SUMMARY
Welcome to our professionally designed home located along the bay in the heart of Mission Beach. This convenient waterfront unit is located on the 2nd floor of this 5-unit building. Features include 2 bedrooms + 2 bathrooms, a quint bayfront deck with outdoor seating for 2, tandem parking for 2 compact vehicles, mounted TVs with cable, air conditioning, vinyl wood flooring, quartz counters, washer/dryer, & a beachy aesthetic. MAXIMUM occupancy 6 (4 adults max). NOTE**: no BBQ onsite.
INTERIOR HIGHLIGHTS
This home offers a professionally designed beachy decor & great views of Mission Bay! To enter the home, guests take the external stairs up to the front door. Upon entry, guests see the kitchen area with bedrooms to the left hand side, and the main living space on the right. The combined main living area has a view out to the water, Samsung TV (with full cable), plush queen sofa bed, dining nook with seating for 4, stainless steel appliances in the kitchen, white quartz counters, & gray vinyl flooring. Rounding out the main living area is your very own stackable washer/dryer.
The west side of the home features the 2br's + 2ba's. The Master has a queen-sized bed and an ensuite bath (surround shower). Bedroom 2 includes a king bed and TV. Off the hallway is a 2nd bath (surround shower).
OUTDOOR + OTHER FEATURES
• Your very own waterfront deck with seating for 2, ideal for enjoying a coffee & watching the sunrise.
• Ocean located a few minutes walk across Mission Blvd

PARKING
Parking includes 1 tandem parking lane with enough space for 2 compact or 1 large vehicle. Approximate dimensions are 30.5' L x 8' W. Please ensure your vehicles will not exceed this size, longer/wider vehicles cannot be accommodated.
Additional parking includes overnight street parking on Mission Blvd on a first come first serve basis (watch out for street sweeping signs).

• HIT THE BEACH! We are conveniently located in the heart of North Mission Beach!!! Beautiful white sandy, swim & surf friendly beach located just steps away. Take advantage of our complimentary boogie boards & beach chairs.
• SHOPPING & DINING! Just steps away is the main street, Mission Blvd., with endless shopping, dining, and entertainment. Our guests are provided a comprehensive list of recommended local eats and discount codes for rental shops.
• WATER ACTIVITIES! If you're looking for something other than boogie boarding and swimming in the ocean, we are located just across the street to Mission Bay and water rentals shops, including jet skiing, wakeboarding, stand up paddle boarding, kayaking, and boating.
• ATTRACTIONS! Enjoy a full day of family fun at Belmont Park located a short 5 minute bike ride away, SeaWorld San Diego is a short 5 minute drive, and world famous San Diego Zoo is located just 15 minutes from our beach home.
POLICIES & GOOD NEIGHBOR GUIDELINES
• Guest Requirements | Per certain regulations & HOA requirements, guests must be at least 30 years of age to book with us. If your group is all adults, then all guests must meet our minimum age of 30 (exceptions made for multigenerational families).
• Occupancy | Maximum occupancy refers to the number of people allowed in the home at any given time (i.e. includes both overnight guests & non-overnight visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight.
• Noise | Our homes are intended for relaxing getaways, not rowdy beach parties. Music and other noise is to be kept at an appropriate level and in a manner that is mindful to neighbors. Noise that can be heard 50 feet away from the home is prohibited. Parties are not allowed. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed.
• Combination Listings | Due to occupancy restrictions, larger groups looking to book multiple units must reserve an approved combination listing. No more than 1 combination listing can be reserved per stay.

good location BUT, parking spot was very small. If there waa a large SUV in the next spot, very little chance to fit in . Small but adequate. Kitchen made you go out for all meals.

Fabulous location and perfect for my family of 4. The only thing I would say is a small set of shelves right inside the front door would have been great as a “pantry”. There is literally no kitchen counter space. But that being said, we didn’t cook while we were there so the stove became the pantry. Will definitely stay again. Thanks for a wonderful place to call home for our vacation.

Needed a dishwasher and 1 more chair for the table. AC and TV worked beautifully. No issues at all. A little small for 5/6 people. Ok for 4

I don't like to leave negative reviews because I know some things are out of the control of the host. However, this situation was different.Pros: The location was convenient and the walk to the ocean was easy. The view from the deck was nice and relaxing. The bed was comfortable with lots of pillows. Cons: The home wasn't as clean as I would expect. The floors looked like they hadn't been mopped in a while. I dropped something on the floor in the bathroom and the floor under the sink cabinet had a layer of dust and the closet in my bedroom was the same. Parking is a nightmare. When someone parked in the next space over, you couldn't open the passenger side door because there is a raised concrete walkway for the units on the other side of the parking lot. When another guest parked over a little too far and their SUV was as long as the space, it was difficult to get out of the space. I had to inch back and forth to get out. Looking at the wall across the alley, I could tell I wasn't the only one who had trouble getting out of the parking space. I contacted the property to ask if there was another spot where I could park because of how the other guest was parked and how hard it was to get out of the space. After an hour, I got a text with a space number, no acknowledgement of my issue, just "#### is open this weekend". I can usually overlook a lot of things when staying in a rental property but I was disappointed in the experience and I wouldn't stay here again.
