There’s a terrible noise of a motor outside the room that makes it difficult to sleep if you have problems with noises

The kitchen is fully equipped with cooking utensils and appliances(rice cooker, electric kettle, microwave) Also, We were able do our laundry for free. There’s a grocery nearby. Will be staying again.

Kitchen facility with common room that had books, games. Modern and beautiful common area. Ideal for families. Great access to Kyoto Station and the food halls. Luggage storage closet is convenient. Close to several temples and gardens. Liked the coffee and tea amenities and small refrigerator in the room.

I can't think of anything that I didn't like.

The reception is not in the same premises. Not a big deal as it’s very close.

It was a nice, quiet apartment-like stay. About a 10 min walk from Kyoto Station. You can enter the station via nearby stairway entrances if you're not lugging bags...great shops and restaurants in the Porta shopping mall below ground as well. The shared kitchen and lobby is spacious and a great place to telecommute and hang out. There are 2 really good local restaurants next to this location but you better get reservations in advance.

The reception desk is really close to Kyoto station but they are not properly staffed. It seemed too small to bring baggage and the whole family up in the small elevator so they had to wait on the street. It wasn't clear that the facility had laundry and it turned out it was the best facility we had seen the whole trip. 4 washers and dryers to use free of charge with provided detergent pods. We'd have planned our laundry differently had we known this. I looked back at Booking.com's notes and still could not find this listed.

The concierge at the check-in location was very friendly and helpful. The room was clean, comfortable and overall fantastic. There was a theme to our room that was supposed to end a few days before our stay. We were contacted and asked if we would like for the theme to remain for us since it was part of the room advertisement. We really appreciated that they checked with us on this.

Nice shared kitchen and laundry. The bed is clean. The location is good for transportation for sightseeing.

The temperature of the hot showering water is slightly unstable.

the location is a short 400m walk from Kyoto station so it is the perfect base for day trips via Shinkansen. The laundry room with washing machines and dryers was fantastic, and having shared kitchen and dining space was great to have a break from the room. the family mart convenience store is virtually at the bottom of the building so super convenient.

the sofa bed is quite short and very firm so there were complaints from the children asked to sleep on it.

Room exactly as in picture. Well equipped with almost everything needed ( would be even better with some wine glasses). Would stay again next time!

Staff was amazing and accommodated to our special request for luggage storage. Location was very near Kyoto station and lots of malls so we could get last minute souvenir.
