Located in Balboa Peninsula, this attractive house for $2,154 per night is a fantastic choice for your next vacation. Have a large group? No problem! This newly remodeled 8 bedroom townhouse style duplex is perfect for you! Situated less than 100 yards from the sand, this is perfect for groups looking to enjoy the sun, sand, and waves. With 3000+ square feet total, there is plenty of room with the added benefit of privacy between the two units. Both units come with their own garage parking (1 car each), full size laundry facilities, stocked kitchens, large living areas, patios with BBQ's, and beach chairs. This 3000+ square foot townhouse style duplex consists of two separate units that are open & airy with lots of room! The back unit was finished being remodeled in 2016 and the front unit was remodeled in 2017. With high end finishes and appliances, there is nothing to not love about these units. The front unit has 4 bedrooms with 3.5 baths and the back unit has 4 bedrooms with 3.5 baths. The downstairs for both units consists of the kitchen, dining area, and family room. The rooms are open with high ceilings and natural light. There is also a powder room downstairs along with the full size laundry facilities. Each kitchen is outfitted with high end appliances and an assortment of spices, oils, and other cooking basics. Pots, pans, knife blocks (1 per unit), bone china dishware, flatware, and glasses are also provided along with a coffee maker, tea kettle, and toaster. If you have any specific questions on what is provided, please just ask! Both units have all their bedrooms upstairs. There are 8 bedrooms total. All bed and bath linens are professionally laundered and are always soft and clean. It is the perfect place to relax after a long day at the beach or at work! There are 6 bathrooms upstairs total (3 per unit). The front unit consists of 3 large showers with rain and handheld shower heads. The back unit has 3 showers and two bathrooms have large jacuzzi tubs. There are a total of 16 beach chairs provided for use during your stay. Frequently Asked Questions: 1. Are there two units? Are they connected? Yes, these are two separate units. They are side by side townhouse style, but they are not connected. So if you would like to go from one to the other, you will have to walk outside to do so. 2. Is this listing for both units? Yes, this listing is for both units, i.e. the whole duplex. We have separate listings if you would like to only rent one of the units. 3. What is included in terms of linens? We provide bedding for all the beds. Bedding will include: fitted sheet, flat sheet, duvet & cover, and four pillows with pillow cases. For towels, we provide 32 bath towels, 32 hand towels, 16 washcloths, and 16 beach towels. 4. Is there a BBQ? Yes, each unit has the same BBQ on their respective patio. It is a natural gas Weber 6 burner BBQ. 5. How far is the beach? The beach is less than 300 feet away from the property. Although you can't see it on a map, there is a pathway in front of the property to get to the sand. 6. How much parking is included? There is 1 garage for 1 car per unit, so 2 garage spots total (but they are separate). There is street parking all around the area and that does not require a permit of any sort. The garages will fit a normal sized SUV but anything larger would need to find street parking. 7. Are there any beach items included with the property? Yes, we provide 16 beach chairs, beach towels for everyone on your reservation, and an umbrella. We also have small beach toys for little ones. 8. Do you provide bikes? No, but there are plenty of rental places nearby and some will even deliver the bikes to you.

This house made for a perfect birthday weekend. A great location that my out-of-town friends were bowled over by. Plenty of bedrooms for personal space and communal areas that made perfect reunions. It is do well located that getting around and off to the party we’re a snap! The garages are so hard to get into, but we made them work

We organized a reunion to celebrate my Mom's 90th birthday. Family flew in from Toronto and Chicago and we drove down for 3 days at this terrific rental. In total we had 12 adults and two younger children. Everyone thought it was the perfect place to stay. Just a short walk to the ocean, combined 8 comfortable bedrooms and modern well designed bathrooms, 2 fully stocked large kitchens, plenty of indoor and outdoor seating, well lit spaces and air conditioning. Could not have asked for anything more. For our purposes this was so much better than multiple hotel rooms and we enjoyed the opportunities to interact and just spend time together. One night we arranged for a private chef to cook for all of us and the house had everything we needed. There were more than enough towels, beach chairs and amenities. This is not a bare bones rental house but you step in and immediately feel like your are at home with everything you could want and need. Just to proove that this is a balanced review, our one "complaint" was that the garage access is a bit challenging and street parking can be a bit hard to find, but neither one of these points should deter someone from thoroughly enjoying these homes. The owner/manager was also incredibly communicative and helpful. I have rented many homes on VRBO and this experience for our family was absolutely the best possible, not to mention an excellent value as well.

Best place we have stayed… been coming for 35 years. Close to the beach. Has all the beach needs and nice accommodations. Front unit nicer than the rear but overall loved it. Recommend better pillows.

Came here with a group of 14 and had a great time! The location was perfect, super close to the beach and short drive to lots of shops and restaurants. We really appreciated the provided beach towels/chairs/toys, and there were more than enough bath towels as well! The outside of the house is beautiful and finding parking was actually pretty easy. Would stay here again with a group of this size!

We had a large family reunion and rented both units which worked perfectly. The houses have been beautifully updated and we’re very comfortable. We took full advantage of the patios and sitting outside for family meals. This property worked perfectly for us!

Nice two units in location walkable to shops, piers, groceries, and the beach. Washer, Dryer, Dishwasher all came in very handy during our stay. We had a minor issue with rainwater leaking in through the patio door but the property management was extremely responsive and it was fixed the next morning. One suggestion is that the couch in one of the units was showing quite a lot of wear but otherwise a nice stay!

My 7 siblings and I stayed here for 3 nights for my Aunt's 95th Birthday party. The house was immaculate, well supplied,.close to the beach yet in a nice quieter neighborhood than the Pier area. Everyone agreed that it exceeded our expectations. The bedrooms were roomy and the beds comfy. We would recommend this house.

My family and I thoroughly enjoyed our stay! The property perfectly accommodated my adult children, my grandchildren and me (11 people age 3 to 67). The location was superb, although if you need parking for more than the 2 vehicles that the 2 garages accommodate, it can be a challenge. The rental process and communications through VRBO was very user friendly. I highly recommend this beautiful property!

The duplex is great for groups but the property is a bit run down, a/c and not all tvs worked, and the location is a bit of a party atmosphere the management company was great but overall expected more for the money

The back unit is not as nice as the pictures look, it is very rundown and we did have trouble with AC...it didnt work when we got there but they did fix it promptly also we had lots of trouble with cable tv...i was very surprised that the back unit kitchen didnt have a disposal. and lastly the pillows were awful......other than that we had a great time.

Our big family loved this property. The kitchens were updated and stocked with everything we needed. The bedrooms and bathrooms were clean, comfortable, and spacious. The location was just steps to the beach with a path with direct access to the beach. This was our third year in Newport Beach for our family reunion and this was our favorite house that we’ve stayed at. We will definitely be back!

The home was great, location was alittle far from the Pier, 1.3 miles. We were surrounded by Frat Parties, however, I believe if it were not for it being the Fourth of July, it may have been a different clientele. House had a few things but Management was right on it. I would stay here again but not on the Fourth of July
