Location is great – the middle between jungle beach and Unawatuna beach.
Rooms are large, air conditioned and overall nice.
Stuff is very good. They tried to listen for our wishes and immediately solved the problem with WiFi. Also they've changed the breakfast slightly for us.
Breakfasts are different variation of eggs with tomatoes, fruits, sausages and tea/coffee.
In my opinion, they shouldn't add sausages since meat in Sri Lanka is kinda of a rare and sausages was very tasteless and bad overall. Also, they should diversify breakfasts, because eating eggs for 8 days straight was difficult. Overall, breakfast is 6/10. Not great, not terrible.
The most frustrating thing – they've melted tires in front of the hotel for 2 days in a row. Even though I told them this is quite dangerous in a long term for one's health, they didn't managed to stop this and just told us that on the next day fire will be over.
Rooms were not cleaned once throughout all 8 days. Toilet's seat initially was pretty old and messy.

Before arriving in Sri Lanka, we thought we would stay in Rawanaz for 1-2 weeks and then go further to some other hotels or locations. But it was too good in terms of
quality_coefficient = (room condition, comfort + breakfast + dinner + working conditions) / price
so it was impossible to find other options of the same or better quality. So we stayed in Ravanaza for two months! And this is the perfect place. The hotel staff and the guard dogs have become real friends for us and this is probably the best part of our stay. We will definitely come to Sana, Priyantha, Alma and Blacky again.

Very friendly staff and delicious breakfast. The room was very big. There are two sweet dogs.
Unfortunately the room was not that clean as we expected. Also the electrical panel in the room is very loud during the night. Good to know: The guest house is up a big hill so you have to walk around 10 minutes downhill and 20 minutes uphill from/to the beach and town. You can also take a Tuk Tuk which costs around 700 Sri Lankan rupees in the night.

The chef was very helpful. The dog. The location was great, very quiet with lots of wildlife. Only max 10 mins to the beach and 20 to jungle beach. The room was very large to be fair and the bed was excellent. Bathroom was massive and had hot water on demand.
I thought long and hard about if this review score is harsh, but I made a list and feel that on the value to money ratio it is fair.
1. Cleanliness - I was shown my room and there was washing up left in the kitchen as well as bits of food in the sink, presumably from the previous guests. The fridge was dirty.
2. This is more like an apartment with breakfast than a hotel. There was a kettle but no tea bags Or coffee. No water in the room which seems strange because it isn't a cheap place to stay.
3. No TV in the room, like it says there is. I also asked in advance if they had bicycles, which they said they did. Turns out they don't, they have scooters. I had a random purple light in my room. Hard to believe so I actually took a picture to attach.
4. Breakfast. It tasted nice but was uninspired. I've stayed in many guesthouses in Sri Lanka that cost a small percentage of what this place does, and there was more variety and choice in what you could have for breakfast.
Lastly, the exchange rate they gave me to pay was too high, higher than the dollar has ever been. It was only a small amount of money but it just seemed unnecessary.
The place could be very nice, the room is large and comfortable, but there just seems a lack of attention elsewhere.
