About this villa rental
Villa MAM is newly built and modern villa in small Mediterranean town Omiš. It is offering all you would need for a very comfortable and luxurious vacation. Villa is located in the quiet and totally private environment at the end of the street though only 10 minutes walk to the centre of Omiš and just a short stroll from the pebble beach. Villa can accommodate up to 10 guests, great for families and larger groups, pets are also allowed. Stunning views from every part of the house are inviting you to enjoy and relax watching magnificent sea and island view. At ground floor level villa offers you a 28sqm swimming pool with sun deck area, table tennis, covered dining facility with traditional barbecue and direct entrance to the fully equipped kitchen and living room with sofa bed, toilet and shower bathroom. On the lower ground floor is bedroom No.1 with king size bed and one single bed and en-suite bathroom, and playroom with Play station and table football, a great place for children all ages and also a sofa bed. The upper floor has 3 bedrooms, each with en-suite bathroom. Bedroom No. 2 with king size bed, bedroom No. 3 with queen size bed and bedroom No.4 with two single beds which can be connected if needed. Villa MAM is fully furnished with 8 A/C units and heating throughout the entire house and all 4 bedrooms, fully equipped kitchen, outdoor barbecue next to the pool, TV, free fast Wi-Fi and much more. Behind the house you have secured parking for 3 cars. It has private pool with sea-facing terrace where you can sunbathe and laze on one of the many sun loungers. At villa you can find all the comforts you need to make this your home away from home. Omiš is a picturesque town standing on river Cetina with incredible Adriatic views and beautiful beaches to enjoy. Fortresses, churches and cobbled streets give the town plenty of character, along with the pirate history of Omiš which is already by itself fascinating. Town hosts festivals with an annual highlight being the Festival of Dalmatian Klapas each summer. The town connects historical sites with beaches and Cetina river surrounded by mountains and unspoiled nature. The Cetina river gives you opportunity to try out water-sports like rafting and canoeing. There are daily boat trips to islands Brač and Hvar. Famous city Split with its Diocletian´s palace, which was listed by UNESCO as a World Heritage Site, is also easily accessible only 25km from the property. We live on the other side of the town and we want our guests to have maximum privacy but we will be there for them in case of any need. Looking forward to your inquiry.

A very clean and spacious accommodation perfect for all the family, location good, short walk to all amenities, shops, restaurants and centre, although on the hill not a problem for the more active people. Overall a lovely place to stay.

We were a family of 6 adults & two children aged 11 and 12. The villa was exactly what we were hoping for, it is actually bigger than it looks in the photos. We loved the outside areas especially, and the fact that everyone had their own bathroom. It was spotlessly clean (the cleanest place I’ve ever stayed in). Kitchen was fairly well supplied, so we were able to stay in a couple of evenings and cook. We didn’t use the BBQ but it was clean and everything you need to use it was provided. The nespresso machine and pods was a very nice touch! Living area was great with a decent tv (with Netflix etc). The games room was a bonus for the children in our group. While the pool isn’t huge, it is perfect for cooling off. Location is good -15 mins walk into Omis where there are restaurants (some are small, so larger groups should try reserving tables). There’s a small supermarket less than 5 mins away for basics, the larger Studenac one was further out. We ended up hiring a car as it was quite cheap at the airport, and it came in handy for trips to the larger supermarket. But if you plan on eating out everyday, a car isn’t necessary. The only slight drawback are all the stairs to get back up to the villa - but totally worth it for the views!! The small beach near the villa is lovely, pebbly so no annoying sand to clean up. Communication with the host was faultless, she even let us leave our bags after checkout for a few hours and gave tips on activities. Book it, you won’t regret it!

We had a very nice week in Omis. The apartment is approx. a 15 minute walk from the old town. Beach is approx. 10 minutes by foot.
The apartment itself offers everything needed and if something was missing, Mirka took care of it.

Wer really LOVED our stay at Villa Mam. The Villa exceeds all expectations, we spent hours after hours in the pool, enjoyed our BBQ and didn’t miss anything in the house. From beach towels, extra blankets, games - everything available.
Mirka was a fantastic host, always immediately reacting to questions etc. The pool was cleaned every second day in the morning, very decently without disturbing our privacy.
Mirka also connected us to a friend with whom we spent a whole day on a boat. He took us to island Brač for swimming and lunch and a full day of fun!!
We can highly recommend Villa Mam and are really sad, that our time is over.

Lovely villa, very well equipped. It is in a good location, quiet but close enough to everything you need. The owners are really helpful and attentive. I would recommend this villa. We will return.

Great villa - 4 en suite bedrooms and fully equipped kitchen. Pool was decent size and outside bbq an excellent addition which came with everything you need. The host was excellent - really quick responses and nothing too much trouble with restaurant recommendations etc. the beach is 5 mins walk with decent bar/restaurant (although the steps make it 10 mins back!) and Omis town about 15 mins walk.
We visited Split by bus that picked up 5 mins walk from villa and was around 45 mins and did an island boat tour that was well worth it - Hvar and blue caves were highlights

A wonderful house in a very beautiful place. We were very satisfied in the house, everything was very clean, nothing was missing. We will definitely be back again.

I booked this holiday for a group of friends and it could not have been more perfect! Villa MAM was very clean and spacious. The location is also fantastic with local shops and restaurants within a 10 minute walk and only a 15min walk into Omiš. We did not have a car but didn’t feel like we needed one.
The Villa had everything you could think of and more, such as pool towels, bug repellant and plug adaptors.
Perhaps the best part is the incredible view!
Mirka was also very helpful, answering all our questions and helping us to organise trips. She was very accommodating with arrival and leave times and just generally a lovely host.

Such a good holiday! Villa ideally located to walk to Omis where there is so much on offer. Lots of activities to do with the mountains, islands, sea and river canyon so close.
The local beach was our favourite, lovely for an early morning swim.
The villa is well designed and couldn’t have been cleaner, loads of towels and bedding and was well equipped for eating in. Pool isn’t massive but perfect for cooling off, we spent most of our time out during the day so was totally fine for our group
Mirka couldn’t have been generous and was so accommodating with check in and check out. Couldn’t recommend the villa more, and so happy with our holiday choice.
Sure we’ll be back in Croatia and hopefully back in Omis and Villa Mam, thank you Mirka 😊

Wonderful villa with great location
This house is even better then the ad! Great location nearby a nice beach with very nice restaurants (short walking distance). The host is extremely helpful. We were two families and really appreciated the pool and all the great bedrooms with separate baths. We can really recommend Villa Mam!

Fantastiskt hus i jättebra läge
Vi hade en härlig vecka i huset tillsammans med två andra familjer, totalt 10 personer. Huset har alla bekvämligheter och bra läge, med promenadavstånd både till strand och Omis
stad. Husvärden är mycket omtänksam, lätt att nå och vi kunde inte önskat oss en bättre service.

Beautiful private villa in a great location
Loved staying in such a perfect villa. Plenty of room inside and out, fantastic panoramic view. Short walk to beach and town (reasonable climb back via steps). Would definitely recommend.

Absolut empfehlenswert
Alles war hervorragend organisiert. Wir waren begeistert vom gesamten Objekt, von der Lage, der Aussicht, der perfekten Sauberkeit. Selbst an kleinste Details wurde gedacht. Auch unser Hund war sehr willkommen. Wir kommen sehr gerne wieder.

Fantastic house in a fantastic location
Really, really great. I actually feel like the listing kind of under-sells this property. Omis is awesome, and Villa Mam is the perfect spot to stay. Having a pool was perfect, the views are stunning, the house was clean and well-equipped, and the managers were so friendly. It is walking distance to Omis restaurants and attractions, as well as grocery stores, bakeries, the old town, etc. The house is at the end of the road so it doesn't feel at all like you are crammed into a crowded area, and has the bonus of having gardens and greenery around it. It has a parking lot (big enough for 4 cars), which is unheard of in this area. It also has easy access to the local beach, which is much better than the main Omis beach (which was too crowded)--you just have to be willing to walk down a pretty long and section of stairs to get down and back up. It takes 5 min to walk to the local beach. The property manager also gave us a contact for someone who has a boat, and he took us over to Brac island, and that was great--highly recommend. Literally the only thing I would change is that the light bulbs are white light instead of warm-yellow--and I am stretching to even pick that as a something to bother changing. I could go on and on--this is a great, great spot.

Gelungener Urlaub
Die Villa MAM hat 100% gehalten, was die Fotos und Infos versprochen haben. Wir haben uns so wohl gefühlt, dass wir gerne zuhause geblieben sind und den Pool genossen haben. Die Lage am Ende der Straße hat auch große Vorteile, vor allem weil man ungestört Zeit verbringen kann. Wir hatten viel Platz, alles Notwendige war vorhanden. Die Vermieter sind sehr freundliche und zuvorkommend. Alles in allem perfekt.

Fantastic villa, perfect family holiday
The villa is fabulous and the location is perfect, Omiš is a beautiful town with a good selection of walkable restaurants and beaches. The road to the villa is narrow but you soon get used to it. Then there is the view, the photos don’t do it justice, nearly all the rooms have a view of the sea.
The villa and surrounding area was perfect for our family holiday and we hope to return.

Spacious enough for 2 families. Pool very welcome and good outdoor space with sizeable BBQ. Peaceful location on outskirts of Omis with fabulous view across to Brac island. Only 15 minute walk to centre of town with plentiful bars and restaurants in beautiful old streets. Plenty of activities close by and only few hundred metres to the local beach. Would highly recommend.

The welcome with a small snack was unusual, super delicious and extremely friendly!
Unfortunately, there are a few little things to complain about, on the one hand, the dishes could be a bit more with 8 people and on the other hand, the location of the villa is not so perfect but otherwise excellent!

This is our second trip here and once again we're weren't disappointed. Mila, the owner, is so kind and helpful providing everything you could need and more, without being at all intrusive. The villa has 4 spacious and well appointed bedrooms all with wonderful en-suites, along with a huge kitchen diner and lounge area. Downstairs there is a games room with a PS4 but we've never actually used it because the pool and BBQ area along with the STUNNING views keep you outside! Omis is a brilliant town full of great eateries and bars along with quaint old streets of glorious Brac stone. There is so much to do in the area, you will never be bored. We are looking forward to returning again soon. A true gem!

Fabulous time, great villa, amazing views!
We were a group of 8 and we couldn't recommend this villa enough..........was well equipped, clean, modern and the views amazing. Mila and family were fabulous hosts, helping us out and giving us advice on the area, where to go, places etc. We didn't need a car, was a short stroll into town, which suited us totally.We would go back in an instant! Outstanding villa
The villa is large, spotlessly clean, well equipped and the views are to die for, it surpassed all our expectations. It is well situated within walking distance of the local town which is very quaint and has lots of restaurants. The owners could not have been more helpful. Needless to say we thoroughly enjoyed our stay and would definitely recommend it.

The villa was in a great location not overlooked and really quiet. Beautiful 3 storey immaculate.
The villa was only a 10 min walk into centre of Omis which is a small village with lots going on. The owner Mila was amazing cleaning the pool every other day early morning. There was everything we needed including beach towels. There was a very large BBQ. We absolutely loved it and would certainly go back.

Quiet, relaxing, well appointed Villa
This was our 2nd stay in the Villa. This year was as good as last year. Its quiet, at the end of a small road, yet only 15 mins from Omis down the hill and a bit more up the hill! There are enough rooms and combinations with bathrooms and showers on every floor. The owner Mila was helpful, no job or request was too much, even sorting out more sun loungers when I had extra teenagers arriving. The kids enjoyed the pool at all hours and Mila kept it clean, arriving discreetly in the early hours of the morning. There is seating inside and out for 10 and we used it all. The teenagers then safely headed into town, to the fair and to the various bars at night.
Disadvantages, having to leave and come home but even that was made easy as Damir ( taxi driver) took everyone to the airport. He made several runs during the week as the kids came and went back to their respective destinations, once making the journey twice in 1 day to catch various flight. I love Villa Mam and hope to go again soon.

Fantastisk fräsch Villa med modern design och betagande vy över hav och berg nära strand och affärer
Vi tillbringade vår semestervecka, barn och barnbarn, i denna fantastiskt vackra och fräscha Villa Mam, t o m med bättre i verkligheten än på bilderna. Perfekt för flera familjer eller med nära och kära då sällskapsrum, kök, alla rum och terasserna är väl tilltagna. Barnbarnen älskade att kunna bada i poolen dygnet runt och utsikten från terassen och balkongerna är oslagbar. Ett extra plus är att alla rum utom ett har utsikt mot havet och har balkong eller uteplats. Huset ligger en bit upp på berget och längst in på en återvändsgränd så väldigt lugnt och tyst. Vi tillbringade mkt tid vid den närmsta stranden, cirka 400 m och 200 trappsteg, från Villa Mam. På denna strand var det inga problem med att få solstolar, mat och dryck serverades om man så ville vid solstolen eller om man så ville i restaurangen. Härligt rent och varm i havet och olika aktiviteter fanns om man så ville, såsom yetski mm. Sist men inte minst ett otroligt vänligt och hjälpsamt bemötande av värdinnan för huset som hade fixat lite tapas och frukost till vårt första dygn i huset. Vi uppskattade också att hon var väldigt diskret och inte ville störa, kom tidigt på morgonen för att städa poolen och hade då också vid flera tillfällen med sig frukt och färska bullar. Ja bättre värdinna för huset kan man inte tänka sig, var behjälplig med allt om det var ngt man undrade över och otroligt vänlig och empatisk.
Alla familjemedlemmar var oerhört nöjda med allt i Omis och Villa Mam och längtar redan tillbaka.
Kan varmt rekommendera Villa Mam , fantastisk fint och Omis lagom stort och inte så mkt turister. Ingen trängsel någonstans, inga köer, ja helt fantastisk semester ( i mitten på juni). Mycket att uppleva och se om man vill, floden Cetina med sina hissnande berg och restaurang som ligger alldeles intill floden är en upplevelse som man inte vill missa. Vill man ha lite äventyr kan man bestiga berg och uppleva fantastisk utsikt över hela Omis.

Great high quality villa!
We were visiting the villa for 1 week with another family (4 adults and 4 kids). The villa is just few months old. It's very spacious and well-equipped. The location is peaceful (at the end of the street) and just 10-15 minutes walk from the center of Omis. There is also plenty of room for cars at the yard. The owners were friendly and helpful. Thanks for a great holiday!

Omis us a beautiful place and the villa was fantastic. Clean, spacious and well looked after.
We had a great week and wished that we had booked 2! The owners were helpful but not intrusive and Omis had plenty to do but wasn't too commercial. We will definitely be going back.

More than 150 steps for the beach, but it's worth, the see and beach is perfect, we like better the nearest bay than the sandy one.
