Villa Arches is maintained by a lovely couple who have been caretakers of the property for over a decade. They are on call 24-hours a day. The pool and grounds are immaculate and are professionally maintained year-round. Our gardener and pool-keeper visit weekly. Bernard met us at the airport and we stopped to get groceries on the way to the house. When we arrived at the house it was evident that the pictures were accurate in displaying the property. The view was spectacular.
Bernard helped us with our baggage and groceries while explaining the features of the property. We also met Eudora (Dora) who gave us the run down on the housekeeping schedule. The kitchen was stocked with all needed cooking items. In addition, the fridge and pantry had numerous drinks, condiments, and spices available.
The pool closet had beach towels, floaties, and many things for use at pool or beach.
A car is definitely required. St Martin is small and driving was not bad. Download an offline map that you can use without Wi-Fi and you should have no trouble navigating.
Lori provided us with all types of information and even offered to make dining and activity reservations.
This is a beautiful place to stay. It was a relaxing visit with the view, sea breeze and the sound of the surf. We highly recommend this property. Mel & Sherry

I'm not sure where to begin. This villa is amazing in every way. The house was immaculate when we arrived. Everything was in working order. Beds were comfortable. Hot water never ran out. The view is spectacular. The way the bedrooms are arranged, you have an amazing view from all 3. The pool was clean and comfortable. It has a private feel as neighbors are not really in view nor within hearing distance, so you feel like you have the whole mountainside to yourself. The hosts are very gracious and always willing to answer questions. The location is perfect - close enough to everything we wanted. The island is small, so nothing is more than 40 minutes away anyway. The kitchen was stocked with everything we needed in terms of cookware and servingware. They have everything you might need - beach towels, bug spray, games, and more. This place is AMAZING. Of all the places we have ever stayed (across the globe) this is one that we will definitely return to.

Great location and beautiful views. The hills going up to the house were definitely an adventure for our rental car, but well worth it. We enjoyed ever moment of our trip and the owner and manager were available any time we had questions.

Great views and location
Villa Arches is a very nicely secluded villa....my wife accurately described it as "very cozy" when we first walked in. Communication with owners, agents, and staff were top notch. The bottle of champagne and a nice telephone call wishing my wife a happy birthday were just icing on a very nice cake. We'll definitely return to Villa Arches.

Great house/property + Stunning View + Well Managed - A+
We have stayed at Villa Arches 5 times now and we love the place! Good for 3 couples to all have their own BR + porch & view (of course 1 couple gets the adjacent "private villa". We always organize the trip w/ different friends & pay more so my wife & I stay in that and it also is terrific. We get extra private time and I get to sleep in an extra hour LOL).
The whole place is well equipped, has a killer view, and really nice pool.
Also the folks that help you and take care of the house are truly THE BEST & kindest folks we have ever had in all the places we have stayed over the last 20 years.

Great Christmas stay with family
Our stay at Arches was wonderful! It was a great place to be all together, as opposed to staying at a hotel with everyone running off to their different rooms. You would never know there was any damage to the place from Irma as it seems to be meticulously taken care of. The drive up to the house is pretty steep at parts, but the roads all over the island are steep. My only suggestion is to have everything you need up at the house as you may not want to come and go that often! Other than that, it's situated in a great spot for exploration. It's right next to the border of the Dutch and French side, and close to Orient Beach, which was our favorite place we visited. It's definitely worth a drive to grab a croissant or go out to an amazing dinner.
Rick was a pleasure and answered all my questions upon booking as we didn't know what to expect heading down to St. Martin. The island itself has a long way to go, but the people who live there are happy and were all genuinely glad we were there visiting.

View is spectacular and Villa is quiet and relaxing
This is our 3rd stay at Villa Arches and first since hurricane Irma. Happy to see the owners have done great job getting the Villa totally restored. New roof and pool redone. The view is still amazing and we enjoyed having the peace and quiet of Oyster Pond. Also glad to see much of the island is being restored and back to normal.

Unbelievable View
We just returned home from a beautiful vacation at this villa in St. Maarten. The view is absolutely breath taking, overlooking Dawn Beach and Oyster Pond. The pool situated between the main house and the master suite, was an added bonus, allowing you to relax with a beverage and look out over the Carribean. The children enjoyed swimming at night. All bedrooms have AC for night time but the Caribbean wind keeps the main house cool during the day. The kitchen is well equipped, as we cooked breakfast each morning and made lunches as needed. Bernard and Eudora were so helpful, providing overall care of the house daily. The villa is within walking distance of Oyster Pond and Dawn Beach, which have chair and umbrella rental, a small grocery and great restaurants. Our favorite restaurants at Dawn Beach were Mr. Busby's and Big Fish and favorite restaurant on Oyster Pond was Dinghy Docks. Beautiful Orient Beach and the French Cul De Sac are a short 5-10 minute drive from the villa. Our family spent 2 days at Orient Beach. Brother's Beach Bar had great food and chair and umbrella service. Our kids enjoyed the huge water trampolines. The adults enjoyed very affordable beverages and people watching. We also took the ferry from the French Cul De Sac to beautiful Pinel Island for the day. We ate lunch on the island, rented chairs and umbrellas and snorkeled in the National Geographic underwater trail. Simpson Bay is also a short drive from the Villa. We did 2 excursions from this bay - Catamaran to Anguilla/Dolphin Discovery and off shore fishing. We also ate at Dinghy Docks on Simpson Bay after a long day on the beach. Overall an unbelievable vacation on the Dutch side of the island. We hope to return again soon.

Cannot imagine staying anywhere else on the island!
My wife and I, along with two other couples just spent the past week at the Arches and were beyond thrilled with the accommodations. The first thing you see when you arrive is the view. I challenge anyone to find a better one in all of St. Maarten. The house has everything you need including a pool that is even better than it looks in the photo. I think its important to note that the house had AC and fans as well. And Bernard and Eudora took care of us throughout the trip!
Each of our mornings began by going for a quick stroll down the hill to Busby's for breakfast which certainly started the day off right by Dawn Beach. You have grocery store, pizza, bars and coffee shop all right there in addition to the Westin if you wish to go to gamble. We had a rental car (which was secure within the gates of both the community and the house) which was necessary and gave us easy access to the rest of the island. We explored the entire island throughout the week we were there, but always found us coming home a little early to enjoy the Arches at night as well.
It is our hope that we can come back to Arches soon. There is nowhere else I would stay on the island.

Amazing views, Beautiful Home and quiet friendly neighborhood
We rented Villa Arches for the week and it was the best family trip we have had in forever. The house is amazing and the views are breath taking. Literally the best views on the island. (Worth getting up early to see the most amazing sunrise over the ocean!). We will be back for sure!!
The house is large and my family of 6 had more than enough room. We had 4 adults and 2 kids. The adults spent lots of time in the kitchen and outside on the huge patio while the kids lived in the large pool complete w pool toys and floats. The breeze was cool every evening so we spent a lot of time outside enjoying the views.
Out of the house I recommend chartering a boat for snorkeling with the sea turtles and sting rays and a trip to Pinel Island.
The owners left plenty of information at the house for great trips and great restaurants. Some of which are located within a short .3 walk down the mountain.
HIGHLY RECOMMEND THIS RENTAL!!

We had an amazing week at the Arches!
You have found the Arches, so you can stop looking for a place to stay. We stayed a week at the Arches in April 2014. We had 3 couples and we had an amazing time. We are already planning on going back next year and staying at the Arches again. The house is perfect, spacious, amazing views, every amenity you may want (except for a hot tub). Sitting in the pool in the afternoon with a drink, watching the waves crash was perfect. We did all the "usual" things, going to Mr. Busby's for the $1 beers at happy hour (good food, although maybe overpriced at night), driving around the island to Marigot, Grand Case for dinner, Philipsburg, and of course, hanging out at the Sunset Bar by the airport. The location of the Arches provides easy access to everywhere, although it does take a little while to get used to driving on the island (but that's typical of all Caribbean island). The drive up the hills to the Arches can be a little challenging the first time, but once you're used to it, it's easy. Bernard and Eudora are great and very accommodating, and the owners make the whole process very easy. The kitchen is stocked with virtually everything you need, including various pantry items and liquors (everyone leaves behind what they didn't consume, so there are plenty of condiments, spices, etc.). It is an uphill walk from the beach, which may be challenging for some, and you will need mosquito repellent (again, standard in the Caribbean). It is a perfect location, and amazing house, and we will absolutely be going back to the Arches.

family vacation
Our family with 3 adult children just returned from a week at this lovely villa overlooking Dawn Beach and Oyster Pond. The accomodations are spectacular with all updated amenities. We rented a car and glad we did. We took day trips to Orient Beach, Pinel Island (kayaked to and from the island), snorkeling trip with Captain Alan (at oyster pond), Mayo Beach to enjoy cocktails on the beach, gambling at Casino Royale and watching the flights directly overhead (almost feels like you can touch the planes), horseback riding at Cay Beach (a mountain ride- no trotting or galloping on this end of island- French side has that), shopping at Phillipsburg (couple hours is plenty), Grand Bay to enjoy the French cuisine and ambience, zip lining with obstacle course (the one hour excursion) at Loterie Farm, Westin for Sunday brunch. We started each morning sipping coffee overlooking the surf, having breakfast and taking a dip in the sparkling clean pool.
The people on the island were gracious and friendly. The cultural flavor is rich between the islanders, the French and the Dutch. The property itself, and the community the Arches is in, is very secure. There is a security guard at the community entrance gate, the villa has a gate with lock at area of parking, and there are locks on all the doors. (a lot of keys)
On the down side- the villa is on a cliff so walking to and from the beach is a challenge- even for adults who are runners. It is a workout in itself. Because of the steep cliffs- daily runs, that we routinely do on vacation, were few and far between. The driving up and down the cliff is also quite steep but once we did it a few times, it became easier. All in all we would highly recommend.

Great family vacation
The villa was just as expected and in a great location in St. Martin on the Dutch side but about a 2 minute drive and your on the French side. Great location near 6-8 different restaurants within a 3 minute drive. Big Fish, Canoa, and Mama's pizza were my favorites all near the villa. The property was clean and well kept, and the view was beautiful. I recommend spending the day at the beach below the villa. There are plenty of chairs/umbrellas to rent and a beach bar/restaurant right on the beach. My 6 and 9 year old loved the waves for boogy boarding and myself and husband enjoyed snorkeling a little further out (although the water was quite rough the days while we were there). We took the ferry to Anguilla one day and Pinel Island another day. They were both great, relaxing trips. I highly recommend this villa as it is a great place for a reasonable price on a beautiful island! You will love staying here.

Exceptional!
Have rented houses on ten different islands and this is by far the best ever. You will not be disappointed. The view is spectacular and the houses are so spacious and comfortable it was hard for us to leave to see the rest of island. Oyster Bay is probably the best part of the island to stay. Plenty of bars/restaurants are walking distance away although the walk back is a bit of an uphill...good way to burn off those dinner calories. Bernard and Eudora are wonderful and keep the house in top condition. Don't bother looking at any other listings, stay at this house!

Midwest escape
Loved this place...working with the owners to set up our 3 week stay was a "top drawer" experience. Eudora and Bernard were gracious and very helpful during our stay. The villa is everything as described. This is a MUST DO for anyone looking for a great St. Maarten visit. We will be back and we will stay at Arches again...met and exceeded expectations. We have stayed throughout Caribbean and this is a 5 star stay for sure!!!

the arches was even beyond our expectations w/ a spectacular view from the villa & pool as well. We would have been totally happy to spend the entire trip @ the villa.The accomodations was perfect for our group of 6 . The setting could not have more romantic as my daughter got engaged overlooking Oyster Bay by the pool.All of our needs were filled By Bernard & his wife, Eudora who could not have been kinder. All of the restaurants in Oyster Bay, only a 5 minute car ride, were superb.Our day trips to Orient Beach & numerous adjacent beaches allowed our young adults to engage in parasailing & other water sports. We even went on a snorkling charter trip for a 1/2 day w/ Captain Alan which included swimming w/ sea turtles which was beyond description. Put the arches on your bucket list

Villa with a view
We stayed at the Villa Arches in January with our extended family. If you like to get away from the hussle & buzzle of busy touristy areas you have come to the right place. You will find the villa exactly as it is described, with all the space, views and amenities. The villa is clean and well maintained. We liked the two seperate buildings as the master suite is seperated by a swimming pool and it gives you extra privacy. We did take advantage and walk down to the beach for some swimming, especially our 7 year old grandaughter liked that, however it is a steep walk back up. This property is ideal if you are planning a holiday with other family members or other couples. There are some steep stairs as the villa is on a hillside so it is not well suited for toddlers. We truly enjoyed our stay and Bernard & Eudora were very helpfull and kept the place tidy. We would recomend to have Bernard meet you at the airport, especially if it is your first time to St. Maarten and come in in an evening flight as it could be a challenge to find the place in the dark. All in all a great experience!

Christmas in Paradise
The Arches was as advertised, clean, well equipped and well maintained. It is in an ideal location in Saint Maarten, Oyster Pond, overlooking Dawn Beach. I looked forward to waking up to spectacular sunrises with the Island of St. Barts in the distance. The Arches offers a master suite in a separate house away from the main house so it was great for vacationing with my adult daughter, son-in-law and grandchild. You look out from your hillside location in a private community to ocean views and scenic vistas. Nothing on the island is really far away including Orient Beach and Grand Case, a little village with wonderful "island" French restaurants. My wife and I would walk from the house down the hill to the beach in a matter of minutes and the walk up was a bit of a challenge, but still pleasant. A supermarket on the French side was about 20 minutes away and one on the Dutch side about the same but more traffic. Having Circumnavigated the island, it is my opinion Oyster Pond is the best St. Maarten location. The owner was very helpfulaccommodating.

Wonderful Ocean Breezes
Upon arrival, we were very pleased with the property. The view was breathtaking! Bernard & Eudora, the caretakers, were very helpful and helped familiarize us with the house and pool. Well maintained and very nicely decorated, we enjoyed our week there. Palm Beach, Anguilla, Marigot and Pinel Island were all easy destinations and were very enjoyable. The restaurants were all good--we did not have a bad meal--Spiga, on the French side, and Mr. Busby's just down the hill, were our favorites.
