MUST BE 25 TO RENT and must be staying at the property. Renter's ID and Credit Card must be presented at check in or via email. No Saturday arrivals or departure. This Guadalupe Riverfront, luxurious home creates an environment of pampered luxury that surpasses the standard fare for the Guadalupe River. This home was designed as a gathering place for large groups. It's perfect for family vacations, reunions, special celebrations, and more! Located on the famous "Horseshoe Loop", and perched upon the hill sits this brand new spectacular home. It is directly across the river from the Whitewater Amphitheater. Whitewater is an outdoor Amphitheater, 4th best in the World, along the scenic Guadalupe River. This house has everything you need for the perfect escape! From the minute you step through the entryway, you will be wowed! This spacious home offers high ceilings, large open floor plan, fully equipped gourmet kitchen, modern furnishings and many designer touches. The downstairs is luxury at its finest! Enjoy gorgeous views of the Guadalupe River through the four sliding glass doors and ample windows. You will think you are seeing double! The kitchen has 2 refrigerators, 2 sinks and 2 dishwashers. It even has a "Sonic" ice maker!! You and your whole group will have plenty of room to relax around the beautiful custom island with 10 bar stools, or the large farm style dining tables that seat 10 each. Downstairs features 4 spacious bedrooms, 3 bedrooms have 2 queen size beds and the master has a king size bed. Upstairs features 4 more bedrooms each with 2 queen size beds with river views. All 8 individual rooms have their own thermostat, and own en suite bathroom with double sinks, deep soaking tub/shower and toilet as well as smart TV's. Step outside onto the first covered patio with a propane grill, or walk down to the second tier patio equipped with a charcoal grill, 2 picnic tables and a fire pit (firewood not provided) to relax in the sun! On the weekends you can hear a show at the Whitewater Amphitheater right from the back yard, you can even see the stage! Continue down the pathway to your own private water access! Start tubing here, or just cool off and watch the tubers go by. There is parking for 15 vehicles at this property. This home has a maximum occupancy of 30 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. This house is great for large groups and is truly one of a kind! To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $3000. Word permit #L1364. TUBING INFO: There are two ways to get to the beginning of the horseshoe to float downstream to our house, which is the end of the horseshoe. 1) You can walk and carry your own tubes down the driveway to the street, then walk to the left toward the dead end. There is a trail within the small strip of wooded area at the end of the street. There is a concrete drainage that goes down the hill and connects to the sidewalk that runs along hwy 306. It is fairly steep so be sure and wear water shoes and be careful! Once you go down the steep concrete drain and reach the sidewalk, you will take a right. Continue to follow the path all the way along the highway and it will end at the other bridge crossing the river where you will find the public river access. OR 2) Floaters that prefer to rent tubes can drive or walk to the outfitters located on each side of the house. (The bridge at Whitewater can be walked across to get to the outfitter). They will then direct you to their parking with rented tubes and an entrance to the horseshoe.

I didn’t rate 5 star because the cookware set needs to be replaced and the lighting around the fire pit by the river did not work. I called the office to report it, but didn’t get resolved. Other than that the stay was amazing!

We had 8 adult couples staying there for a family wedding. It was perfect! Everyone had their own bedroom, bathroom and thermostat (which was a huge bonus for a family who can’t agree on temperature)! It could not have been a more perfect set up for us!

Stayed at this beautiful property with our large family for Thanksgiving 2023. The house is beautiful and seems newly renovated and was in excellent condition. The gathering space is HUGE with 2 giant dining tables that actually allowed all of our party to sit together for our big meal. The kitchen was beautiful with fantastic appliances. I would say that the counter space and electrical outlets weren't as plentiful as I would have liked, but just my opinion. There were 8 large bedrooms that provided plenty of space to sleep for everyone. I thought the beds were a little hard, but some in my party enjoyed them. The only "minor" complaint is that there is no community bathroom to use - each bathroom is in a bedroom suite. The outdoor space was gorgeous and the fall foliage and river were about as beautiful as it gets in South Texas. Overall, we loved our stay and would highly recommend this property for a large group gathering. A perfect spot to celebrate Thanksgiving!

This was the second time our annual "5 families" trip stayed at this fabulous house. We had 20 people and it never got crowded. Great kitchen for cooking. Bedrooms are comfortable and spactious. But the very best part of this house is the location. You just walk down and float the Horseshoe. And if you're lucky, the Whitewater Ampitheater across the river has a band and you get free live music. Definately recommend this house!

This is an amazing eight bedroom eight bath house. Each bedroom has its own thermostat. The house was very clean, very nice linens on the 15 beds. The kitchen is well appointed. It includes a large, ice maker, two refrigerators, two dishwashers and two microwaves. The house is located on the Guadalupe River at the end of the horseshoe. We’re all tubers must exit the river, and it was wonderful to be able to walk up directly from the river to our house. The master bedroom has a king size bed, and the other seven bedrooms each have two queen beds It’s a short drive from the house to Newbraunfels and the small town of Gruene. This is our 4th year to stay in the house with our children, grandchildren, and great grandchildren— 23 in all.

We have stayed in this property before but unfortunately this time was not the same. Our group was here for 3 nights yet there were some basic amenities missing. One of the toilets was broken upon arrival, one of the couches had a leg that was broken. There was not enough toilet paper (we ran out in multiple bathrooms) or trash bags or paper towels for example. While I understand it can be difficult to plan for large groups, we paid more than $9,000 for three nights and toilet paper and trash bags seem like basics that should be provided.

We had a group of 25 and this was the perfect house for The Weeknd! You can’t beat the location and the River access was amazing . Highly recommend. The customer service was exceptional.

We booked this for our annual family gathering, and it was close to perfect. The house is very well designed for a large group, with en suite bathrooms for each bedroom. The kitchen is very well equipped, but if you are accustomed to there being pantry staples available, you should know that you’ll need to bring everything with you. . On the plus side, this means that the kitchen is very clean and there plenty of room foe your supplies. Access to the river is great. Our group really enjoyed tubing and just playing along the river. The only drawback was the fact that the house is directly across from a music venue that was in full swing every evening. But the house is well insulated, so the sound level was minimal indoors. All around a great property.

Property looked just like the pictures. You can tell it was built to be a vacation rental property. They thought about everything to accommodate a large group. We had 20 people in the house. The location was superb. It felt safe and vacation friendly. We enjoyed being at the end of the Horseshoe floating loop. We did have drunk floaters clog up the banks of the river near the house, but no one tried to access our house. It was a very easy walk to the starting point to float the loop. I recommend bringing your own tube and walking. We listened to a concert one night from our balcony. We walked to River Rose Tavern and Pier Sushi to eat. We are considering going back next year!
