Exceptional

Set in a beautiful and quiet location,the owner David was very helpful,made us feel very welcome,it was our wedding anniversary and David even went to the trouble of finding two champagne flutes for us .The staff we're extremely polite and friendly. David recommended a local pub for our tea,via a lovely walk through the beautiful countryside. We would highly recommend this beautiful property and wonderful hospitality of the owner David and his staff. The breakfast the following morning was hot, fresh and delicious.

We found it disappointing. We expected breakfast to be provided at a B&B.

The location out in the countryside was lovely.

I asked if ‘free from’ food could be provided for breakfast. It wasn’t, I had to supply my own food at a B&B, terrible. As lovely as she was the young lady working there had difficulty understanding English. The quilt that was provided was too hot, we asked for a light blanket instead, they didn’t have one but we were given 2 sheets instead. The toilet seat moved every time you sat on it & had an unsightly mark on it. A sheet on the bed had a hole in it. The toilet mat was threadbare.

Finale to our trip

The hosts were friendly, welcoming and had a lot of information about the local area. The property was beautifully appointed and in a great location Our room was comfortable with full facilities. Bed & Breakfast hidden in the countryside

We didn't realise beforehand that the place was a bed & breakfast with live-in owners, not a hotel. However this was a last minute find on Easter weekend. The place is beautiful, on top of a hill, hidden on a small country road, right between Coniston and Ambleside. Our bed was really comfy and the bathroom was big. A lot of storage space which can be useful for a longer stay. David was really helpful with recommendations of restaurants in the area. Delicious home-made English breakfast in the morning with views of the hill.

Unfortunately the house is badly isolated, the bathroom pipes are really noisy and we could hear people talking in the room below ours. However it was quiet after 10:30pm and before breakfast.

Excellent B&B - owner prefers Bank Transfer as opposed to cash

The room was excellent, very comfortable bed, fresh apples left for us and the shower was brilliant. Really powerful. The breakfast was fantastic as well.

We LOVED High Grassings, highly recommend.

If there was any place that was memorable on a six week tour of the UK National Parks and surrounds, High Grassings was the one. The owners are so invested in guest experience, it sounds like a cliche but we literally left feeling we had stayed with friends. The master suite was very comfortable, beautifully appointed and has outstanding views. Candles were lit at night to guide you to the door. The whole experience was luxurious and one I would not hesitate to recommend. They even put on snow which I had ordered whilst we were there!

The open plan toilet took some getting used to. There was nothing not to like about High Grassings.

Beautiful place but difficult to get food esply if you are hiking

Beautiful and modern deco. It was very clean and tidy. Beautiful sheets to sleep in. Loved fruit selection in the room.

Walls are a bit thin and I could hear neighbours but I suppose one cant do much about it. If the owners can consider human approach to supporting guests w/dinner as the only few restaurants nearby were booked. Literature is more focused on what guests cant do and I felt so uncomfortable to get takeaway. Staff could have suggested options if restaurants are booked out.

We love the location, the hosts and the little touches of Christmas and new year....welcomed to Christmas music and mulled wine and a bottle of fizz and cold meats for New Yeats Day at Breafkfast. We would go again. Lots more to see and explore in Hawkshead, Ambleside and beyond. The Patel's

Beautiful room in a beautiful location with excellent hostess.

Set in a quiet rural location, the very comfortable bedroom suite offered beautiful views across fells and mountain. The hostess was excellent, very welcoming, very friendly and gave advice on local restaurants and walks (from the front door so no driving). The breakfast was fresh, tasty and well presented, combining with venue, area and hosts to make a wonderful holiday break.

Nothing we didn’t like, should be noted for others that car is needed to access other Lakeland tourist sites although walks and pubs near enough to walk to.

A comfortable stay in a pleasant rural location with helpful and welcoming hosts.

Property is in a quiet rural location with lovely views at the front towards the east. There is a spacious breakfast room facing east and outside sitting areas. The room was clean and comfortable with an ensuite bathroom and an efficient power shower. The hosts were friendly and helpful and we were invited to ask for anything we needed.

The room (room 2 I think) was smaller than the other two rooms and overlooked the garden at the rear of the property. There was a small sofa which was not particularly comfortable, and the shaver socket in the bathroom did not work. Breakfast was adequate rather than exceptional and could be improved by adding, for example, fresh fruit salad, natural yogurt and better quality preserves.

Perfect and enjoyable

We had a lovely welcome and shown to our room. The decor in the place is of a high standard and well maintained by the owners.. Our room had two windows, with views of the sheep and the Cumbrian countryside.

The property is in a beautiful setting near Ambleside. The views were breathtaking and even better on a sunny weekend! Dave was the perfect host and on arrival greeted us with Prosecco. The breakfast was also delicious too! Thank you!

Only a minor things, I prefer sleeping in a king size bed and the shower was low pressure (needs updating). It wouldn’t put me off staying again!

Totally enjoyable!

The property was in an ideal location close to Ambleside and Hawkshead. Owners of the property were amazing - lovely warm welcome on arrival and so helpful in recommending local walks and places to eat. Our room was beautiful and spacious and spotlessly clean with amazing mountain views. A good choice of breakfast was included with our stay which was also amazing. Would definitely recommend! We also chose to get taxi into Ambleside in the evening - service was great!

High Praise for High Grassings!

Fantastic quiet location with amazing views from a delightful pristine Country House perched high above Hawkshead en route to Tarn Hows and Ambleside. We were made very welcome by the owners. Lovely breakfast each day in the Conservatory and look forward to being back soon 😃👍!

Don't think you could ask for a more friendlier or more knowledgeable host than David & Carrie.💖💖

Breakfast was excellent a good choice and super friendly service. Room (2) over looked the back of the house so view was limited but still very pleasant, only what can I say about the view from just outside the bedroom and downstairs was FABULOUS and don't think you would ever get tired of it.👍👌💖

Can only write one sentence, because there is nothing we can say that we didn't like.💛

Lovely place to stay...very comfortable...owners were pleasant and breakfast was delicious!!

Breakfast was delicious....owners were lovely and very helpful regarding places to visit..

Windows were being replaced in conservatory so we ate breakfast in the lounge area...it was a bit noisy during breakfast due to the work.

David and Carrie were extremely accommodating. Welcoming us with a glass of wulled wine on arrival, a lovely surprise! Great location. Lots to do and plenty of trails to explore. David was very helpful with his knowledge of the area. The room, house and grounds are exactly what we were looking for. Very clean and a nice hearty breakfast for a big day walking. Would highly recommend!I

What didn't we like. From the staff, to the condition of the rooms and the overall property, the food! I could not recommend this property anymore. I am new to the Lakes and wasn't sure if the location of the property was ideal but after realising we took a wrong turning, we realised the location of this property could not have been any better! Ambelside town centre is maybe a 10 min drive and popular walks/sights are within close proximity. The hosts Dave and Carey treat you like you are the only people there. They will go above and beyond to make sure your stay is comfortable. They recommended a number of walks/routes for us which we followed and it made the trip that much more amazing. They gave us various options for breakfast the next morning and being vegetarian didn't have a concern at all with what was available. The whole place was clean and they are very covid conscious. Deffo rebooking next year!

We enjoyed sitting by the Log burner relaxing.

Breakfast and view very good ,hosts Dave and his wife lovely people would recommend a visit. Are only problem was the weather lots of rain, ! But you that’s the weather for you !
