Great value off season for the area. Close to downtown, great beach view.

Spent the night for my wife’s birthday, great view across the street. We were able to sit outside and watch the sunrise.

Bathroom was tight, small sink.

Beautiful location and room but no intimacy & silence at all

Service, room decor, beds were really comfortable, the view of the sea and the location.

The room had zero sound proofing. It was like the 3 ladies next door were in the room with us. Mind you they were talking loud and playing games until midnight but I believe that even if they were talking at a regular volume we could have been part of their conversation…

We were only here one night, but it was very accommodating.

Breakfast was good, hotel attendant (there was only one) was very helpful. Room was quite small, but comfortable and had all our amenities needed. Everything in Provincetown was small, so we weren't surprised about the hotel. The hotel was located as to have a lovely view.

Room was really small, and we could here our neighbors at times. They, like us, retired and went to sleep (or just quieted down) early.

very comfortable and reasonably priced.

I was pleasantly surprised by the nice accommodations. The weather was perfect so we took advantage of the outdoor seating and across the street by the beach.

Just wish it was a little closer to town but the bus stopped right in front so it wasn't bad.

We will be back!

We absolutely loved our stay at the Breakwater Hotel! We had a nice room for 4 people with an amazing view over the sea, interior design was really good and the hosts were so lovely and welcoming!

Superb

Clean and comfortable. Simple breakfast. Friendly and attentive staff.

the hotel is on the road in front of the beach. Far from the city, there are bus to the city every hour. It's expensive.

Highly recommended!

It was clean and well maintained. I liked the couches outside the room and the seating on the beach

It’s a bit of a hike into town, but I enjoyed the walk.

Exceptional

The office manager, Joe, was outstanding. He was very accommodating and provided us with valued information for our stay. He made sure we had all we needed and was very sociable. He would be the reason we return. The hotel was awesome but he made our stay memorable. Also, the cleaning staff was very good and friendly.

We loved it and will definitely be back!

The location is amazing, right next to that bay. We loved the porch that each room has and the hotel right next door has a pool and activity area that is open to the public.

The rooms are a little small but definitely doable for a couple.

Great place to stay, a 30 min walk into the centre of Provincetown but an Uber is about $8 so not too bad

Excellent accommodations , comfortable stay, beautiful view.

The property is right on the water and there is plenty of space to lounge and look at the view. Lots of comfortable chairs. Also beach access is easy.

I didnt realize how far away it was from town but this is fine. Its within walking distance from ptown if you are down to walk 30 minutes.

everything! the rooms were lovely comfy and clean, we had our own outdoor sunny lounge area, the beach was right THERE, the staff were so friendly and helpful and it was sooo dog friendly!

A phenomenal location. Bright, clean rooms with a great bed. Loved the couch out front of the room to watch the sunrise and sunset. Great value!

Would have been nice to have a Microwave Oven in the room. Breakfast could have been a little better. No warm options other than oatmeal.

Absolutely amazing 🤩

The breakfast was great actually. Fresh muffins, cereal, fresh fruit and yoghurt. Usually you get packaged stuff but the muffins tasted amazing like fresh from a bakery. Top class

Only downside was we were upstairs and had quite a lot of stuff and there isn’t a lift. To be fair there’s on 2 rooms upstairs and that lady at reception helped us which was amazing.

Great location, facility and staff!

Amazing location and lovely waterfront view! There were 2 grills and a gym (although we didn’t have time to enjoy them). Very comfy bed and good complimentary breakfast!

The sink in the bathroom was somewhat small, especially if you’re washing your face.
