About this condo rental

If you are looking for a world class location with some of the best beaches in the country, walking distance to shops, restaurants, and everything that Newport Beach has to offer with beach access right out the buildings back door, this place can't be beat. This is a studio unit, facing the street (Balboa Blvd) with peek a boo views through the homes of the bay. The building is located right on the Sand, street bay side facing unit, this unit is not on the sand. When you walk out the back door of the building and you will see miles of beach and sand, the world famous wedge, and the Balboa Pier. Boogie board, surf, bike, stroll the pier and board walk, play at the ocean front park, grab a coffee, or a bite to eat one of the excellent restaurants. Does not face the beach, parking can be difficult, older building with relatively thin walls that can be noisy. Coin operated community laundry is on the first level next to the stair well. The city of Newport Beach charges 10% TOT it will be included in the total charges when you reserve. Business License Number – BT30065757 Permit- SLP13061 This is a 200 square foot efficiency unit, appropriate for 2 adults. Ocean front building, the unit itself is not ocean front. Minimum age for responsible renter is 25 This unit does not have AC, most ocean close units in Newport Beach do not. If you are temperature sensitive, this may not be the right unit for you in the summer. If you are noise sensitive this may not be the right unit for you, there are 10 units in the building and the peninsula tends to have a younger crowd. In addition to the stated cancellation policy, any credit/debit card processing fees will be deducted from the cancellation refund if a credit/debit card is used, generally around 3%. Pets are subject to owner approval, please provide breed, age, weight and note that pet fees apply. No guarantee of approval, if you have a pet allergy this unit may occasionally have pets and it may or may not be appropriate for you. We clean thoroughly between guests. If you are pet sensitive please use your discretion. No CATS Allowed Absolutely no smoking. Smoking fines start at $500 If you smoke fine is $500, if smoking bothers other guests you will be responsible for any compensation to other guests. Rentspree application required for reservations of 28 nights or more and be approved based on the report by the owner. Other Things to Note: We want to be honest and transparent with you about this building. It is an old building with a lot of character and history, but it also has a few drawbacks. The units are cozy and compact, which may not suit everyone's preferences. The walls are not very thick, so you may hear some sounds from your neighbors or the street. This may not be a problem for most people, but if you are very sensitive to noise, you may find it challenging to stay here. We hope you understand and appreciate our honesty. This may not apply to everyone, but we stayed here for 2 nights and while the location was perfect, the WiFi was atrocious. The TV would often disconnect, as would our phones. But, what was worse was that I was trying to work from the property for a couple of days and the WiFi wouldn't connect or when it did it was so unreliable to make attending meetings impossible. A very frustrating experience. I tried all of the backup WiFi networks the property manager suggested and none were any better. The walls were very thin as well so there was a lot of noise from the outside of the building as people were parking and talking. That didn't affect us too much but worth mentioning if people are sensitive to that. All in all, if you don't plan on making use of WiFi then this property is probably fine for you. Otherwise I would avoid it.

My boyfriend and I stayed here for a week vacation. The location is great. Once we checked in, I did everything I could to get in contact with the property manager for questions we had during the stay. We called, texted, and messaged through the Vrbo app with absolutely no response. Furthermore, there is NO parking for most of their units, which wasn’t included in the listing. Only 3 out of their many, many units are allowed a spot on the premises. Otherwise, it’s street parking (which we could never find), so you’re paying for parking each day. Lastly, The toilet had stool on it and the walls were dirty.

Clean, cozy space. New stove, fridge, clean shower. Nice for a couple looking for a retreat. Didn't spend much time in the unit because it's in a perfect spot that's close to amenities. Spent most of our time at the fun zone and at the beach, and enjoyed many other nearby shops.
