Pleasant staff and clean room/facility.
Their definition of 'boutique' left something to be desired. The apparent sprucing up to bring some life into this old place included a few nods to more comfortable accommodations. I found an old hotel clean and pleasant enough but when I booked it, I had assumed the boutique qualities would justify the price. It was just folderol.

The room was clean and had a refrigerator which was convenient. I was very happy it was pet friendly and the layout of the motel allowed for us to get to our room without travelling through the main lobby. The staff was very friendly!
I wish it was a little closer to the falls (i.e. more of a view). However, I feel it was possibly the price we had to pay to allow us to take out "furry friend".

Restaurant was great but price for breakfast was very high. Otherwise we would of ate dinner there.

The decor of the lobby, restaurant and lounge was beautiful. The food looks amazing but we didn't get reservations
The room was mediocre at best. It had a weird smell. The bathroom seems like newly renovated but the room looked like it was long overdue for an upgrade.

- air conditioner was rigged to not go below 22 degrees celsius
We were uncomfortable with the room temperature the entire stay
- the coffee maker was broken and you could tell it had been broken for a while
- the menu online had no prices to go with the items- very poor consideration for clients who paid a lot to stay there already

Very little. The negative experiences overshadowed any positive ones.
Security deposit was more than the room itself, we were on the first floor overlooking the parking lot, fireplace was not working, double charged for parking, was advised by staff that the bar and restaurant were closed on Thursday (even tho it was noted in a message from the hotel that it was open on Thursday).

Staff were lovely. Decor was pretty.
Pool was freezing - my child couldn’t even get in!
This was after we were told it was warm so it felt misleading.

Beautiful building with a rustic and historic feel!
Gorgeous dining facilities both in and outside, and tasty food options from casual to fine-dining.
Lots of unused potential in that huge parking lot… maybe a dog park?? haha!
Just 2 things, I thought that the additional cost of $30 to park in a gigantic empty parking lot, in the off-season (February) was pretty steep, and a seemingly unnecessary charge, given the vast, empty parking lots surrounding the Inn.
I booked a room with a view of the courtyard, and had to take one with a view of a parking lot. Although they did explain that it was for housekeeping purposes, so I understood that.

The only good thing about this hotel was the location and the room was quiet and bed comfortable,
Otherwise, this was what we encountered-
Attitude of Reception & Rolling of eyes when asked current rate for the evening/Sheets were Stained/Windows into Garden Filthy/Coffee Machine was Broken/No Chairs in Room-only a cube on a base that was broken and I almost Fell Off/Sink in Bathroom Completely Cracked & Glued Together/Fan in Bathroom Caked with Hardened Dust/Only Heat in Bathroom is Baseboard Heater that you have to fuss with to work. Worst Hotel we have ever stayed in at The Falls. We are at The Falls every 2 months and have stayed at many hotels. Do yourself a favor and stay elsewhere...cant be any worse in our experience. Also called Booking.com and they told me to reach out to Manager. Spoke with him once and he said that he would "see what he could do next time we are in Niagara Falls". I emailed and called 4 times and he never replied. My biggest regret is not having taken pictures as it was late and we were tired.
Obviously, we will never stay there again.

A complimentary breakfast would be nice. it would be nice to have a small fridge in the room.

great location, hotel and decor are beautiful, restaurant was excellent also.
the pool wasn’t warm, so it wasn’t fun to go in, also we had 2 rooms and only 1 had a coffee maker- thankfully they had Starbucks coffee in the lobby!

It's located right in the middle of all the attractions, the price of the rooms aren't horrendous, the staff are incredibly nice and helpful. It's my go to place to stay whenever I'm in Niagara.
