About this house rental

Kava Villa is a modern two story villa located in a quite court in Cowes. The court has private gate access to a safe swimming front beach, (see photos) making it the perfect location for families with children and couple's alike. A short stroll along the lover's walk track leads easily up to Cowes village. ---- Bedding Configuration & Linen details Downstairs: --------------- Master Bedroom: Queen bed 2nd Bedroom: Queen bed 3rd Bedroom (4 beds in total): Trilogy Bunk: Double bed base & single bed top. Normal single bunk: Single bed base & single bed top. Second bathroom with shower. Internal Access to lockup garage. Upstairs: ----------- Split system, Fully equipped kitchen, electric cook top and oven, microwave, dishwasher, tea towels, refrigerator. Balcony leads to outdoor setting and BBQ. Open plan dining and lounge area, couches, plasma TV, DVD, Stereo, powder room and laundry (washer and dryer). Downstairs is a secure courtyard with a large deck surrounded by garden beds. ----- No bed linen provided ie sheets or pillow cases. No towels ( bathroom or beach) provided. Covered Doonas, blankets and pillows ARE provided. Full linen packs are available on request and will be supplied by Phillip Island Linen Company. (extra charge). ----- Porta-cot & high chair provided. ---- STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents) Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. Please be aware that pets are to be left strictly outside only, if the cleaner finds evidence that pets have been inside (hair), there will be an extra cleaning charge. (please ignore this if you have not organised to bring your dog). * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. ----- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking booking comes into the property on the day of your checkout the checkout time will be reverted to the standard checkout time of 10am. HomeAway/Stayz online bookings will charge a SERVICE FEE. This fee is not paid to us as the owners and is a charge made independently by the HomeAway/Stayz online payment booking system. ----- ATTRACTIONS IN PHILLIP ISLAND Penguin Parade, Chocolate Factory, Wineries, Galleries, Amazing Things, Nature Park & Walks, Waterfront Dining, Boutique Shopping, Fishing Charters, Markets, Pelican Feeding at San Remo (Daily) 12noon, Surf & Swimming Beaches Galore, Spa & Beauty, Phillip Island Grand Prix Circuit, Go Karts, Skate park, Dinner cruises, Indoor play centre, Huge sand dunes, kids and some adults love it (bring your boogie board with a hard bottom), Bike tracks all over the island.

We had a lovely stay here and being so close to the beach was fabulous. The front court yard area was excellent as a place to sit after coming back from the beach. Like many places there are a few things which could be updated but overall they didn't affect our stay too much.

In a great location close into central Cowes but far enough away from Thompson st to be quieter. Had everything we needed nice and spacious too.

Location of this property was prefect. Layout was comfortable. We enjoyed our stay. (Please note: Kitchenware and appliances could be updated/maintained better. Presentation could have been more welcoming. Sweeping the leaves, leaving a note or a little something). Thank you for allowing us to stay.
