Beautiful location. The house has everything you might need in the kitchen. It is due for some updating like flooring and living room couch but it is very comfortable and the beds slept like clouds.
There were heaters that could be moved to warm the space because the thermostats didn't seem to work.
This property is on the third floor so there are many steps, (like 50), to climb and there is no elevator. There are two bathrooms but one only has a tub that is quite low and deep so be aware if there are older guests. The shower door in the second bathroom didn't close tightly and there were a couple of other minor needed changes that I made the owner aware of. Golf cart is included at the site, which is a real plus. Taxi fare was $25.00 from the ferry to the location.
We had a lovely visit!
We were there in the winter, but I know it is great in the spring/summer. The host was extremely accommodating. We ran into really bad weather and she was open to work with us if we had to stay longer.

First the good: clean spacious unit, great view, superior bed, easy to use TV, well equipped kitchen.
The bad--this unit badly needs a handyman to spend a few hours fixing the many annoying issues. Front door doesn't lock. Second bath TP dispenser falls off the wall, shower door doesn't latch. Toilet runs. Bathtub handles come right off in your hands. Oven knobs come off in your hands. Jury rigged secondary lights under the cabinet. Kitchen drawers don't slide open easily.
Golf cart is worn out--a rattle trap with one bald tire and the gas guage doesn't work.
The manager of this unit really should hire someone to fix this otherwise great unit.

Great property at a great location. And hey provide a golf cart for us to move about the island while we are there.
The only issue, and one mentioned by a lot of reviewers, so we were aware when we booked, is property maintenance. Fixtures like the toilet paper holder in one of the restrooms are broken and just balanced as if they are ok.

It’s a beautiful place to stay and so relaxing the view is amazing. The only problem is most of the knobs need to fix like bathtub knob, door knobs, stove knob need to fix. Otherwise I will come back again.

We stayed here for the Jazztrax festival. Super convenient for that, especially having access to the golf cart. The place was comfortable, great views and clean and we appreciated having a full kitchen to cook in and being able to get groceries at Vonn's using the golf cart.
The price was decent but this place has been ridden hard and put away wet. A lot of what others have stated about the place rang true and I avoided stuff that did not work: south windows don't close, some doors out to the balcony and trash compactor. Guest shower door does not close and floor getting soft next to shower, plus faucet in that room for sink is loose. Also, toilet flush does not work correctly unless you know the trick to get it to work right. Some of this stuff could be fixed in an 8 hour day by a handyman others need more work and time.
I cleaned out the outside BBQ grill (it was bad) and it worked fine. Also, golf cart curtains are crappy and the drivers side I just took off for the trip and the other side I left zipped, glad it was not hot. Further, the tags on the cart expired July 2023 and I was in Catalina in October 2023. I did ask about that but never received them and was told it would not be a problem.
One thing I noticed was that there was not a fire extinguisher in the condo and no smoke detectors or CO2 detectors, unless I missed them?
There was only 1 key to the condo not two.
Would I stay here again, only if they fixed what ails this place, otherwise no.

The faucet handles in master bathroom fall off when you touch them, the second bedroom is really a closet with a bed in it, the drawers in the kitchen fall out when you open them. The toilet in bathroom #2 ran the whole time even though we called multiple times and were told it would be fixed multiple times. Also, there were not enough pots and pans to actually cook a nice meal. The property manager picked through and only responded to text messages that she wanted to deal with. While we will come back to Avalon; we probably will not book through VRBO and definetly not with this group!! The view was magnificent; it's not something they could let run down or tear up. I expected more. Oh yes, we also got a ticket because the tags on the golf cart had expired in July- we were there in October.

This property could use some maintenance. flooring, doors, windows are not in good condition doors, handles do not close latch etc. impossible to lock and secure the property.
The golf cart was not full of gas, the cover on the cart is in bad condition (snaps, belts, turn buckles, zippers) was almost impossible to keep the sides rolled up and continued to fall down while driving around. This was a real pain. The view was incredible and we really enjoyed that but this property is needing some attention.

Catalina is a magical place and this was a great property. We really enjoyed the balcony/deck/outdoor area, and found that the living area and the bedrooms and bathrooms were pleasantly decorated and comfortable. My bed was great!
That said, there are a lot of stairs to climb to get to and from this property. I would not advise it for anyone with mobility issues. Also, it could use a little TLC. The toaster was unpredictable and the toilet flush had to be jiggled repeatedly. Also, the barbecue was very greasy and could cause a fire if not cleaned soon. Still, we enjoyed our stay very much.

While the location is beautiful, this property is in highly need of attention. Many broken items including toaster, window cranks, door hardware etc. the flooring is peeling in spots, all of the cabinets are pretty banged up along with floor molding. They need to state that you need to climb 74 stairs to reach the unit. We felt that the owner has not done any maintenance on the property in years but charges a hefty price. We did enjoy the views but would not return to this condo.

Pros: Hamilton Cove is magical. I love it here and will continue to visit this part of Catalina often. The condo is convenient to everthing, the beach, the putting course, golf, and the pool. The golf cart was great too. The kitchen was well stocked. The master bed was very comfortable. The 2 fans were helpful as it was warm.
Cons: The front door knob fell off everytime we opened the door, the patio door knobs are all in a bad state, the only shower in the condo has a door that will not close and the floor is being ruined from water damage, the toilet flush handle sticks and water will run if you don't realize to unstick it, and there is a very bad smell in the master closet.
Overall: I would not rent this unit again due to the state of disrepair. As an owner of 3 rental homes in other areas in Southern California, I would be ashamed to charge over $5000 for 4 nights and have any one of the above complaints listed.

It was a lovely view once you got to the unit. Bad news was that no one told us there would be 72 steps to get to the unit with our bags. There were no markings on the walls to direct us to the unit. The door lock box was so high I could not reach it to obtain the key. My son was tall enough. We had to fix the toilet, there was garbage in and outside of the unit. The correct remotes were not in the unit to use the Television. The land line did not work nor did our cells so we could not contact anyone for assistance. As lovely as the view was, we will not be returning.

Everything about the unit was wonderful. The only negative is that the bathroom could use some updating. The cleaning staff was friendly and the 6 seater golf cart worked great!
I would definitely stay there again!

Sadly a few big items need repair.
Front door lock does not work. Once locked you could not get out of Condo without going around through main room door. Safety hazard.
Bbq is shocking only one Burner and that barely works. Needs replacing.
Trash compactor door does not open not
functional.Air conditioner does not work.
One window in main living area won't open or close from current position.
No extra set of keys founding lock box.
Otherwise beautiful unit, we did enjoy our stay!

Me and 13 other girls came to the island for my bachelorette and we stayed in 3 different units In Hamilton cove. All three were amazing and so beautiful you feel like you’re in a different country!
Hamilton cove was stunning lots of fun things to just do at Hamilton even with families. Only thing is the stairs are no joke to get to the units. Totally worth it but like I said they are no joke.
Hamilton cove is a short drive to town but is a very pretty fun little drive!
Olivia was beyond helpful as was everyone on the island.
I will absolutely be coming back to the island and will definitely re stay at these villas!

It needs to be stressed in the property description that access involves climbing up 73 steps. The property is in serious need of a few hours of concentrated maintenance. We called the property manager about a window that was broken when we got there and no one ever came to fix it. There are peeling floors, broken appliances, a leaking shower, a running toilet, gouges out of the plaster walls -- and on and on.

The house was updated. They had newer appliances and furniture. The house was super clean. The living room area was super open so the whole family can hang out together. The rooms were nice and big. The view was amazing. You had pleny of tables and chairs to enjoy the view. You only received a few towels but they had a washer and dryer so we were able to wash our towels and reuse them. The staff was very helpful. We ran out of toilet paper and they brought us some right away. The golf cart was nice as well and newer. Fit 6 people so perfect for the entire family. Its a more expensive choice but totally worth everything you get with it.

We thoroughly enjoyed our stay. Only two small issues: the lock box is at the very top of the door. If you are short it would be very difficult to access. The golf cart was extremely loud, louder than any others we came across.

Pool and hot tub cold, golf cart definitively needs a tune up and oil change. Some outlets work some didn’t Needs some up dating for sure. People and guest were friendly and helpful. Would return, but would look at a different place to stay.

Great gated community located on a hillside on Catalina, the ocean view was incredible. Cons, it was up 7 flights of stairs, our unit was dated especially the kitchen, old dirty appliances, cabinets and many areas in the house had streaks/holes/chunks of paint missing. Doors to patio stuck badly had broken handles. No Kleenex or paper towels were left for us, tried calling the 2 numbers with no luck as VM was full. Guest bath had rusted parts on shower door and sink was completely loose sitting atop counter. Worth the nightly rate but only for the view and location. Will return to Catalina definitely not that unit.

Kitchen they have everything, easy access to everything, nice view My Wife loves it..

Our worst nightmare happened with VRBO - we entered the unit that we rented last February, and it was a mess. We called the property manager, after finding a cell signal, and told her about the issue. She was apologetic, and she said that she would get a cleaning crew to the unit - promised to have it ready by 5:00 pm (check-in time was 3:00 pm). We left our luggage and decided to go grocery shopping. We were texted that the unit was ready just before 5:00 pm (we were also told that we would be credited a night’s stay / cleaning fee). After we returned to the unit, we were disappointed with the state of the unit. Holes in walls, laundry doors don’t close, a boxed light fixture on the dryer, dirty back patio, lack of comfortable outdoor seating, damaged baseboards, etc. The kitchen was basically well appointed- plenty of newer cookware and dishes - but there was a single dish towel (not kidding). The bathrooms were clean, but the promised “high quality toiletries” were not in existence. Nor was a simple thing like tissues. And the hot water - it took more than 10 minutes of running water before a moderate hot water was achieved — and this is after receiving many notices of not wasting water due to the CA drought. There was also a single washing machine pod (and we were asked to wash towels upon our checkout). Besides all of these things, our stay was basically good. We know the island. We would not recommend this unit to anyone unless it was renovated.

Gorgeous condo. Definitely haunted. 10/10 recommend.

This place is fine but for the price I would expect a much higher attention to detail, a cleaner unit, and quality appliances and amenities. The kitchen faucet broke off with extremely gentle use, the mesh was popping out in the dresser cupboard, the blinds were broken, the dresser drawer knob was broken off and placed in the drawer along with loose old peanut m&ms, there was trash left in the unit in multiple places and a broken broom on the patio, there were kids clothes left in one of the dressers, there were 3 light bulbs out in the master bathroom, the toilet paper is extremely thin and cheap, the kitchen light is so dim and so high up that you have to cook in the dark, the dishes and utensils in the kitchen were dirty, there’s paint peeling off the wall, the bedskirt was dirty and falling off the bed, they crammed a ton of junk under the bed and in all the closets, the place was dusty, and the heat instructions were outdated as there’s no central heat. We called the contact person and they sent someone out to fix the faucet but he was 3 hours late and we still had to waste 5 hours of our last day dealing with it. They wouldn’t give us a refund for the $250 cleaning fee (that is clearly being pocketed instead of used to clean the place) and we still had to take out the trash when we left (which is extremely difficult when you’re going down 70+ stairs with luggage and the taxi guy honking for you! These things are not big deals but for the cost I was shocked!

Absolutely amazing place to stay. The views were incredible and the place was so warm and cozy. We thoroughly enjoyed our stay.

This home was perfect for what we were looking for. We struggled with the stairs a bit, and the TV was difficult to figure out, but other than that the home was beautiful and comfortable.

We thoroughly enjoyed our stay here for a long weekend! The views are amazing. We enjoyed sitting on the patio and walking around the complex. We even saw a sea lion swim by in the water! The golf cart is clutch. So easy to go into town and wander about. Access to the gym was nice for early morning workouts. There are quite a few steps but going up and down wasn’t an issue for us but could be for others. We would definitely stay here again and will share with friends!!

Stayed for 4 nights in September whilst attending a wedding. Property has everything you could want and has generous living space. 2nd bedroom is very small but quaint and has ocean views. Shower leaks and has caused damage to flooring which is probably the only negative. Communication and booking was a breeze and would definitely recommend to a friend

I have stayed in this unit at Hamilton Cove several times now. It is one of my favorites for sure. Unfortunately, it was SO INSANELY HOT this Labor Day weekend and with no air conditioning, things were pretty uncomfortable. It was hard to sleep at night, because of how hot it was. I would recommend the property managers provide 6 floor fans--two for each room--next time the island is set to experience that kind of heat. The other issue is that the unit was plagued with an INSANE ANT PROBLEM. BAD. Before we'd even opened any of our bags, there were ants on counters, all over the washing machine, in the bathroom, etc. There was NO FOOD OUT. Just ants. The first night, we went to the store in Avalon and bought ant traps. They helped. They did not solve the problem, but they helped. Not sure WHY the property managers wouldn't do that themselves. Given the severity of the ant issue, I would recommend 15 ant traps throughout the place. Perhaps the cleaning people can also SPRAY between guests?? I don't know. As I said, this is easily one of my favorite units in Hamilton Cove. I usually love staying there. I'm still giving it a 4 star rating despite these issues. That's the power of the incredible view from Hamilton Cove and the charm of Catalina Island.

Hamilton cove was a great property. The unit was nice with a great view. The only issue we encountered was this would not be a good stay for those who had problems with stairs.

You can't beat the view and I loved Hamilton Cove, but the unit needs attention. Lots of things falling apart, not working, missing or broken. I was disappointed and feel the owner needs a refresh on this unit.

Great getaway
Great view. Really liked Hamilton Cove. We would go back but the rental could use some fixing and cleaning. Lots of stairs. Several windows didn't work, lights etc.
Ants were into everything so you had to be careful. Overall it was a great view and good size for a family or four.

Nice Location in the Center of Hamilton Cove
Very nice unit with a wonderful view. You can even see the cruise ships that come in during the week. The property was a little worn, but it made no difference to our overall enjoyment. The guest room was more of a den with no closet or attached bath, but it worked fine since we were out and about most of the time or enjoying the facilities. It was nice to barbecue out on the deck and great to have a complete kitchen to make breakfast. We would rent this property again in a heartbeat.

Lots of steps but the view is worth it
If you’re okay climbing 72 steps, this place is worth it! Views are amazing and the living space was very large. The spare bedroom bed was on wheels and headboard not attached to the wall so if you toss and turn all night you may wake up rolled into the middle of the room. It was a bit too soft as well. However it did not take away form how amazing the condo as a whole was.

Beautiful view!
Hamilton Cove is the perfect location for relaxation as well as exercise and adventure. Loved the stairs all around, the climb multiple times a day keeps the legs, rear end and heart happy and healthy. The views are fabulous!

The Hamilton Cove development is kept in pristine condition and offers an exclusive experience on Catalina. We played tennis each morning on the immaculate courts, swam in the pool, used the hot tub and gym, and took great use of the golf cart that could fit our family on adventures around Avalon, including golf each day. The Mermaid Condo is very clean and well appointed. The beds are comfy and the kitchen a pleasure to cook in. We had an issue with hot water and the on-island contact as well as property owner were very responsive, and a plumber was there within hours. The property owner is very committed to a pleasant experience for the guests. My recommendation is that you take all the things you absolutely have to pack for your vacation and take half of them away. Pack lightly- you will climb a series of steep steps to get to the condo- it gets easier each day, but not easy to carry your luggage.

So I haven’t been to Greece but the white homes against the blue seas really remind me of it. Weather was great views are unbeatable. We snorkeled out front and saw many fish and a small octopus. The golf cart was a nice addition to help us scoot around the town. I highly recommend this trip to singles or families.

The property is lovely, it is separate from the town of Avalon, but it was no problem to go into town. The view is stunning, the hike up the stairs is easy enough if you are fit but was difficult for my 86 year old mom. We would drop her off at the top of the stair case so she walked down (easier) rather than up.The bedrooms and bathrooms are nice, well appointed and comfortable. The kitchen is very dark and would be more comfortable to work in with more lighting Also, the lack of coffee accompanying products was noticed. It’s the first time in years that I have stayed at a short term rental property where there was no coffee bar. So if coffee is important to you, you will need to plan ahead . Or better yet the management company can step up their game and supply coffee and tea supplies for guests. These are very small comments to improve what was overall a wonderful, beautiful and lovely experience.
