Whether you’re in town for a ski weekend with friends, vacationing with the extended family, or hosting a destination bridal shower or bachelor party, you’ll find Alto Lakes the ideal home base. Each of its 5 bedrooms includes a king-size bed, so that as many as 10 people can relax in comfort and style. And that’s just the beginning of the delights that await you and your group. In fact, you’ll be delighted as soon as you pull up to Alto Lakes. The home is nestled among towering ponderosa pines; as you kick back on one of the spacious decks you’ll feel as if you’re in a deluxe treehouse, with a bird’s-eye view of the woodlands and the mountains. Because the decks are furnished with numerous chairs and tables, you can spend much of your stay outdoors, relishing the sunshine, the pristine mountain breezes, the singing of hummingbirds or the hooting of owls. The house has an outdoor grill as well, so if you reel in any trout from one of the nearby lakes, you can cook as well as eat it alfresco. After your meal—or any other time!—head to the patio for a soak in Alto Lakes’ hot tub. If the massaging jets of water don’t rejuvenate your body and soul, the view of the Sierra Blanca during the day or of the star-studded sky at night certainly will. The interior of Alto Lakes is just as appealing. With its beamed cathedral ceiling, whitewashed fireplace, and large windows with verdant views, the main floor’s great room encourages after-dinner games of Pictionary and late-night conversations. The trio of sofas ensures that there’s room for everyone to stretch out and watch a movie on the flat-screen TV with cable. A 2nd sitting room is downstairs. If you’re vacationing with the kids, they can watch TV down here while the adults chat upstairs, or vice versa. Property was pretty much as shown on website. Location was great.
We had 4 couples so we used all bathrooms. In one bathroom, both doors in shower were basically about to fall off, and had black mold around floor of shower. In another bathroom, the tub/shower faucet was coming off. The dishwasher was pretty much on its last leg and dishes were not getting clean. Toilet seat in another bathroom was broken.
On a lease payment issue, we got 4 different emails and each one had a different amount on balance due. Itemized charges were different on every one. Local Ruidoso office was no help at all and really didn’t seem to want to help. I finally got an agent with VRBO, Sharon, who was very helpful. Got all payment issues straight.

We stayed in late February of 2023. It was two families with mostly teenage kids. The house had lots of room, lots of bedrooms and amazing views. We loved that each room had King sized beds and that there were plenty of towels in the bathrooms! The house in general looked like it had been remodeled recently and was very nice.
The kitchen was sufficient but lacked a few small items we usually find in other VRBO's like paper towels, spices (they were out of salt/pepper). We spent alot of time playing games and enjoying the view. They have 2 TVs with cable boxes but we could not find any remotes to control the cable boxes. The TV upstairs had Internet streaming. We hooked up a laptop to watch movies. The reading material (several books) was a nice addition.
We didn't get to use the top balcony too much because it was raining much of the time, but would have loved to do that.
The cabin was very easy to find and easy to get to. We were afraid we would need a 4x4 vehicle or tire chains (it had snowed the days prior) but the roads were fairly flat and the driveway was flat as well. Overall, it is a great cabin with fantastic views (especially from the hot tub and the top balcony).

House offered plenty of sleeping space for 8 adults and 2 toddlers. Kitchen was supplied with all necessities. Each bedroom had its own clean bathroom. Would recommend bringing a child gate to block lower level stairs. Also fix broken chair at table and vacuum rug under coffee table. Overall we enjoyed this home. Great views!

Property was as listed including great hot tub.
One major is that gas oven did not always light on first try. Maintainence came out and said that appliance repair would have to replace relay. Some minor issues: Crumbs, wrapper, and a small acorn under covers in one upstairs bedroom, and soap scales on bed sheets in second upstairs bedroom. Kitchen lacked 1.5 qt and 2 qt covered saucepans for stove top
cooking. The can opener doesn’t work and vinegar bottles used in dishwasher were empty.
Surface cleaning ok but a deeper cleaning needed. This is a really great property just missing a personal touch. We enjoyed our stay and very much appreciate Amy finding us this alternative place as a rock broke a window in our chosen property the day before our arrival, making it inhabitable until repairs could’ve made.

The home is in a nice neighborhood. Parking is very tight and only accommodates 4 cars, adjacent to the street. The property was not exactly as advertised with only 4 kings and not 5. The final bed was either a queen or a full. There were minor repairs needed in the bathrooms that might have made the stay nicer. Back deck is lovely. We did enjoy our stay.

We loved our stay! Pictures don’t do it justice. Clean and well built house with easy, level parking.
Great view of Sierra Blanca and Alto Lake. Minutes from Ruidoso. Saw numerous wild horses, trophy Elk and lots of deer. We will be back!

Alto House
This house was very run down. Advertised 5 King beds, but one bed was actually a queen. The house smelled of rotten eggs, (probably the septic). Windows were filthy. Blinds breaking down, and fridge wasn’t running cool enough. Mice droppings in silverware drawer and large cobweb in bedroom window. My son slept in his car because of the smell. We are thankful to Lisa at Condotel for finding us another home, which was absolutely wonderful.

This was a family vacation with all adults over 60. We really enjoyed the view and deck on the back of the house. Since the house had 5 bedrooms we were able to have space if needed. There are a few repairs that need to be done but they did not stop us from enjoying the house. We would definitely rent this property again.

Great view. Loved the back deck. Outdoor table and outdoor furniture first class. There are some close by power lines on the property line but don’t let that be a distraction. The lake and mountain(s) view are so nice that the lines effectively disappear. Beds were very comfortable. A/C worked great. Quality rental.

Only complaint- husband had to fix shower due to not draining- there was a mouse in the house, not uncommon due to area. Roads are very narrow, no shoulders, and very limited parking keep that in mind when traveling there - 14 passenger sprinter van fit, anything bigger would be very sketchy

Great Floor Plan!
Everyone in my party was very impressed with the accommodations. The bedrooms were good size and plenty of bathrooms. No ironing board so we had to purchase one on our own to get everyone who flew in for a wedding a chance to iron to their wrinkled clothes from packed bags. And hot tub needs some adjustment as we couldn't get temp higher than 92 and all jets working but we still enjoyed it one evening. I would rent this property again!

The view and location of this house trump any small issues with the house. 4 minutes to tubing and 30 minutes to Ski Apache. The view off the deck and living room where unbelievable. Million dollar view. The home needs some TLC and is well loved. The hot tub needs a new cover ASAP and some of the furniture needs an update (dining room table, master bed and banister going downstairs). The 5 bedrooms and 4 bath were perfect for a large group. We had 4 adults and 4 kids and had plenty of room. We would definitely stay again. Communication was quick and the check in and check out process was a breeze.

Great getaway, but some small issues
Nice property. Odd floor plan. There were some issues, such as most of the faucets/sinks needing minor repair, the reverse osmosis filter working very very slowly, the coffee pot is broken. We were happy with our stay.

House manager did not return phone call or I would have resolved this rather than making it public. We were greeted walking in the door with an unbearable smell that we assumed was a dead animal. We called the office who sent someone right over and let us know it was a problem with the septic system. They already had someone scheduled to fix the problem after our stay. Therefore, they knew full well when they booked us that this was a huge problem! Not happy!!! it was disgusting!
Otherwise, the house was wonderful, clean, spacious and well stocked. The deck was the highlight of the house with a beautiful view well worth the price. Speaking of price...the low price reels you in but the fees actually add up to what the house is worth for a 5 bedroom home. Great location. Don't count on watching tv, few channels and poor location of tv.

The only downfall was the overwhelming sewer stench throughout the home and outside. It was so unbearable we had to leave the home. Upon returning it only seemed worse until we eventually got used to it. I called maintenance line 3 days in a row until I got through to someone on the 3rd day (Sewerage needed to be drained) I was told someone was sent to fix the problem but unfortunately it was until the day before check out the next morning. Management was profesional, and we’re kind enough to issue a small refund. I would have definitely preferred to have enjoyed the experience 100% but did appreciate the initiative to try and make up for the inconvenience. I would recommend this place but make it a point to call ahead of time to check in and make sure proper maintenance to sewer is taken care of.

Family Weekend
We had a good experience with this rental. The bedrooms were spacious. The downstairs bedroom is more like a one bedroom apartment. The kitchen and living area was smaller than anticipated; going by the online pictures. We did love the stove. It made meal time so much easier. There was an odor in the house. Not sure if dead animal under the home or maybe in the chimney. We enjoyed sitting on deck and watching the deer and other wildlife. It is a great view of the lake. We would stay here again. There were 3 couples, two teenagers, a preschooler, an 8 year old, and 6 months old in the home. The area is residential but quiet.

Great Area, Good Property
We loved staying in this area of Alto. It is very close to town and skiing, and has a nice view of the lake. The house itself was good, not great. It needs a few updates, like a new refrigerator and cabinets. However we liked that there were plenty of bedrooms and bathrooms for everyone in our party. We had a great time.

Check in was quick, but had to return to get keys as corp sent a code f/the property. No keypad!
It appeared that maintenance had a very short window from the time the owners left to the time we rented the property. There were several items listed on the maintenance punch list that weren't done prior to our arrival, but Mark and Taylor were most helpful and responsive.

Thanksgiving Weekend 2019
The house was nearly as expected.
The kitchen was workable...
However-
-the flatware was cheap, mismatched and very flimsy.
-dinner plates could be replaced and maybe some plastic dishes for small children added.
-pots and pans were fine.
Dishwasher didn’t clean the dishes very well.
The refrigerator had sticky food down the inside..
The dining table was wobbly and so were the end chairs.
The stool chair had loose backs.
The living room was situated strange.. the large couch was awful. When you sit on it you sink down and it’s difficult to get off of it.
The TV could use a back that swivels so you can view it from more than one couch.
The railing to the downstairs is very loose and dangerous for little ones.
The beds were comfortable and well made..however the master bed leaned into the head board and we had to sleep with our heads to the foot board.
The master bath could use a bigger tub/ shower... no need for such a huge closet.
The hot tub was clean and warm... the steps down to it had nails sticking out making it a hazard.
Could use hangers... nothing to hang garments on...
We did however have a lovely time and enjoyed working with the property managers.
We rent vacation homes each year for Thanksgiving and Christmas in different locations throughout the country...

Perfect for our needs (9 guests). The home itself is a little dated and not much to look at from the outside, but the inside was well-appointed and the decks/ views were amazing!

Had a few issues
I'm sure this house was once very nice, but it's in need of a refresh. The mattresses all need to be replaced, the refrigerator ice and water dispenser doesn't work and bathtubs drain slowly. We also had a problem with the A/C pulling sewer gas into the house. Although property management sent someone out to check it out, it wasn't resolved. We chose not to use the A/C, which meant we were hot on the warmer days.
