Master suite features a King size bed with large tub and walk-in shower in en-suite bath. Guest bedrooms #1 & #2 have two twin sets in each room. The upper level of the home is finished as a efficiency suite with pullman kitchen, full bath and two daybeds the offer sleeping for 4 people and a balcony area overlooking the pool. Lovely lanai with heated pool and spillover spa! Great direct access for boating to the Marco River. Dock-No lift 55" Flat screen TV-dvd in Family room area. 45" Flat screen TV in Master bedroom. Efficiency Suite has a 46" Flat screen TV WiFi and landline phone No smoking Pet friendly Daily electrical allowance: $12 Maximum Occupancy: 10 Minimum Stay: 7 nights $500. Refundable Security Deposit Rate premiums may apply based upon requested dates of stay. Marco Island City has mostly common sense rules for vacation rentals. Not following these rules can result in big fines which you will be required to pay. We want you to have a great visit so follow our house rules, avoid the fines and spend that cash on something fun. Noise The # 1 complaint on Marco about rental homes is excessive noise after 8pm. Please limit outdoor noise from 8 pm to 8 am including pool, dock and lanai areas. We suggest you stay inside the house after 8 pm if you plan to listen to music, watch TV, play games, have a rousing conversation with lots of laughter. etc.. IF the police visit the house during your stay, you are too loud. Noise travels across water very easily. City Fines can be from $250 to $5,000 (five thousand). Plus the host agency has an administrative fine of $100 or more. Vehicles & Parking The # 3 complaint on Marco about rental homes is excessive vehicles on the property. One vehicle per bedroom is the maximum allowed. Some homes may be less depending on the size of the driveway compared to the house. If the city observes excess vehicles – you may pay a daily fine of $50/vehicle and they can towed away No part of the parked vehicle can be covering any portion of the sidewalk. Never park overnight in the between sidewalk and street. Occupancy and number of People The # 2 complaint on Marco about rental homes is overcrowding. All homes have a maximum # of people allowed per the fire codes. Infants and children are calculated in this number as one per child. We may ask you for the names of everyone in your group after you make your reservation. You will need to give us the names prior to checking in and picking up your keys. Excess people at the property is a violation of your rental agreement and can mean you have to leave. The host agency may fine you if it does not cancel the rental. Trash We have a Trash service that will bring the bins down to the road on garbage and recycle days- Wednesday and Sunday Evenings. If the cans are inside the garage, please put them out on the driveway. We may charge you $50 if you don’t’ do this AND the cost to dispose of the trash. Garbage trucks will be by to pick up the trash on Thursday morning and Monday morning. House Condition The house is clean when you arrive. We expect you to leave the house in reasonably clean condition when you leave. On check out, excessive laundry will be charged to you at $25/ load The kitchen stove, fridge, cabinets and counters should be free of food. All dishes should be clean on departure.

LOcations is great. Inside cabinets mouse droppings. we saw roaches in several places. The pantry is lock so we had to put our stuff on the counter. I spoke with the manager toll her their mold in property. she said that they had a water leak, and they told the owner. so impacted the second floor. well, you also have it on the first floor between Living room and the Den. we had no internet for 3 days. not enoough pots and pans. THe pool Deck needs work. Jacjusi the tile where water drops is cut and dangerous.

I rented this property because I do not have enough room in my own Marco house to accommodate everyone. We just used this house for sleeping and bathing. It served its purpose.

Over all the property is great. The location is great and Marco Island is fantastic. The home is large and has all the amenities that you can look for in a family vacation. Parking at Horizon's makes getting to the beach much easier then other properties. Unfortunately the home does show a lot of wear and tear. If these items get touched up this property can be amazing.

The size of the house was perfect for our family of 9. We enjoyed the pool area and used the dock for kayaks and jet skis. The kitchen was spacious and a great meeting point for the family. The upstairs room was an added bonus as it served as a great location for the teens to gather and play games. The house can use a deep cleaning. The property needs a little TLC. I would definitely return but would like to see the cleanliness issue taken care of.

Great Vacation! Amazing memories!

Really enjoyed our first family vacation in over a year. We've visited Marco Island several times and this was the perfect space to accommodate our family and a few of our teenaged kids' friends. We rented a kayak and paddleboards which we launched from the private dock on the calm waterways and even saw several dolphins. Fishing, bbq, hot tub and beautiful nearby beaches all added to the memories. Thanks for sharing your house.

The home is large, very clean and in excellent location. Property management was great about communication, check-in/out, etc. Only issue is that the property could use some TLC (e.g., a new interior paint job throughout, some attention to kitchen amenities and a some outdoor yard clean-up. These issues are all that keep me from a 5-star rating.

The house is just as it is pictured. We had an amazing vacation with our kids and in laws. It is very spacious and the management company was great to work with. It has an upstairs area that my husband used as an office that was very comfortable. I would definitely stay here again!

Had a great stay. Loved the pool, view and location. The hike is a bit run down but with a little TLC it would be awesome. The master bed was comfy but the Guest beds are simply twins moved together which left a gap in the middle. I own rentals too and if this were my home I would take a bit of time and money to upgrade some things like paint, kitchen equipment and mattresses. Communication with manager was top notch!
