Mainly the location, lack of swimming pool and leisure facilities. The beach certainly wasn’t beside the property . The hotel while very clean was outdated..

Very nice hotel. The people are very kind and helpfull. Phuong was a receptionist who knew our names the full stay, she was great! Good room, bathroom and swimmingpool. Highly recommended

Such a wonderful boutique hotel. The room was large and the bed was very comfortable. Everything was spotless. Breakfast was great and the pool and use of pushbikes a real bonus. But what made our stay here so enjoyable were all the staff. Everyone who works at the hotel were so welcoming. Phuong was exceptional. She was so friendly and helpful and did absolutely everything she could to make our holiday in Hoi An so memorable.

Excellent service from all staff, special thanks to Phuong who remembered our names and went out of her way to make our stay special. Great free bikes to use, a quiet area right by the beach, where there are lots of places to eat and drink without feeling super hectic and touristy. Clean pool and lovely garden, excellent views and great value. Good breakfast spread and the on site spa was also brilliant. Would recommend!

Good size room. Good Breakfsat, clean. Not much more I can say as we felt we had been lied too especially regarding the location.

We were on the 5th floor. The lift only goes to the 4th. The bath was on the balcony with abosultely no privacy. as only railings so anyone could see you get in and out of it from below or accross the road, There was no "sea view".it was an awful view of a pretty run down area and building site if we hadnt been on the fifth floor it would have been worse. . It was too far away from everything so had to use Grab cabs. Staff presented us with a bit of paper to sign when we arrived, No welcome at all, and not a sinlge member of staff spoke to us all the time we were there, until we were leaving when they asked us to write them a 10 star review! Beds were rock hard, Water was either scalding hot or freezing cold. The rooms would have benefitted with at least a picture on the wall or any form or attempt at decoration. NO bedside lights was annoying. The curtains left a gap in the middle or fell off the end of the poles. It was a long way from the beach, and they didnt have any bicycles so too far to walk for me, and the area to walk through did not look inviting to tourists! Wish we had moved hotels but we were exhausted when we arrived so we cut short our stay instead.

A beautiful property, great pool, beautiful staff especially Phuong and Trinh. A truly relaxing place near the beach and old Town.

Staff were lovely and very helpful. Facilities were very clean and the room was well appointed.

We loved our time at Athenia. We stayed here for 10 days and found that the staff were super helpful and friendly, the rooms were tidy and cleaned daily, breakfast buffet was delicious with a good variety of options. The hotel was conveniently located and walking distance to a beautiful local beach and strip of shops with some amazing local food options. Just perfect :) we will definitely come back here again in the future!

Staff was really nice. The second room was cold. The balcony was nice. The tub was large even for a 185 cm person. You can connect to the TV with tablet.

The first room had no AC, we had to move rooms. The new room was an upgrade. The one time I wanted to use the pool is was closed. No microwave in room.

Spoke good English. Good buffet breakfast. Decent size pool, sadly not deeper than 1.6 m. Free bikes. 5 min from the beach. Well equipped minimart next door.

Very clean accommodation with friendly staff. The receptionist was very helpful during our stay and put in the effort to remember guests names which made the visit feel more personal. Hotel is located 10-15min walk from An Bang beach and 5min walk from other beach. There are lot of restaurants nearby. It's take around 15min with a taxi to the old town. Thank you for the pleasant experience

The staff was outstandingly accommodating and super friendly. Shout out to Phuong she did an amazing job. She was always there for us and made us feel more than at home during our stay!

The curtains don’t block out the sun, so bring a sleeping mask.

Staff was great, room super comfy and excellent breakfast... Pool was perfect for the hot weather. Reception have many tours and they organise everything what makes it easy as and no worries.

Very nice pool, small but clean and happened to be empty when i was there. Usually probably not so busy as well. Near the beach.

It is near beach but little dar from opd town. Depends od purpuse of your visit. However by taxi is 10-15 min so not too far.

THE LOCATION DOES NOT PROVIDE DIRECT ACCESS TO THE BEACH AS THE AREA ACCROSS THE ROAD FROM THE HOTEL RESEMBLES A JUNGLE WHICH REQUIRES NAVIGATIONAL SKILLS WHICH IS SOMEWHAT ANNOYING IN 40 DEGREE HEAT . APART FROM A MINI MART ,A NUMBER OF MASSAGE PARLOURS AND VIETNAMESE RESTAURANTS WHICH DID NOT APPEAR TO ATTRACT TOURISTS AS THE AREA SURROUNDING THE HOTEL WAS PREDOMINATELY RESIDENTIAL THERE DID NOT APPEAR TO BE AN AREA TO ATTRACT SIGHTSEEING TOURISTS. THE DOORS TO RECEPTION AND THE RESTAURANT WERE CONTINUALLY OPEN IN 40 DEGREE PLUS HEAT WHICH MADE THE AREAS UNCOMFORTABLE NOTWITHSTANDING STAFF WERE CONTINUOSLY OFFERING TO TURN ON FANS

The property was in a great location, not too far for exploration of old town Hoi An and close to An Bang Beach.
