Business Tax Receipt: 012693-09-2022 Resort Tax License #: 2411011 COU CU22-3295 This is a private residence inside the 1 Hotel & Residences (not the Roney Palace). You have access to same amenities as hotel guests, except daily housekeeping and room service. Our residences are larger than most hotel units and come furnished with the hotel's furniture package. Our rates are up to 60% off hotel's advertised rates. The Space 1 Hotel South Beach is a high-end eco-luxury hotel for sophisticated travelers. This one-of-a-kind hotel is inspired by nature offering 600 ft of beach along the Atlantic Ocean and designed for comfort using reclaimed materials. With seven restaurants to choose from, you may never want to leave the hotel: Watr at the 1 Rooftop, Wave at 1 Beach Club, Planthouse, Neighbors, The Sandbox, Drift, and Habitat. The hotel offers four pools including the famous adults-only rooftop pool, extensive sandy beaches with beach lounges and cabanas, world famous Bamford Wellness Spa and a 14,000 Sq Ft Anatomy Gym. You will be staying at a 2 bedroom and 2 bathrooms, 1,000 Sq Ft luxury residence with large, fully equipped kitchen and balcony. Residence is located on the 14th floor, facing West. The residence comes fully furnished and equipped with the 1 Hotel furniture package, just like hotel rooms. King sized bed in the Master bedroom, Queen Bed in Guestroom and comfortable queen-sized sofa bed in the living room. Bedrooms and living room each have their own TV (The TV in the living room area is a smart TV). Wifi and cable TV included. Private balcony with ocean views. Washer and dryer conveniently located inside the unit. Residence comes fully equipped with bed linens, towels, toiletries and kitchen supplies. We can provide the following items/services, based on availability and for a fee. You must reserve it in advance. Baby crib: $30/night Pack & Play: $30/night Highchair: $15/night Housekeeping: $100/cleaning Guests of the 1 Hotel Residences have access to all the hotel amenities and facilities just like a hotel guest with the exception of In Room Dinning Service and Daily Housekeeping (We offer housekeeping services for a fee of $100 per service. Must be requested ahead of time). Guest Access VALET PARKING For reservations 30 days or less, valet parking is $58/night (with in and out privileges). AUDI E-TRON CAR Guest can move around Miami Beach using the free Audi E-Tron car, available on a first come first served basis, exclusively to the 1 Hotel Residence's guests (within a 3-mile ratio from the hotel, drop off only) Other Details To Note REAL ESTATE OPPORTUNITIES I am a licensed real estate agent in Florida and manage this and several other condos for my clients. HOTEL RESORT FEE There is a mandatory resort fee of $54 per night (including taxes) per room, payable at check-in. The resort fee will grant you access to all amenities listed below. Also, Front desk will authorize your credit card for $200/day (up to 7 days), to cover for any incidentals and Misc charges. Four swimming pools, hot tub, free beach service with umbrellas and chairs (first come first serve), hotel restaurants and bars, kid's club (for an additional fee), gym, spa, concierge services, free transportation on an Audi E-tron car, first come first served basis, within a 3-mile ratio from the hotel, drop off only. Unless previously arranged, the resort fee charge will be deducted from the security deposit if it was not paid at check-in. COVID-19 RULES AND REGULATIONS Please note that you must comply with hotel Covid-19 rules and regulations, including but not limited to the use of masks, temperature checking, following social distance guidelines and walk paths if provided. Please note that no outside guests are allowed in the pool or units until further notice. Fees or fines imposed by the Hotel for non-compliance of their Covid-19 rules, will be deducted from your security deposit. Neighborhood Description Great South Beach/Collins Ave location. This is exactly what we were looking for which is not easy to find. A place for 2 teens and two adults. The bedrooms are cramped (wonder if this was a one bedroom divided into two rooms) and the closet space is limited, but the common areas are awesome and the balcony was great. everything was in good working order. The property is really hip and fun with lots of great restaurants. I would rent again in a heartbeat. It is $$ but there are not many options for connected bedrooms/2 BR units on South Beach in luxury locations.

Overall, very nice property. It's just like staying at the 1 Hotel, but with a separate entrance (which is actually less crowded, so actually a plus during pandemic.) You get to use all the hotel amenities. The one caveat is that they will not let you use the 1 Hotel Residence beach lounges without a long-term stay (though you can use the normal 1 Hotel beach lounges with no issue.) As far as the actual condo unit -- lovely but the bedrooms ARE tiny (as had been mentioned in prior reviews.) The landlord is very responsive. Added an extra day of cleaning since housekeeping not included during stay. Literally ONLY negative thing was that the coffee maker takes a very long time to make a pot and the housekeeper for some reason got rid of my bag of coffee, so my morning was a little grumpy ;). Would highly recommend for a family as opposed to two hotel rooms. Was great!

Price was lower than others We rented, we thought it was because of off season and because this unit is smaller than previously rented homes. (Literally no space to move/walk around inside bedroom)However they made up charges on the back end that was a complete lie. If youre Black take picture upon arrival and departure or they will scam you. Create false claims! This exact claim also happened to a family member who also stayed here. Gobb. I would suggest booking through 1 hotel side. You can get 2 units (instead of this one) for a little more$ with better service, bigger unit , and most importantly peace of mind. This my 4th time staying @1 hotel and last with this renter.
