Brand new 2 story deck off the sunroom added Feb 2023! Fairy-tale like Backyard in this beautiful 4 Bedroom 2.5 Bath cozy home with 65 feet of Guadalupe Riverfront! This home offers the perfect river feel, with a screened in porch to enjoy the view all year round. Conveniently located at the 4th crossing of River Road within minutes of shopping, this beauty offers the perfect weekend getaway. There is even a Foosball table! The huge backyard brings lots of room for the entire family & friends to enjoy hot summer days while being in the shade of beautiful Pecan trees! Concrete pad at the waters edge with ample seating, propane grill, and direct river access. Tube rental company right across the street. This house sleeps 16 guests. There is a small fenced in area for small dogs. This home allows 2 small dogs under 40 lbs, $25 per day per dog. Dogs must be on leash when outside of the fenced in area. Due to the flood in 2021 the Paddle boat seen in photos is not available as it got swept away. Enter through the garage into the living room with a Smart TV, free internet, 2 recliners, a rocking chair. The dining table seats 6 and there are 2 bar stools at the breakfast bar. Fully equipped kitchen with all the comforts of home. There is a half bath downstairs. One bedroom downstairs with a queen bed, private screened in porch with river view and a private bathroom. Upstairs there are 3 bedrooms with a guest bath conveniently located to guest rooms. The first bedroom has 2 twin over full size bunk beds, second bedroom with a queen bed and river view and 3rd bedroom with 2 full beds and a river view. All TVs are Smart TVs. There is a sofa sleeper in the living room. Host must be 25 years of age or older to make a reservation and must be staying at the property. This home has a maximum occupancy of 16 guests. This home has room for 4-5 vehicles no campers, RV's or trailers allowed. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500. The house is conveniently located only 2 miles from Whitewater Amphitheater, 17 miles from downtown New Braunfels, historic Gruene and Schlitterbahn water park. The house was just perfect! We have been having our annual getaway for 6 years, and this was the best house we have stayed at! Plenty of room for 13 women and their belongings! Lots of kitchen items for cooking! Great river access that allowed us to just sit in chairs in the water the whole time! Definitely will be booking this house again next year!

Nice home in a great location with easy access to the river. A bit of wear and tear and some maintenance issues prevent me from giving it a 5-star review. However, it is still a suitable property if you know what to expect. Accepting dogs is a huge plus! A/C needed to be more balanced in the home as keeping the kitchen and living room cool was impossible sometimes. The dishwasher did not work, and there is a significant trip and injury hazard where the living room meets the added-on rec space as the flooring transition strip was completely unsecured.

Amazing location right on the river! Really enjoyed that we could just walk out the house and right down to the river to hang out. Also loved that the kids could tube down the river and exit right in the backyard. House was very clean and looked recently updated. Was very surprised by how well stocked the house was. I have gotten used to taking all of my own cooking utensils and pots/pans when staying at rental properties because it can be really hit or miss with what the house has, but this house had EVERYTHING! Overall everyone in our group loved this house and we are already anticipating our stay here next year!

The location is AMAZING! If you are looking for a place to arrive to & keep your vehicle parked the whole time, THIS is the one!Access to the river is right down the hill in the back yard as shown & described. It’s perfect to put your chairs in with good rocks for plenty of chairs to sit on. We had at least 8 of us in chairs, spread out down there. The hill back up is a doozy, unless you’re in shape LOL.The tube rental place is a short 1 min walk. Rio provides the black, old school tubes. With or without bottoms. They will cut out bottoms if you don’t want one so be sure to just ask. Driveway seems super sketchy right when you get there, but we had no issues & didn’t feel that River Road traffic was an issue at all. However, we were there for a good time & likely didn’t pay attention. Would def recommend & stay again.

We enjoyed our stay. This property is really beautiful and the house is nice. We stayed at the end of the season. There were a few things that needed to be fixed in the restroom that I chalk up to our timing. The house is really nice and the area is good and not too busy. The communication with the owner was fabulous and timely. I recommend a stay here and I appreciate the openness of the owner to add an extra day at the last minute.

Our experience was great from booking to stay! The property was very nice and it was wonderful having the river right in our backyard! They had everything we needed for our stay, and told us exactly what we needed to bring to be prepared. There was a local grocery store right up the road too. We would stay here again!

We had a wonderful long weekend here. River access and the patio were perfect. Afternoon shade was wonderful. There were 6 adults and 8 kids and the space was enough. Home was clean and in good shape. Staff was attentive via email. Only complaint was one of the full beds in the 3rd bedroom was sagging/broken. Not sure if it was the mattress or the frame, but no one can sleep comfortably in this bed.

I'll start by saying our vacation here was great! I didn't receive my check in instructions right away but NBE worked with me to resolve quickly. There was one issue with two TVs requiring a PIN that we nor NBE could figure out, and they issued a partial refund without me asking nor expecting.
There is plenty of room, the beds are comfortable but mattresses on a couple of the beds "dip" in the center and likely should be replaced soon. We slept really well regardless! The property was clean, instructions were comprehensive and easy to follow. The garage door control is INSIDE the house when entering from the garage and I never thought to look there so it took a hot minute to find it. It can also be opened and closed from a keypad outside the garage.
We've stayed in rentals that were better appointed than River Haus, but also some that were worse. This rental is a great riverfront location for getting into and out of the water. It sits right at a high traffic area, right next to the bridge where there is a lot of traffic, across the street from a tube rental and next to a tube launch, so if we had stayed during high season, we likely would have not had as good a time.
There were plenty of towels, dish soap, dishwasher soap, kitchen rags and towels, and pot holders. I do have some suggestions that may improve the stay for future guests. There were only 5 dinner forks, but a ton of spoons, butter knives and desert size forks, and only 1 spatula for cooking (not counting 2 decorative - flower shaped - ones that weren't very functional). There were also only 5 steak knives (we tend to cook a lot when we rent) and I always think it's good to have a really good kitchen knife, which there was one.
Although we realize it's not required, most rentals we've stayed in have had at least some spices, salt and pepper, etc, that were either provided by the host or left behind by previous renters. I had planned to buy food at the market but it didn't occur to me there wouldn't be even salt and pepper, so we had to go out the next day to the market again. We left the salt and pepper there for future guests :-)
We give this property high marks overall, especially to the management company who were very responsive to any message or email I sent. We had a great time and the few things we thought could have been better were not critical things. We had a very relaxing stay, visited Canyon Lake dam and area, and it was a great rental experience.

This house was perfect for our family. Enough beds for the 8 of us. Everything was very clean and nice. Loved having the River in the back yard. We would go down in the mornings and drink our coffee. So peaceful as the sun would come up. Would love to stay at this property in the summer time!

The property itself was nice and in good condition given the age of the house. The location is good if you want to be close to town but still staying on River Road on the river itself. It would have been nice if there was a decent patio right outside.
