This immaculate condo overlooks the Caribbean from its wall-to-wall windows and private roof deck. With 2 bedrooms, 2 and a half baths, generous living spaces and stylish finishes, you’ll enjoy a perfect setting for relaxing by the sea. Enjoy dining and lounging in the generously-sized living/dining area graced by floor to ceiling glass sliding doors that lead out to a spacious terrace overlooking the courtyard, pool area and blue Caribbean beyond. The spacious master suite features a wall of windows overlooking the sea, a king bed, and an en suite bath. The sunny second bedroom is welcoming and has its own en suite bath as well. What really sets this condo apart is the private roof deck, which has a shaded seating area, loungers for sitting in the sun, wet bar, outdoor shower and half bath. This is the perfect spot to enjoy your morning coffee — watching the sun rise over the Caribbean- or evening cocktail watching the sunset. Palma Real is a 15-unit, 3-storey gated complex at the south end of the charming fishing village of Puerto Morelos. It is beautifully maintained, with on-site staff and security, off-street parking, a courtyard with quiet pool, hot tub, and a stretch of Caribbean beach right out front! Palma Real's location near the federal port means that our beach is peaceful and free of local vendors. Full disclosure: in some years or seasons, the sargassum (seaweed) on our beach and on the beach in town can be off-putting and interfere with our enjoyment of the oceanfront. This can and does change overnight, in either direction. You can research sargassum levels on websites which are updated daily. Puerto Morelos is the hidden jewel of the Mayan Riviera and is well known for its wide, white beaches, vibrant town center and restaurant scene, charming shops and local artisans. It is just 15 minutes south of the Cancun International Airport and approximately 25 minutes north of Playa del Carmen. Our condo is 1km from Puerto Morelos- just a 10-minute walk. Stroll in for dinner in one of Puerto Morelos's delicious restaurants and take a $3-$4 cab ride home from town. If you prefer to cook in the condo's gourmet kitchen or bbq on the terrace, there is a large, American-style supermarket located right downtown where you can stock up on groceries, wine and beer, and prepared meals to take home. We will put you in touch with our property manager close to your arrival. She can offer assistance with transportation from the airport and answer any questions you may have about the condo or Puerto Morelos. She will be available during your stay to recommend tours and activities, rent bicycles, or book services. The unit was just as advertised, Mercedes was a big help with checking us in and making sure everything went smooth. She also helped with renting a car for a couple days, Renting the golf cart and arranging transportation from the airport. The complex is great. Not a lot of people so we had the pool mostly to ourselves. We will be back.

Peaceful, relaxing, beautiful, just what we were looking for. Mercedes, Gustavo and Louis are friendly and attentive, awesome service. Make sure you add the golf cart, it made our trip much more pleasurable.

We just returned from a month long stay at this beautiful property! If you are looking for a nice, relaxing place to stay then this is the place for you. The property itself is exactly as pictured. It has a lovely heated pool and hot tub that we used many times! A huge shout out to the property manager, Mercedes! She was fabulous to work with and took very good care of us! The only down side to this property was the beach (which is no ones fault) The property itself was perfect!!

We absolutely loved this property and would stay here again.
The kitchen was well-stocked, everything was spotless, and everything we needed was provided.
The view from the property is amazing, especially from the rooftop terrace which we used daily. The hot tub was warm and the outdoor shower was great.
Mercedes acts as your hostess while you are there and is fantastic. Her communication is prompt and she's available to provide you anything you need. She recommended and set up a snorkeling tour for us with "Pollito" which was great and very reasonably priced.

Puerto Morelos! What a wonderful property to enjoy all that the town has to offer. We had a wonderful time enjoying the condo and the weather. The seaweed washed the beach out by the property while we were staying. That was a bit disappointing, but thankfully we had the jacuzzi to enjoy on the rooftop and enjoy the view!

Beautiful property for our family’s spring break
We had such a nice time at the Palma Real Condos in Puerto Morales - Mercedes, the property manager, arranged our airport transfer and met us at the property to review all the accommodations. Very clean and well appointed - had fully stocked kitchen, washer and dryer and cabinet full of bath/beach towels and books! Never had to worry about finding a pool or beach side lounger and the constant ocean breeze made the rooftop area perfect for morning coffee and evening wine! Highly recommend.

Nice place but strange location
It is clear that the owners spend a lot of time in their condo as it is nicely appointed and well maintained. The roof top patio is lovely however as the unit is near to mangroves, one needs to be prepared to lots of gnats at dusk. The location is somewhat awkward as the condo building is adjacent to the port which has a security storage area so it feels like the building is nest to a prison. The beach is not very wide but more importantly, if renting this unit, bring water shoes as there are a lot of small rocks in the water. The AC works very well but is rarely required as the ceiling fans should suffice. The wifi is strong and there is satellite TV. In unit laundry is helpful for drying damp towels. Other than the somewhat strange location, this is a lovely place.

Wow Breathtaking

The condo is beautiful! great view small complex only 15 units total.
The other condo owners were helpful and welcoming. The privet deck is lovely, great hot or cool tub temp can be adjusted cool for the heat of the day and warm at night. The common pool area is full of lounge chairs in sun and shade never crowded. The king bed was so comfy great sheets and towels both bath and beach. The artwork (local I think) added to make the whole condo feel special not cookie cutter. Everything was there, to have a dinner party for 6 or taking a picnic to the beach. There were even coffee and filters for the 1st morning before you get to the now fantastic grocery store. The owners have put together a great book on how to work everything in the condo along with a great guide to the town, restaurants, things to do. This Condo and the whole complex is well maintained and beautiful. I can't think of anything that was not great we loved it from top to bottom- so much room. Felt like being at home but with a great view and breeze to die for. The short walk to town was nice and we always felf safeWe would defiantly rebook!

Very nice apartment with a beautiful view!
This apartment is very well equipped with a beautiful rooftop terrace and outdoor shower. We spent a relaxing and quiet time here. The beach is quite small and at the time we were there (July/August) there was a lot of seaweed at the beach and in the sea. We could not go into the sea. This was a pity, but the common pool is very nice too.

Comfortable and Enjoyable
Our family had a great time at the condo. The beds were comfortable, and the kitchen had any utensil or tool you needed. The pool was great with a beautiful view. The beach was small and unfortunately inundated with sargassum during our stay (a seaweed that is all along the Mayan Riveria this year), but we really enjoyed being by the pool. We used bikes to get to town and back, and this worked very well for us.

Great 2 weeks ..........
Puerto Morelos is an ideal village if you want to escape the crowds. Lots of good restaurants to choose from. The condo is very spacious and equipped with high end furnishings, appliances and kitchenware. Very comfortable beds. The Infinity pool is spotlessly clean and nice and warm, the nearby hot tub was great. We were looking for stress free relaxation and this condo filled the bill.

Beautiful Condo
This condo is very nice, clean and up-to-date. Very comfortable and overall the building was well maintained. The condo is stocked with everything and anything you may need for meals, drinks, etc. There is a nice pool with chairs for lounging. If I could change anything it would be the location. You can't get to town via the beach given the shipping docks however the walk into town via the streets is not bad.

Excellent, quite condo for adults
This is a very nice 2 bedroom, 3 bath condo. The location is beside a commercial ship port but does not detract. We were their with a 5 year granddaughter and while she enjoyed the pool, the complex was filled with very nice adults, no children. The beach is very small and not good for swimming. It has great access to Puerto Morelos, 10 minutes walking or $2.50 cab ride. Its is very clean and the condo is well furnished. The top deck is great for hanging out with a working Jacuzzi. The owner is very responsive to needs.

Truly a Piece of Paradise
Over the Christmas holiday my husband and two adult children stayed in this penthouse condo and had a wonderful time. If you have ever been to Cancun and Playa del Carmen, you know what a tourist hustle it can be. Even though Puerto Morelos is just a 25 minute drive south from the Cancun airport, you feel miles away from the hustle and tourism of this very popular stretch of Mexico. The condo is situated within an enjoyable walk into town, but has a beach that is very long and private. You can easily walk 40 minutes down the beach in the direction opposite town. The condominium complex had maybe a dozen people we saw around the pool and in the chairs along the beach, but we never had to reserve seats or feel like we need to get out to the pool before the chairs were gone. The unit itself was very clean, comfy and better equipped with kitchen gadgets and serving dishes than my own home. Loved having a fully stocked laundry room so we did not come home with dirty clothes! An expansive and very diverse grocery store was just a couple miles down the road and we enjoyed shopping for ingredients to make simple breakfasts and snacks. Dinners out in the town offered a lot of variety and very good meals. We used trip advisor and yelp to guide us and for the most part were happy with our choices. The town square was the place to be at night where locals entertained and ice cream and churros were sold. You really felt a part of a small local Mexican community. Everyone was very friendly and welcoming wherever we went in town.
We loved snorkeling the local reef, walking, visiting local cenotes, and even stopped at the Croco Cun zoo (which seemed like it would be cheesy, but was lead by a biologist and was very interactive and informative!). We rented a car just to give ourselves freedom to get around outside of Puerto Morelos, but in town we walked everywhere!
Our favorite part of the unit was the roof top. It was great for happy hours and sunset views, relaxing after venturing out during the day, and having coffee in the morning and viewing the sunrise. We all thought that we had the best unit in the whole complex! We did have a little mishap with one of the bathroom doors locking from the outside, but the maintenance man we called for the condo was really quick and helpful. Problem solved and vacation continued.
HIGHLY RECOMMEND this condo and Puero Morelos!! Thanks for allowing us to make great memories here.

Awesome time in Puerto Morelos
The condo complex was great. Unlike a resort where you get up early to save a spot by the pool or beach. Pool and hot tub were awesome. The beach is nice but the time of year maybe there was a lot of sea weed coming ashore. The condo was awesome, everything you could think off they had in the cupboards. The beds were super comfortable. For the first time in my life, I never watched a minute of TV. I got up early went for a walk, read my book on the roof top patio. Had breakfast and lunch at the condo.Swam in the pool everyday. Went out for dinner 5 nights, short 7 minute walk to the first one. Walked back after dark, very safe area. Ordered pizza in the last night. Great spot, awesome accommodations, would return there again in a heartbeat.

Great Condo, Good Location, Wonderful Town
Stayed for a week and had a great time in Puerto Morelos (PM). The condo had everything we needed from a fully equipped kitchen to towels and toilet paper. The rooftop terrace was lovely and we spent every morning having coffee and relaxing as we planned each day's activities. The pool was necessary since we spent most afternoons cooling off there instead of the small beach area. The only reason for taking off a half star is the location. The condo is away from PM (although walking distance) next to the commercial port which makes it slightly off the beaten path (and hard for others to find such as airport transfers). No bars or restaurants close by but we did buy some groceries for simple breakfasts and afternoon happy hours. We also rented bikes which made the trips to town simpler for lunches and dinners.
PM is a small, sleepy town with MANY restaurants to choose from. The beach there had great sand and decent snorkeling (take a boat ride to the reef - worth it). We have found over the past decade that too many other destinations such as Playa Del Carmen and Cancun are SO built up and touristy - PM is still quaint and friendly. We drove to other areas (Tulum, Akumal, PDC, etc.) for activities and came back to relax in PM and our condo.
Overall, this was a wonderful rental. The management company was terrific - very responsive. We had a great time and I would recommend staying here for a quiet vacation location. Thanks for sharing your home with us!

Fantastic condo with wonderful amenities!
We really enjoyed this condo! The pool & rooftop deck were amazing! Very clean, secure, well stocked and comfortable. The location, about 1/2 a mile south of the main square in town and across from a large commercial shipyard was not ideal. But the condo and amenities more than made up for the short bike ride into town. I would definitely rent this condo again. It's probably one of the nicest condos in all of Puerto Morelos.

This was our whole family's favorite vacation place to stay.
This condo is beautiful. It was very well taken care of and very clean and stocked - ready for our stay. There are well written simple instructions on how to operate everything in the condo. The maintenance man, Les was there to help with any questions.
Dawn was so helpful with getting every detail to us before our trip and any questions we had during our trip. She gave us great recommendations for Green Bikes -bike rental, photographer Michael Maurus who took our family pictures on the condo property. Our family of 5 stayed here for spring break 2017 and LOVED all the space, well stocked kitchen for cooking and the upper balcony to hang out, sit in the hot tub and talk and laugh. the view and ocean breeze we're awesome. There were other couples and families staying in the condos and all the guests were friendly and respectful. We were glad to have the bikes to ride into town easily for dinner and snorkeling on the beach. Puerto Morales and especially the people are very welcoming, kind and helpful. The church in town is a great place to sit and cool down and take in the beauty of the town and it's people. Also they sell ice cream next door and the proceeds go to the church. We fell in love with this town last year on our vacation and this year, we found the perfect spot to stay. We will come back to this condo many more times.

We loved our stay!
We loved our stay in this wonderful condo! The rooftop was priceless! The condo had everything you would need to make your own meals, but don't skip the chance to walk into town and enjoy the many restaurants there.
The people at Mayan Riviera Properties (Les, Anna and Benjamin) were very helpful in planning things to do and answering our questions!

Dream vacation
Four of us stayed 4 wonderful nights here. The condo was immaculate, beds heavenly ( my husband wanted to take his pillow home with him!), kitchen was fully stocked pool and hot tub were perfect. We badically had pool to ourselves. Emilio the taxi guy was the best!! Gustavo was working from sunup til 5 every day. The road to town was being dug up and resurfaced, so we took taxi into town. All restaurants were great, especially the ceviche at Pelicanos! We are now talking another couple into coming back this October. Loved it!

Great Property in a Friendly, Convenient Location
Our family of 3 (with 8 yr old son) stayed here for 9 nights and had a great time. Some highlights:
PROS:
* LOCATION! You really are only an 8-10 min walk to downtown PM. If we had to do it all over again, we would rent bikes for the duration to make getting downtown easier in the summer heat. It is just too hot in the Yucatan summer to make it practical to walk in the sun from ~11am-4pm. You have to call a cab or, if you had a bike and a good wide brim hat you could manage summer. This should not be an issue most times of year. PM is in a GREAT central location for the Caribbean coast - Cancun airport is only 20 mins away (yet you feel far from Cancun). Many cenotes just inland from town to swim and snorkel in. Our son loved it. Great diving/snorkeling just a few mins offshore. Easy bus service from the highway north to Cancun (we took it to get to the fast boat to Isla Mujeres) or south to Playa and Tulum. We thought we would need a car but between bus service and reasonable hourly taxi rates, did fine without one.
* Palma Real is a nice complex - quality materials and design. Only 15 units, most of which were not occupied at the time so plenty of outdoor space and quiet. Newer (8 years and well maintained given how quickly materials can weather in the tropics). Unit 305 is the best of all!
* Friendly and helpful staff. The building manager, Gonzalo was especially awesome and fun to talk with as well. Owners were easy to deal with and quick to answer inquiries.
* Great pool. Bigger than most in a complex of its size. Lots of lounging/sitting areas. We had it to ourselves most times.
* Our favorite: The remodeled rooftop terrace with sitting area, wet bar and our own hot tub! In the mornings and evenings, a great place to hang out.
* Fully equipped kitchen, with everything you could need. Big grocery store in town near the highway to stock up at.
CONS:
* Really nothing major. There was an issue with the phone that forced us to find somebody every time we needed to call a cab, but it should be fixed so future visits shouldn't have issues.
* The beach was not what it looked like in VRBO pics. Tons of floating seaweed would pile up each day. The staff tried to keep up but just couldn't. Same problem in town. We were told this is a problem across the Caribbean this season. What can you do? Shouldn't stop you from staying just realize certain times of year there will be seaweed at the shore.
Bottom line, we would stay here again!

Great stay.
We were greeted by Ronald at the front door, helped with our luggage and pile of groceries. We were blessed with great weather so the rooftop terrace was used a ton. We watched the sun rise and set, sat in the hot tub and lounged on the couch. Puerto Morelos is the easy 10 minute walk that we were told about prior to the trip, the town is just as described too. Sleepy little town that is quiet, has great places to eat, fish and snorkel.
The condo itself was perfect. Large, well equipped kitchen, comfortable beds and all the other things that were promised. We did not use, but were all there and working. A/C, TV, Internet, printer. Everything else that we needed was available too. Beach and pool towels, kayaks and other?
We always try a new vacation spot but may have to return to this one. I give this condo and Puerto Morelos my full endorsement.
