Nicely appointed 4 bedroom, 3 bath beach house in premier Pirate's Beach subdivision. -PROPERTY HIGHLIGHTS 1. 3 decks- Large Rooftop, private master balcony, and main level off dining/living rooms. 2. Water views from many rooms and all outdoor decks 3. 400 feet walk to beautiful private Pirate's Beach 4. Updated outdoor shower and changing area 5. Large living area with ample seating for all guests 6. Beautiful, well-equip kitchen 7. Weber charcoal grill 8. WiFi 9. Utility room with Washer/dryer 10. Recently updated with new refrigerator, keyless entry, new linens and master king mattress. -BEDROOMS: 1. Master- King with En-suite Bathroom, private balcony, TV. 2. Second- Queen 3. Third- Twin Bunk bed and trundle (3 twins) 4. Fourth- Twin Bunk bed and trundle (3 twins) 5. Pullout sofa bed in sitting room (full) -BATHROOMS: 1. Master- En-suite, shower only 2. Second- Tub/shower combo 3. Third- Tub/shower combo 4. Fourth- Outdoor shower with changing area PRICES SUBJECT TO CHANGE WITHOUT NOTICE: please contact me if you are wanting to reserve more than 3 months out. Taxes: Beginning 17AUG2020@ 4:30pm central, both state and Galveston taxes will be collected by vrbo. Rental Policy: Rental is intended for the quiet enjoyment of our guests. Therefore, we will rent only to families or family groups. You must be a responsible adult over the age of 30 to make a reservation. Adults cannot rent properties on behalf of underage guests. The maximum number of guests is 10. Any number of guests over 10 will incur additional charges of $50 per person per night. Pets of any kind and smoking are not permitted as well as tampering with security system. Evidence of excess guests, pets, smoking, or security system tampering will result in immediate eviction and loss of all funds paid. Guests must comply with all Rental Policies in written rental agreement and subdivision restrictions. Please read rental agreement for terms and conditions to rent our property. Please do not adjust A/C cooler than 72 or refrigerator cooler than 3. ****please do not rent my home for your child’s prom or graduation group. My house is not a party house. I respect my neighbors and will not be the person known to allow parties. **** single adult with unrelated group of children (anyone under 25) will not be allowed to rent my home. If someone instant books a group of children, they’re reservation will be canceled and no money returned.

The place was very comfortable and accommodating. Loved the convenience of everything but also the seclusion from the main thoroughfare of touristy Galveston. Would love to stay here again!

This was the perfect beach house for us. It was clean, updated; the A/C worked very well; the beds were comfortable, and there was a wonderful view of the ocean. The house also had a very pleasant vibe with calming surroundings. Jennifer was a pleasure to work with and answered my questions right away. We would definitely come back

Omicron interfered with our holiday plans in a serious way so we had a fraction of the family in the house we had planned, but we enjoyed our stay despite the disappointing circumstances (and luckily nobody got super sick). The house was clean and just steps from the beach, the kitchen was well-supplied, and the host was very communicative. Pirates' Beach is always a winner, and this house was no exception.

The home sleeps many, was very clean (cleanest of any property we've ever rented), the property owner is quick to respond, the neighborhood is nice/safe/clean, large yard space (space between houses), beaches aren't overcrowded and no public cars are allowed to drive onto the beach. Rent or bring your golf cart so you can bop around the area and enjoy Pirates Cove across the way.
-wish the beds were made; sheets were folded and on top of the beds upon arrival. (sheets and linens were clean)
-house was warm.Would benefit from window coverings to minimize direct sun.
-the security camera pointing onto the lower deck was uncomfortable.
-rooftop partition/railing could be tightened to make in more secure.
-Grill wasn't working properly.
-The main-floor deck needs an umbrella.
We will visit Pirates Beach again and would definitely recommend it!

We had a great time during our stay. The Location is awesome! Great view and breeze from the ocean. Beds were comfy and house was very clean. Jennifer responds quickly to your questions. Would definitely rent again!

Nice house
We loved the house- very clean, close to the beach, nice neighborhood, roomie, etc! The downstairs ac was not working properly, but the owner had a repair person fixing it within the hour (very impressed with her quick response!) - it was nice and cool afterwards! We were told they are replacing the beds soon. Nice Labor Day weekend get away!

Location is only plus
This house is very close to the beach, with easy access. That really is the only positive. There are no curtains in the house, the ac didn't work well, the laundry made our clothes smell and the beds were very uncomfortable. We would not recommend.

Fabulous home
This house was more than we expected! It was closer to the beach than advertised, the kitchen had plenty of utensils, washer and dryer were perfect. Everyone in our party was very impressed with the home. Jennifer was so kind and easy to work with, this was the first time our family actually rented a home for a vacation and Jennifer made everything perfect. The house was bigger than expected, very clean and quiet neighborhood! We will be back. Thank you Jennifer!

Family Friendly
I spent Memorial Day weekend here with my children and grandchildren. The house was very comfortable and had space for all 12 of us. We had plenty of room for meals and bedtime. The short walk to the beach was easy for back and forth bathroom trips with the kids. The neihbors were all very friendly. I didn't have any issues with the house, but if I had a question, it was answered immediately. I would definitely recommend this house for a fun vacation.

Some important positives, many negatives
Pros:
Very close to a nice, uncrowded beach; good views of the water from the house; nice decks on second and top floors, and a nice area under the house with picnic tables and great shade. Quiet neighborhood of nice homes, nicely maintained and the house itself is attractive, clean and the public spaces are comfortably but not luxuriously furnished. Kitchen is adequately equipped, but barely (e.g., only one saucepan). Hostess is very prompt at replying to VRBO messaging.
Cons:
I am going to list here only things I didn’t know from the VRBO listing, since anything disclosed in the listing is something you can evaluate. For example, I think it is disclosed that you are charged $25 if you don’t load the dishwasher with all dirty dishes and run it before you check out.
You are expected to provide your own bath soap, dish soap, dishwasher detergent and laundry detergent. You are expected to provide your own paper towels, kitchen trash bags (after the first two), foil, plastic bags, and toilet paper in excess of the single roll provided per bathroom. You will receive only one towel per bed space (so, two towels for the two queen beds, one for each of the single beds) and you will be required to make your own bed with the clean linens provided before you can sleep in it.
You are instructed as your first step as a renter to conduct an audit of the owner’s possessions against a list and immediately advise of any discrepancy. Your bed will be covered with a very slippery plastic cover. As a result, the sheets provided will slide off and the bed becomes unmade in the middle of the night, making for difficult sleep.
You are expected to provide your own salt and pepper, oil, and coffee. There are no herbs, spices, tea, honey, mustard, ketchup, other condiments or any other food items provided unless you buy them.
In other words, unlike every other VRBO home I’ve stayed in, the kitchen is basically “empty” and so are the bathrooms. As you would expect from my description, there are absolutely no beach toys, chairsumbrellas or other paraphernalia provided except for what you bring or buy.
I am going into all this detail because I was shocked by the actualities of this VRBO rental after wonderful experiences I’ve had before with great hosts and hostesses who provided more than a bare bones rental and did not require me to do basic work like making up beds. If that’s not an issue for you, you might enjoy this place.

We had a pleasant and relaxed vacation during Christmas holidays. The property is in a great location very close to the beach. The house is clean and comfortable . For most part of our stay, the weather was beautiful.

Great house and location
House is in a great location. Quick walk down the road to the beach. Everything in the house was great as well. If you want to have a shrimp boil or any other kind of big boil, bring yourself a big pot. The one there isn’t quite big enough. Close to town if anything needed. Rent a golf cart so you can drive around the neighborhood and see all the houses. Highly recommend the house.

Fun in the sun
My family had a great time at this house - it was an easy walk down to the beach and generally had a nice breeze on the deck. Everything was as expected from the description and the few little things that went wrong were quickly handled by the owner, who always has responded quickly to any of my questions.

Great family friendly house
Two families spent 5 nights and there was plenty of space for everyone. The kids loved the top deck while the adults enjoyed the main deck. Close to the beach. The outdoor shower was big enough to store our beach things overnight. The house was clean and well equipped. The owner responds quickly to questions. The only suggestion I have is to add curtains in the dining area. I would definitely stay again!
