Location brilliant
sofa is a bit hard...so not that comfy but this is really a base to enjoy surrounding area.

everything it’s quaint quiet and just beautiful and the flowers on arrival with logs by the wood burner great communication with Karen prior to visit and everything including tea and coffee on your arrival

A lovely little cottage near the centre of the village. Everything we needed was there even fresh milk and tea/coffee on arrival!

Location was perfect, 100 yards to nearest pub and about the same to the railway station.

back bed was uncomfortable for my daughter. bed squeaked a lot when she moved and the mattress lumpy and she could feel the springs

Lovely quirky cottage, centrally located in a picturesque village by the river. Two nice friendly pubs serving great food. Nice walks along the river to both Exmouth and Topsham and close to train station for easy access by train to Exeter

Location was perfect, cottage was cosy and had all we needed for a long weekend.
Very useful having the station so close.
Somewhat confusing signage in the car park about parking fees so we just used the phone app which worked very well (not the fault of the cottage but worth letting other visitors know about).

The cosiness of the cottage with the log burner & quirky old artifacts.
Great location in the centre of the village & close to the train station which we used to travel back from Exmouth after a walk & we went to a restaurant in Exmouth one evening by train so we could enjoy a drink.
Choice of three pubs in the village all within walking distance.
Perhaps a better quality TV not that we watched much but the sound quality is poor. We used it to listen to music too.
A hook on the back of the bathroom door would be useful to hang an extra towel.

We liked the quaint character of the cottage.The location was also really good-especially for walking the Exe estuary trail to Exmouth one way and Topsham the other(with pit stop in Exton at lovely pub, the Puffing Billy).
The cottage took a while to warm up on the first day and seemed quite draughty downstairs. We thought the grouting in the bathroom needed a deep clean or re-doing, which didn’t give a good impression and there was no heater in there either.

Lovely old cottage in a delightful village, good local store and two very good pubs for eating and drinking, a wonderful place to stay and see the wonderful countryside, also a local train service for those who wanted to explore further afield.

Had a great weeks stay at the Pepper Pot, a quirky little cottage but that suited us down to the ground, all facilities you needed were there. The village is lovely with 4 great pubs, a convenience store with PO and a little cafe. With the train station so close, (which you don't notice), you can reach Exmouth, Exeter, Dawlish, Paignton, Torquay etc. so plenty to do. I bought an East Devon Parking permit which cost £25 for the full 7 days and then didn't have to pay daily and you could park in other car parks controlled by East Devon in the price. Karen was brilliant and communicated very well even letting us know by text message that the little fish "shack" was open on Saturday and so we went and purchased some fresh crab which was great. All in all a great week was had and we hope to return one day.

Quirky little cottage, just perfect for the 2 of us. Great village with good pubs to eat in, great access to fantastic local railway service and plenty to do in the surrounding area.
Karen’s communication was excellent from booking through to the holiday itself.
Fresh flowers and welcome Prosecco was a lovely treat.
All the main things were well provided for.
Really minor things like a couple of hooks in the bathroom would be useful and the single bed was a bit creaky. Neither of these things were a problem.

Quaint and truly characterful cottage

Fabulous little cottage, perfect for a few nights away in the lovely quiet village of Lympstone. Within a few minutes walk of 3 pubs, a tearoom and the local store. Straight out onto the Exe Estuary Trail for running, walking or cycling and almost next door to the train station for a regular service to Exmouth or Exeter.
Although parking is possible on the main road, we didn’t find space so used the car park (again, yards from the front door) A top tip is rather than pay £6 a day, use the East Devon Council website to buy a ‘virtual’ parking permit covering the length of your stay at a discount which is also valid for parking at loads of other car parks in the area too.
