I traveled with my three dear friends for a girls only weekend after a 10 year hiatus. We could not say more about how the fabulous location. Virtually everything we did was within walking distance. The weather cooperated, so we were able to take advantage of the great deck a few times. Our hosts were quick to respond with any of our questions. We had some trouble getting the TV to work. We just never could get connected to the wifi. Fortunately with some luck and tenacity, we were able to get some channels . The only suggestions I would have...a binder available to help you figure out the quirks of the home, like the tv so you don't have to keep bothering the property owners and perhaps a different seating configuration in the living room for tv viewing since it was a bit awkward for some of the folks. Steve and Kristin are excellent hosts!

Home away from home
Time in Newburyport over the holidays is so precious. Staying at 164 Water Street magnifies the wonderful feelings. Old home charm and lovely water views make ringing in the new year especially warming to one’s heart.

Perfect Location in Newburyport!
We have staying in BOTH units during different trips and the property is fantastic. Literally across the street from a coastline trail to downtown. Walking distance to EVERYTHING in Newburyport. The deck in the unit, overlooking the harbor is an awesome place for morning coffee or evening cocktails.
The unit itself is an older, authentic seaside New England home. Lots of hardwood floors and a classic charm. Updated kitchen is great, TVs in every room, and a great fireplace for cold nights. The BEST part - bathroom and kitchen have heated floors! So, if you stay in winter - it's super warm and comfortable.
Hosts are AWESOME and respond to everything quickly from booking to check-ins to questions during the stay. We recently sold our home in New England, but this is our go-to rental property every time we return!

Perfect holiday rental
My husband and three adult children stayed over Thanksgiving weekend and it was perfect! Amazing kitchen, charming bedrooms, spacious living area with fireplace, and ideal location with water views and easy walk to downtown made this an ideal place to hunker down over the holiday!!

Amazing outdoor spaces
Everything about this place was great. We enjoyed the sunrise over the river and all day sunshine on the upper deck and the back patio for afternoon/evening relaxing and dining. I love to cook and this is the best stocked rental kitchen I have ever used. The beds, linens, and towels were high end the house is charming and old with some great modern amenities. Will stay again.

Super Duper
Enjoyed our stay immensely. Historic house and location, views of the water; terriffc amenities; close to so many things. We walked to shops and town, Jopppa Flats; rode bikes on the Clipper City Rail Trail; went kayaking; out to Plum Island; ate out, cooked in. Only thing we couldn't find was a whisk! Great communication with hosts.

The view from the deck is amazing. House was clean and comfortable. Location is perfect; short walk to center of town and a quick hop to plum island.

Excellent location and views from the upper deck.
Enjoyed many evening dinners on the lower patio, retiring to the upper deck to take in the great views. You could not ask for a better location. Walking distance to town and a short ride to the beaches of Plum Island.
Steve was an incredibly host and extremely responsive.

wonderful holiday abode
We had a lovely Thanksgiving holiday family gathering here. We loved the fact that the historic character of the house remained lovingly preserved while the bath and kitchen renovations made the home very comfortable. Steve was very accommodating and generous. I hope to return!

New England charm
I actually live in Nbpt but had to be out of my house for renovations. I have a very nice house from the late 1800s (not as old as this house) but it certainly doesn't have the view this place does. This house is the epitome of old New England charm with it's wood beams in the ceiling and old wide pine floors and shingled siding. It was warm, cozy and quiet. I would stay here again in a heart beat and I will be sure to recommend it to friends/family that are visiting and prefer their own space. Thank you for sharing your home, not only to me but to my two Shih Tzus as well.

The home was a great mixture of historical, modern and comfort!
My husband and I loved the ambience of this home, the location to downtown Newburyport and the restaurants close to us! I loved the modern kitchen and prepared meals for our special occasion of Valentines Day / Presidents Day. I recommend this home for couples and a small family to vacation near the gorgeous beaches and shopping! Steve has his house well stocked in the kitchen and bathrooms!! Love, love this place! 💕

Great location and loved the upper deck!
Great little Newburyport location with a lot of charm and character. Loved the ability to walk to town and make a quick run down to the beach....and the sunsets from the deck off the living room were awesome.

Perfect location, incredible house!
We had a fabulous stay in this perfectly located house. We spend great time with our 3 teenagers at Salisbury Beach (10 min by car) and Boston (1 hour drive). We enjoyed Newburyport's restaurants and boutiques at a walking-distance from the house. The upper deck is a great spot to have a glass of wine while looking at the sunset colored sky. We just left and we already want to go back! We also enjoyed the historic district walking tour we made with the help of the guides we found in the living room! Thanks for that too!

Unique home that made our month in Newburyport very special.
We spent the month of June at 164 Water Street and are still swooning!The home sits on the south end of this charming port town and it is an easy walk to everything including great restaurants, shops and the river walk. This house gives you a great home base for all the activities of Newburyport.
But don't think it is only about Newburyport or the beaches of Plum Island. This home is a step back into history and is very special. First, the deck! Starting the day with coffee watching the sun rise from the deck is spectacular. Late afternoons, our favorite entertaining always started on the deck overlooking the water. Cool breezes were almost always there to refresh us. Our next favorite spot, the courtyard! Always provided a great spot to BBQ and enjoy dinner when we took a break from eating out. The gourmet kitchen brings a high level of sophistication to the home and we loved cooking inside too!
The owner responded to any questions in a flash. Even told us the home's history which added to our appreciation of this home.
We already booked our next trip to Newburyport and love knowing we will be back at our favorite spot on Water Street in October!

Newburyport summary
Overall ok; very rustic which was not indicated in the website photos. We arrived during a hot spell and the room AC were loud and generally not very efficient making for some stuffy nights. One of the bed mattresses were not up to standard. Overall, ok. The venue is truly worthwhile, the town is charming and the week was worth repeating
