IDEAL FOR LARGE GROUPS These properties are located in the heart of Cowes, Phillip Island. They're only a 5 minute walk to the beautiful Cowes beach, 2 minute walk to the Cowes main street with all the boutique shops, amazing coffee shops, bars, pub, amusements, RSL and many lovely restaurants, not to mention all the other surrounding lovely beaches bordering this mesmerizing Island. The layout of the properties are as follows: PROPERTY 1 Downstairs : - 2 Bedrooms - Living Room - Bathroom - Toilet - Laundry - 2x Decks - Kitchenette / Alfresco - Large Carport Upstairs : - Living Room - Dining Room - Bedroom - Bathroom/Toilet - Kitchen - Outdoor Deck/Balcony PROPERTY 2 - 3 Bedrooms - Living & Dining Room - Kitchen - 2 Toilets - 2 Showers - Laundry - Outdoor Deck These are spacious properties with open plan living and consist of the the following: Property 1 - 1 x dining area, both indoor kitchen and outdoor alfresco/BBQ area with kitchenette with it's own deck and stone benchtop. - There are 2 LED flat screen TV's located both upstairs and downstairs. - The property has reverse cycle heating and cooling (air conditioning) throughout as well as panel heating in the bedrooms and spacious comfortable leather sofas/lounge suites. - Timber dining setting and chairs as well as an outdoor timber setting on the upstairs balcony/deck area. - There's also a glass aluminium dining table on the downstairs deck with aluminium café chairs as well as natural timber chairs with a lovely outdoor enclosed garden. - The kitchen is modern with plenty of cupboards and stone benchtop, well equipped with the latest induction cooktop and electric oven with 2x of microwaves, 2x toasters, kettles and a refrigerator/freezer. - The downstairs living area has a quality foosball table with a fully licenced arcade machine (stand up Neo Geo style) - NOT AVAILABLE UNTIL FURTHER NOTICE - Carport Property 2 - LED flat screen TV and foosball table. - The property has a split system air conditioner in the living room as well as panel heating in the bedrooms and spacious comfortable leather sofas/lounge suites. - Timber dining setting and chairs as well as an outdoor timber decking area with 2* aluminum glass tables and chairs. - The kitchen is modern with plenty of cupboards and well equipped with the latest electric cooktop and electric oven with a microwave, toaster, kettle and a refrigerator/freezer. - Private fenced large yard. Apart from the large carport, the long wide drive way can accommodate an additional 6 cars or even several boats or Jet Ski's. BED CONFIGURATION (PROPERTY 1) - Downstairs: Bedroom 1 (sleeps 4): - Queen Bed - Bunk Bed Bedroom 2 (sleeps 4): - Double Bed - Bunk Bed Upstairs: Bedroom 3 (sleeps 8) (Master Bedroom with Ensuite): - Double Bed - 2x Bunk Beds - Single Bed - Single Fold Up Bed BED CONFIGURATION (PROPERTY 2) - Bedroom 1 (sleeps 5): - 1 x Tri Bunk Bed - 1 x Single Bunk Bed Bedroom 2 (sleeps 5 ): - 1 x Tri Bunk Bed - 1 x Single Bunk Bed Bedroom 3 (sleeps 4) - 1 x Single Bed - 1 x Tri Bunk Bed PRICING POLICY: - The pricing is only a guide and varies depending on the season, public holidays, school holidays, events, occasion for booking and total number of people. - Correct pricing will be provided upon booking enquiry/request. - The pricing quoted is based on 24 guests only. - If there is less than 24 guests you will still be charged for a total of 24 guests. - Guests above 24 are charged between $100 - $150 per night per person depending on the season, public holidays, school holidays, events and occasion for booking. Pricing will be updated accordingly for payment via HomeAway upon booking request/enquiry. - Please note that these prices do not apply to schoolies bookings, bucks/hens weekends, parties, events and young groups below the age of 31 and will need to contact the owner for any queries and correct pricing. PARTIES & EVENTS: - Regarding parties and events we will need to be notified when making enquiries/reservations and it's at the owners discretion to accept or reject such requests and is decided on an individual basis. LINEN & TOWEL HIRE: - Linen can be hired at an additional sum of $800.00 and towels at an additional $400.00 for the duration of stay if required. - This is payable 2 weeks prior to check in and needs to be paid direct to the property owners. - Bank account details will be provided upon booking confirmation. SECURITY BOND: - A $3,000.00 refundable security bond is payable 1 week prior to check in and needs to be paid direct to the property. - Bank account details will be provided upon booking confirmation so that you can pay the security bond prior to check in. - The security bond may increase depending on the booking requirement/occasion for booking/total number of guests, age group of guests, (below 31 years of age are charged a higher security bond). - This will be refunded within 21 working days after check out subject to a satisfactory conditions report on property and contents by the cleaners and site supervisors. - We will not accept any bookings without the payment of the security bond prior to check in. PROPERTY CONDITIONS: - Upon booking confirmation the property owner will email the guest their terms and conditions/rental agreement and house rules. Important Note: - It is our requirement for our terms and conditions to be thoroughly read and understood prior to check in and we also require you to sign and return a copy back to us along with a copy of your drivers license upon making the booking. SCHOOLIES BOOKINGS: - Please note that these prices do not apply to schoolies bookings and you will need to contact the owner for prices or any queries you may have. ONE NIGHT BOOKINGS: - One night bookings may be applicable depending on availability and at a higher rate than the standard. - Please contact us for price or any queries. SERVICE FEES: - HomeAway/Stayz online bookings will charge a Service Fee. - This fee is not paid to us as the owners and is a charge made independently by the HomeAway/Stayz online payment booking system. VIDEO SURVEILLANCE/CCTV: - - There is video surveillance outside the properties for security and crime prevention and for the protection and safety of the property and guests.

The two houses are in a great location and are set up for large groups of people which was excellent for our group. Clean and tidy on the inside. If you have kids, ask about the garden area before booking because the grass was not cut when we stayed there. Easy walk to the beach and the main street of Cowes. Plenty of along the driveway. It would be great if linen were included due to the cost of booking the place.

Communication could have been better. With a very large family, we needed to use some things from the second house. For the "seniors " of the group, working out operating lights and blinds was a challenge!! Nice and clean. Was surprised the blankets were warm...apologies there. Vacuum cleaner VERY sad...but we managed. 😉 if we had the other 4 family members, we wouldn't be able to use this facility...sadly. The family configuration wouldn't work. We had a great weekend!!
