smile from the sweet lady at reception by "I'll try" We got to understand that meant it was not possible.
Breakfast not available until around 8.45 and a poor choice of buffet where dishes were kept warm. We tried the restaurant once, that was enough, even the rice was mushy.
Another reason we booked was for the pool, which we got to use only a couple of times as it is open to the public, and contrary to all the rules posted was often overrun with children running around playing ball games. I even saw a woman sipping a cocktail whilst smoking in the pool. There were only around 10 sunbeds, not enough for the residents, let alone the public. A dirty nappy was left by the pool for 2 days, and the dog brought in a dead rat which was not cleaned up for a day. The staff do not understand enough English, most were sweet, a couple surly, but that doesn't help.
Every Sunday there is a rave party, and we had to negotiate past drunks and security to get to our room. Thankfully the law prevented it going past 10pm. Thank goodness we didn't take a pool view room!

It is located at the prime location very near to the Agonda Beach, Butterfly Beach and Palolem Beach. Beautiful Property with full comfort and modern amenities. Crowd is great here and also they organise live shows and parties in the evening.
Rooms are basic. I was expecting better rooms with better maintenance of the rooms. Staff is quite lethargic to do their work.

The pool is nice, the setting is nice.
Where to begin? The free breakfast is terrible, the water in the pool dirty, the staff unfriendly, incompetent, unwilling, the food in the restaurant nothing to write home about.

Sandesh has arranged everything properly, all special requests were listened to, the welcome arrangements were exceptional, we had visited other places also but this was exceptional. Would definitely visit again.
Palolem is closeby so had the best of both worlds.
Staff can be a bit more co-ordinated.

The exterior of property looks nice.
Not maintained properly. You will find cockroaches in wash room. Soap case is filled with soapy water everyday instead of soap. You have to ask them to give you towels. Though my booking was guaranteed with credit card, yet the front desk girl called me to pay 50% advance directly to resort. I told them to charge my card credit card but they refused. She asked me to cancel my booking which I denied as my booking was non-refundable. When I arrrived at property with my family they said my booking is cancelled as I have not paid. However, as they too many empty rooms went ahead to check us in. I have never experienced any such hotel or resort in my life. They have 2 girls at front desk and 2 staff in Restaurant besides one chef. you have to go and search the entire to find the front desk girls who could be seen gossiping in open rooms or garden. Food is terrible & costly and will have to wait for 45 min get is served.

Room was good, property is well maintained.
There was no one at the reception in the morning. If guests are there then there should be atleast one person to entertain them. I wonder what we would have done if there was any medical emergency or sort.

It is a nice clean resort with a beautiful view.
The restaurant had a big wait time. Also the breakfast help was unclear about the order time as we had to leave the resort early.

There was a balcony overlooking nicely maintained lawn.
There was a fashion happening in the property for which we were given free entry. We had a good time in fashion show. Thanks to Mr Bashir.
In house dining food was good quality in taste n quantity. Electric kettle is provided.

Location of property is good. It's calm n peaceful.
Agonda beach is around 2 km. Palolem beach is around 5 km from here.
They have their own sufficient large car parking space.
SThere were frequent power failure due to which ac was not working full-time. Staff put ON the generator to stabilize cooling.
At the room cost breakfast options are quite few n limited. Need to increase items in breakfast.

Poha, Upma, Puri bhaji, Bread, toast jam, butter n boiled eggs or omlette with canned juice was provided. No fruits,south indian items were there.
Per only half litre water bottle is provided which is should be changed to 1 litre.

When you call the reception there is no answer.they are also hardly at the desk.but the restaurant always to care of my needs.even house keeping.the dishes are priced higher compared to even dishes on the beach restaurants.also wish there was a hot plate.
