Located in a quiet street with Red Rocks beach not far away, this beach house has two living areas (both with huge 65 inch smart TV's) and the garage has been converted into a games room with table tennis the main attraction. Large Master bedroom with Queen bed, ensuite and 65inch smart TV. Single level home with four bedrooms, two living areas and two bathrooms. Main bathroom has bathtub & separate toliet. Powerful outdoor endless spa with jaquzzi. 4 Bedrooms, 2 living areas, 2 bathrooms. Split System air conditioning/heating 3 x 65inch flat screen smart TV's. Free WiFi, UHD 4K Netflix subscription XBox console Table Tennis table Coffee machine with pods Sandwich press Large laundry with sink, washing machine & dryer. Iron & ironing board, vacuum cleaner BBQ ---- LINEN: * Full linen is provided including bath towels.  * Hand towels and face washers are provided for all bathrooms. * Doonas & pillows & blankets are provided.    * Linen for porta-cot is not supplied. * Tea Towels are provided. ---- The house bedding configuration is as follows: Master Bedroom: One Queen bed (with Ensuite) Bedroom 2: One Queen bed  Bedroom 3: One Queen bed   Bedroom 4: Two Tri bunks (each bunk bed has one double bottom and one single top). ---- Porta Cot & highchair available for your use --- Guests will be sent detailed information via the Airbnb messaging system (or direct email). This will include instructions for the location of the key box and the key box code. Guests will have our contact details and are welcome to contact us at any time during their stay. ------ GUEST GUIDELINES, CODE OF CONDUCT & INFORMATION STRICTLY NO SCHOOLIES OR GROUPS UNDER 25 YEARS OF AGE. (With the exception of children accompanied by parents) Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly the tariff rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of your bond and/or additional payments. Disturbance to our neighbours, including excessive noise, is prohibited and will result in termination of rental and/or loss of bond. Between 10.30pm and 8am noise levels must not disturb neighbours. EPA enforced neighbourhood quiet hours are from 10.30pm - 8am. At any time there is to be NO LOUD aggressive behaviour, yelling, screaming and or arguing. Excess vehicles are not permitted, general ratio is one car per every two people maximum. Boats, jetski's, caravans may be permitted but must be mentioned at the time of confirmation. Please - STRICTLY NO SMOKING INSIDE. ----- PETS: Pets are allowed but must be mentioned during the booking correspondence. Specific information regarding the pet ie type/breed must be given. * Please make sure to pick up your dog's droppings. This is your responsibility to do this. Please use a plastic bag and dispose of the bag in the outside rubbish bin. * If your dog is a compulsive barker or tends to bark more in unfamiliar environments you may want to consider leaving him/her at home. Dogs that bark relentlessly have been an issue with the neighbours in the past at this particular property. To ensure you have "quiet enjoyment" of the property the owners and management would prefer the peace be kept. ----- We also require a bond in some cases which is fully refundable after your stay. Weekend and Long weekend Stays may be allocated a late checkout which will be subject to change. If another booking comes into the property on the day of your checkout the checkout time will be revertedback to the standard checkout time of 10am. HomeAway/Stayz online bookings will charge a SERVICE FEE.
