The room is centrally located, walking distance to many shops, restaurants, grocery stores, ports going to different islands, museums, attractions & Piazza San Marco. You can even go back to the place to use the bathroom if you have to as there was very limited facilities.
The apartment is spacious enough to accommodate possibly 6 persons if they allow it. They have a queen bed & sofa in 1 room, the next room had 2 twin beds & a sofa in the living room. The air conditioner units are all functioning well, a much need feature especially on hot summer nights.
A round dining table, a fridge, a microwave & stove top for people who would like to prepare their meals. A water kettle is also available.
The bathroom is spacious, the toilet has a fancy toilet paper, a bidet, an area to hang your wet clothes or underwear, a sink with a good mirror. The washing machine in Italian but there is an instruction booklet provided by the host with information on how to make it work & other infos ypou might need such as WiFi password & instructions on how to exit at the end of your stay.
In order to enter the unit they have provided a locked box, the instruction was communicated thru WhatsApp. We then have to go up to 3rd floor using the stairs while carrying our luggage, we have to hurry cause the light in the stairs was on a timer. If you have limited mobility, this unit is not for you.
There entrance looks hideous & dingy but I guess this would not matter if you only stay there for a few days.

I had a very difficult time finding the apartment. The host initially said he would meet me at the water taxi stop. However my first flight was delayed 2 hours and 20 minutes and i was unable to make my connecting flight to Venice. When i called at the water taxi as arranged he said it was my problem that I was unable to get there on the pre-arranged time and he was too busy with other people and I would have to get to the apartment myself which to him was 5 minutes from the water-taxi drop -off(if you know where the apartment is).
After checking with a policeman I was able to find the street and then the apartment.The host did answer his phone when i was on the street and i finally found the apartment.

Our host had the necessities for a practical and family oriented visit to Venice and he took time to explain the area and some local highlights. We had a central location, washing machine and small kitchen. The space was appreciated and it suited our needs perfectly!
The alleys can be quite populated and boisterous in the late evening.

Lovely clean accommodation which had everything you need including basics such as washing up liquid, dishwasher tablets etc. Excellent location and good price. Would definitely stay here again.

Very clean, great location, hardwood floors, kitchen had everything, very responsive host that was a clear communicator.
Shower needed some deeper cleaning as had some mildew.

Lots of flights of stairs with our heavy suitcases :(. Kind of noisy on streets below.

Location
Only one set of keys made it very difficult for 3 adults to go out separately. There was mold in the shower which leaked as well. Only one bedroom has functional air-conditioning and the host was not responsive to our questions. Very disappointed overall.

Everything was clean in general.
There was some amenities to cook and that was very nice, although we end up not using it.
Good temperature inside.
furniture quite old that need to be renovated. Even if the idea is to keep it in a classical style, beds, chairs and sofas need to be changed. Mattress was not comfortable at all.
Shower also need to be fixed so that water doesn’t come out when having a shower.
Because it’s a building in a very narrow street there is not much natural light.
Due to it’s location, it can be very noisy from 10pm to 1 am (in the weekend)

Excellent base for sightseeing in Venice. Close to St Marks Square and Rialto bridge which made getting to the apartment easy.
Host super helpful and had loads of tips for us.

The location of the apartment is perfect. The manager was very helpful when we were arriving. He gave us a range of options for parking and met us when we docked at the Rialto. We were grateful for this. The living area (including kitchen) is the nicest feature. Everything we needed was available.
Truthfully, one of the two bedrooms is quiet, the other (main bedroom) is not. If you are sleeping in the latter there will not be many hours during the night when you will not (potentially or actually) be disturbed. I recognise the centrality of the place, but this might put some off. Finally, despite his earlier assistance, the manager was quite rude to me (at one point) when we were checking-in. I would be the first to admit that he looked tired (after a long day), but his reply was unacceptable, and for which no excuse can justify.

the flat is big enough for 3 of us.
love the kitchen so we can made coffee every morning to start the day.
location was superb, 2 mins to st Mark.
everything was great but the floor wasn't that clean when we arrived.
there were some bread cramps on the floor but not a big deal for us tho.
just something that host can improve :)

We very much enjoyed staying in this apartment. Location is absolutely great - only a 1-minute walk to the San Marco square. The owner Alvise is friendly and ready to help out with any questions about the apartment or Venezia in general. The apartment itself is clean and large enough for our family of four. Great place to start your explorations of Venice from.

The location was amazing, very central and easy walking distance to everything. Venice is full of very narrow streets, so there is a bit of a lack of natural light to the flat, but this must be the case with most properties in Venice. The property was clean, the host was welcoming. I would recommend this flat for a stay in Venice
The staircase up to the flat had loose tiles and should be fixed. The flat itself is smaller than we thought, but we did not spend much time there, so not an issue really.

The romantic suite San Marco is a couple of minutes walk from the piazza San Marco and the Basilica. It’s location is central and on the second floor. The area is busy during the day, but quiet in the evenings. Our host Alvise was extremely accommodating and allowed us both an early check in and late check out. On arrival he kept in constant contact with us, as we navigated our way to the meeting location. He was where he said he would be, when he said he would be. After showing us the accommodation, Alvise then gave us hints of places to visit and how to get to certain locations. The accommodation is clean, tidy and has plenty of hot water, an efficient aircon and all the necessary kitchen appliances to be able to eat in. We have absolutely loved staying here and would thoroughly recommend to all travelers.
