Situated in Poinciana, this attractive villa for $198 per night is a fantastic choice for your next vacation. Beautifully presented home overlooking a lake in a quiet gated community. Contactless arrivals and departures with enhanced cleaning services between guests’ stays Fully air conditioned with the highest quality furniture and equipment throughout Large 30ft x 15ft heated pool with bubble spa, large deck around with quality poolside furniture, 4 loungers and seating for 8. Deck lighting and pool light means it can be enjoyed in the evenings too. The pool has a safety fence. Pool heat is included from 1st November to 31 March Light and airy living room, with 50" HDTV with NETFLIX, Apple TV & ROKU package, Bluetooth speaker, seating for 9, overlooking the pool and the lake Fully equipped kitchen with many extra items - American fridge freezer dispensing ice and chilled water, electric kettle, coffee machine, toaster, blender, juicer etc Flat screen TV & ROKU package in each bedroom, with DVD player in one twin room and Sony Play Station (PS2) playing DVDs in the other twin room ROKU apps are provided for each TV which offer a wide choice of TV programmes, films and music stations. Additionally Apple TV and Netflix are provided in the lounge for free - this gives you so many channels and options. You may also log in to other apps with your personal subscription Varied selection of books, games, music cds, dvds and Play Station games to use during your stay Billiards / Table Tennis (mid sized which can be played by adults and childrent) For your comfort, there is a ceiling fan in the lounge, every bedroom, dining room and lanai outside Family friendly with cot, high chair and safety fence around the pool. (Baby equipment is provided free of charge). Overall, our stay was acceptable! Price was excellent and owner quick to respond.
The property is a bit remote, and speed bumps in the neighborhood got a bit tedious, but overall a nice property that could be better with just a few improvements! Wastebasket and mirrors in twin bed rooms would be nice, as would a hand towel ring/holder in the general bathroom.
We had to provide our own toilet paper!! We’ve stayed in other properties and were very surprised when the owner told us this property was a “self-catered villa” and paper was not something they provided!! There also was not any dishwasher pods or soap provided, even though instructions said we should load and wash dishes. Bath towels were provided, but were not plentiful or very thick. And there is no hot tub, even though pictures seemed to indicate there was.

The house layout is fantastic for a family. The kitchen was well equipped and we enjoyed many great family dinners. We wished the pool was warmer (we don't regret paying extra to heat it). It was a great quiet location.

Our stay was ok for what it was for. It wasn’t a vacation, but we were looking forward to using the pool. It was not clean, probably from all the rain from Hurricane Idalia. There were some other minor issues , but it suited our needs. All in all I just think the house needs a bit of updating.

We have two young girls 5-6 both had an amazing time.
The house is perfect distance from the parks, and has all things a family could need.
Pool is fantastic, shallow end was perfect for the girls as they can stand confidently without struggling and the deeper end is deep enough for them to jump in but for an adult 6ft to stand to assist… little jacuzzi pool is nice to relax on an evening.
Seating area for TV has 3 large sofas and Apple TV/Netflix/Disney can all be signed in to use through a box.
Bedrooms all large and comfortable and plenty of bathroom space for each bedroom.
There is a well stocked seven 11 petrol and shop at the end of the road (that do great pizza slices) and Walmart superstore only 10 minutes away. There is also a great play park 5 minutes walking distance from the house that has a well maintained tennis court. There is also a friend security guard who Drives round the complex to keep a check on everything which makes everything feel really secure.
We also went to a couple of rocket launches at cape Canaveral which was only 1hr 20 away.
We’ve already booked for next year, and look forward to returning.

This home was absolutely wonderful! Clean, well equipped, in a nice, quiet neighborhood, private back yard, free long distance calling and heated pool. We had no difficulty with the internet connection or TV, everything was smooth and simple to use. I would highly recommend this home and hope to return again! There’s only one thing I would add to the kitchen and that’s a Kuerig coffeemaker.

We just needed a comfy place for our extended family to stay for a quick weekender to Disney. The home was lovely and clean. Beds were comfy and more than plentiful! This would’ve been a great house to stay for an extended trip as well! Highly recommend!

The house is absolutely clean and tidy, both the pool area and interior. Luckily not full of personal belongings, but just the things you need for a nice stay. The pool table was a nice touch and did engage our restless teenagers The homeowner responded quickly to our questions and was very accommodating . Gated quiet neighborhood is a plus. We can highly recommend this property.

This is by far the best rental we’ve ever stayed in!!
It was close to the Universal Studios parks and was spacious enough to fit our family comfortably. Our kids loved playing pool during the evenings. Everything on the VRBO rental description was accurate, I can not think of one single issue we had with the property.
We also couldn’t have asked for better hosts. We’ve been using VRBO for many years and we’ve never experienced the communication and care like Robert and Amanda provided. Anytime I messaged them they responded quickly.
We will definitely book with them again when we’re in the Orlando area :)

We loved our stay in Orlando. The house was wonderful it had everything we needed for a great week. The kids and adults enjoy the pool. The house was in a great location where we were able to go and do all the things we wanted to do while in Orlando. Thank you very much for letting us rent the house for the week. This property is amazing, the home is very well maintained, cleanliness was definitely a 10 had no issues what so ever, the location was perfect I have no negative feedback if your looking for a wonderful get away in a home away from home this is your place our family will definitely be returning for summer of 2023 this home is everything you need for your vacation our family of 7 had plenty of space beds were comfortable pool on the lake was the icing on the cake this was by far our best vacation home, I would highly recommend this home for your stay in Florida look forward to returning thank you so much for opening your home to our family.

The pond in the back yard gives you access to view some birds, turtles, fish, Etc. It really was fantastic. It is a little further down in Kissimmee than you would think so travel time does increase a little when you go places but that's not bad because your out from the business of it all. The master bed was a little old and will need replacing soon. The Kitchen was pretty bare bones as far as cooking spices or oils and such. You will need to bring everything you need to cook except for pans and utensils. Overall I would stay there again. It really was a nice spot.

The property is listed correctly. Close to the parks and shopping. The pool was inviting and the house very clean. We did have a couple of hiccups but the owner corrected the issue very quickly and she was very easy to contact. The only issue we had was the beds. If you wanted a good night sleep - well this is a rental property. We would definitely return if the mattresses were updated. Thank you for allowing us to use your Florida home.

The rental smelled lemon FRESH and CLEAN when we arrived, but the trash can outside was overflowing from previous guests. My husband did his best to remedy the situation, but that shouldn't have been something we needed to address upon arrival.
The location was GREAT! It was an easy drive to Kennedy Space Center, just over an hour, and various Disney adventures were close by.
The pool felt secluded and private from neighbors, although we had a cute duck come visit us . As a mom the net around the pool also seemed secure.
This house would be great for two families vacationing together. Both the king and queen rooms have fulls bathrooms. Two masters! The house also was equipped for younger kids.
My only other complaint, aside from the trash outside, would probably be the mattresses and pillows. The pillows from the twin bedrooms are flat as pancakes. My husband and I also had a hard time sleeping on the master bedroom mattress. There also are not extra pillows. So if you have a full house and someone uses more than one pillow (like I do) you might be out of luck. A few extra throw blankets in the closet would be nice too. (For those husband's who freeze when their menopausal wives are having their hot flashes!)

Overall, house is clean. However, grill was small and dirty. There were no spices, not even salt or pepper. Kids games (pool or ping-pong) is small, pictures purported it as regular size. Besides that, the house stay was enjoyable. I just wish these were known to me before the booking.

Issues we found that you may already know or that you might want to fix. (Not a problem for us)
Cord broken on curtains by slider to lanai. Fence to pool won't close all the way. It could be dangerous for young kids. Left sink in master bathroom is slow draining. Toilet in 2nd bath needs to be set to flush properly. You know of termite damage around door to 2nd bathroom, I believe. Stains on arm and several cushions in living area. Refrigerator drawer is broken/hard to open & close. Cover broken over control of pool jets. Hole in screen door, right side.
We very much enjoyed our time in your home. It was peaceful and seemed secluded even though it wasn't. It gave us what we wanted, peace and quiet.

My husband was working remotely while we tried to escape part of our cold winter weather. The WiFi was great and he had no issues connecting for work.. I was hoping to use the pool to continue water aerobics for myself and my mom but the pool heater only reached its set temperature the last two days we were there and the pool heater wasn’t working our first week. So we used the pool 7 days out of the month we were there.
But the property manager was taking care of any issues very quickly and was very kind.
We were able to enjoy walks in the quiet, gated community most days. So that was great. The birds were a lot of fun to watch too.
The home is beautiful, spacious and fit our needs perfectly! My mom says it was “perfect”!
I have learned that February may be the better option for a Florida trip if I want to use the pool.
Amanda was great and responded quickly to any questions.
We enjoyed our stay and would go back in a different month for a future trip.

One suggestion would be to have a cover for pool to keep it heated overnight.

Overall the property was great only a few minor issues but the owner responded quickly to try and resolve. The mattresses needs to be changed however the owner purchased a mattress topper to help with the poor quality of the mattress but in the end the mattress needs replaced, the pool heater did not work even after owner addressed the issue, the game table needs replaced it was unusable. Over-all i would recommend this property for rental as the owner is addressing these issues.
