Welcome to The Overlook Nook! This delightful single story two bedroom home is located in the charming Garland District. Situated on a bluff, the home has a stunning view of downtown Spokane. This dedicated vacation home is situated in a quiet residential neighborhood. Featuring a fully fenced and landscaped back yard, we are pet friendly for up to two, well behaved and housebroken doggies. Please be aware that parties and events are not permitted. Level 1 EV charger in carport. Spokane Short Term License #Z21-091STRN This single story home features a spacious family room with a stunning view of downtown. Enjoy your favorite show or watch a movie on the 55" Smart TV. Amazon Prime and Netflix are included with your reservation. The two bedrooms feature queen beds, with comfy hybrid cooling mattresses. The bedrooms have their own mini-split unit so guests can set their preferred temperature (AC or heat). The dining room comfortably seats four and overlooks the kitchen in addition to its view of the city. The cozy reading nook overlooks the back yard and enjoys its own TV. Hidden behind a door is a set of stairs leading to a secret room with space to relax and enjoy your tablet or read a book! The home features a well stocked kitchen, coffee & tea bar, full sized washer and dryer, and full bathroom (shower/tub combo). Parking is either in front of the home or behind the home under the carport. The home is a short stroll to downtown Garland district - which features many charming shops and restaurants reminiscent of their early years. The Garland district Farmer's market is hosted every Tuesday (3pm to 7pm) during the summertime. The walking path overlooking the bluff is a favorite of many to walk their dogs, jog, or to just stroll and enjoy with their families. The home is a short 3 mile drive to downtown Spokane, 1.7 miles to Gonzaga University, 4.3 miles to Whitworth University, and 3.2 miles to Sacred Heart Hospital. Up to two well behaved and potty trained dogs, at least one year old, are allowed with additional pet fee of $48 plus tax. If your doggy doesn't meet these requirements, please send the hostess a note with a little bit of info and a special exception may be granted. Traveling with an infant? We offer a pak-n-play and high chair for your convenience. These items are kept off site so please just notify the hostess. Be aware that the home is *NOT* baby-proofed. This is a non smoking home. Violators will be fined a $500 cleaning fee. No marijuana, paraphernalia or illegal drug use allowed on the property. Undisclosed guests or pets will be fined $100 per extra guest/pet per night. Rule violators may be asked leave property immediately with no refunds. Exterior cameras are on site for security and compliance. LOCAL RESIDENTS must inquire with hostess about purpose for renting home and IDs for all guests are required. Instant Booking for local residents is not permitted without prior host approval. A prepaid security deposit of $1200 will be required prior to arrival. PROTECT YOUR VACATION! SPOKANE requires all vacation rental homes to be licensed. Permit numbers MUST BE displayed in all advertisements. Unlicensed vacation rentals can be closed by the City at any time. We are proud to offer our fully licensed home for your enjoyment. License #Z21-091STRN 2023 FYI: The Church on the next block over (at bottom of the bluff) has been approved for a permit for some construction on their property. I expect they'll begin construction sometime in 2024. If they do, the outside of the home may be subject to some construction noise during the daytime. I don't expect you'll be able to hear it inside the home but we do have fans in the bedrooms to provide white noise if desired. Additionally our neighbor has two dogs that will sometimes bark at strangers in the backyard (6' wood fence + 4' chain link fence separating yards). They typically stop barking after a few minutes. I think my telling them to 'shut up' helps but maybe it only makes me feel better... Lastly, in 2024 we will be freshing up and repainting the exterior of the home. I plan to work between guest stays, weather permitting. As a result you may notice one section of the exterior is prepped or completed, while another area is waiting to be done. We appreciate your understanding. FOR STAYS LONGER THAN 28 NIGHTS, a copy of guest's ID, plus a signed rental agreement will be required.

Nice house on the edge of a bluff overlooking downtown Spokane. Everything was comfortable, clean, and convenient for us.

Everything was perfect: location, view, size, space, decor, mattresses, and amenities! We were most impressed by the cleanliness, though :) We are looking forward to booking the Overlook Nook again!

The atmosphere of the house is very comfy feeling, almost like living at home. The property manager was great with communication and details on check-in and checkout. I would definitely recommend staying at this cute house for anyone needs a getaway to a big city with the comfortability of a home feeling. My girlfriend and I definitely want to stay here again in the future!

This house was the cleanest property we have ever rented. Host was a joy to communicate with. It snowed and we woke to a freshly shoveled walk! Will definitely stay at this property again.

Exceptional home, extremely comfortable and convenient close to downtown Spokane and medical center that we visited. The host was helpful when we needed to find a pharmacy nearby for a RX that we needed called in before even getting to town.
This was the cleanest rental we have ever used and loved the adorable set-up. Highly recommended and the thoughtful touches were appreciated.

What a terrific property in a great location. I and a friend were in Spokane for a quick overnight to visit my son and daughter-in-law. This property is nicely appointed and very clean. The hosts are quick to reply to any questions and have an easy check-in procedure. I’d stay here again.

Stayed here with friends for a little get away following a very busy wedding weekend. The house was even better than expected. It is very well appointed and beautifully decorated. We agreed that we hope to get back to this spot again soon.

we were doing an overnight for a trip to Yellowstone. This worked out very well, very clean, comfortable bed, nice view and a handy walkway to stretch our legs in front of the property. Next door neighbor's dog was barking but was quiet when we were sleeping, etc Nice outside table to enjoy breakfast. Google maps (not Owner) missed a critical street to turn up to get to house. Might want to be sure you have good street directions. Would stay again in we were traveling through Spokane. Thanks to the owners for a pleasant stay.

This property had everything we needed- plus. It was so clean and beautifully decorated. The property has a view of the city which is great after sunset and it was in close proximity to everything! Lots of walkers in the mornings and evenings across the street, with pets in tow.
We didn’t bring our dog this time but this home is very dog friendly, right down to a special blanket, towel, food and water bowls plus treats.
The bedrooms are small but the beds are very comfortable and the rest of the floor plan is open. Upstairs is a teens/kids delight! A converted attic that any kid would love to hang out in the cooler months.
Parking is in the alley behind the house, which is customary in the neighborhood. We felt very safe here. The host, Hillary was just outstanding! Great communication. Honestly, the home is perfect for us and we will definitely look to see if it’s available next time we are in town.

This was one of the best experiences with a rental property Ive ever had. The house was adorable and perfect for my stay. It was close to downtown and allowed me to get to my work event in an easy manner. I wish I could’ve stayed there for longer (I was only there mon to wed)
I also can’t say enough about arriving and finding a dog care package for my four legged buddy! It was such a kind gesture and really helped make me feel even more comfortable.

Our host thought of everything! We loved the doggie care package and friendliness of the owner. She was very responsive. The home is very comfortable and has everything you could want or need. The views of the city were added bonus. Beds are super comfy too. Would definitely stay there again.

After a long travel day with lots of traffic from the west side of the state, this lovely little home was a welcome haven for the night for me and my well-traveled pup. The home is adorable, the beds are super comfy, everything is organized thoughtfully and the welcome treats for my dog were a delightful surprise. 🐾

We really enjoyed our stay in this home. It was clear that the hostess knew what she was doing in acquiring and outfitting this property. All the things that at other properties where we said, "We wish this house had one of this or that," well, all of those things were here and were of good quality, and right where we expected them to be.. .
The view from the front porch is amazing. Every evening we sat outside and just enjoyed the panorama of the city of laid out in front of us.
We highly recommend this property and hostess.

Such a great experience staying at this location. Home is stocked with amenities, has a great layout, location, and is very cozy. We were 3 guests and it was just right. Would definitely recommend.

This was one of the nicest vacation homes we have rented. Hilary included a lot of little touches that were appreciated, from complimentary Prime Video to Keurig coffee pods ,tea ,dinner mints and lots in between. The home is centrally located and just minutes away from Northtown and Downtown. It is an older home that is very stylishly appointed. New appliances, comfortable seating, numerous tv's, with a wonderful view of the city nightscape. Our granddaughter loved the upstairs kid's nook. We will definitely stay here again. Thanks Hilary for a wonderful experience!

We felt right at home on our stay. We had a problem with the refrigerator noise and Hillary took care of it instantly. She came with the person who fixed the refrigerator. She met the family and it was like we had known her for many years. All in all we felt very comfortable being here. The view from the front porch was delightful. It's all Hillary's fault that when we got home we installed porch lights on our lower deck. Thanks for everything Hillary.

We had a wonderful stay at this Garland district house, we are looking forward to staying there again. The yard is perfect with a BBQ grill, table and chairs. The sunroom is a great place to have your coffee. In the evening sit in the comfy chairs on front porch and enjoy the views of Spokane. Property management checked in to make sure we had everything we needed and was very responsive.

Best experience staying in a rental. The house is adorable and we had everything we needed from coffee, toiletries, comfortable beds, furniture, well stocked kitchen. I wanted to stay longer!! If you’re visiting Spokane you should stay here!

Husband and I were in Spokane for a shopping trip with our 15 month, 20 lb. doodle dog. We parked in the back alley and entered the gate combination to access the lovely little back yard. The key pad into the home was user friendly and I appreciate that Hilary made the code something logical that was easy to remember.
Upon entering, soft music was playing, doggie supplies laid out and the home was very clean with a pleasant feel. The interior of the house is exactly the same as what you see in the pictures. The Garland Street artwork & Overlook Nook map in the sunroom are nice personal touches to the home (and the rocking chair).
We closed off the bedroom we didn’t use and stayed in the blue bedroom which was comfortable with nice linens. Kitchen had what we needed, internet worked great, our dog had no problem figuring out the two doggie doors (very clever set up under the sunroom bench and then to the backyard), quiet neighborhood and the location worked out really well for us. The upstairs room is adorable, if you have kiddos, they will certainly enjoy the private loft.
Our stay was short and the weather not warm yet so we didn’t use the grill or the patio table. Very pleased with the secure fence since our dog knows how to open doors and some gates.
Hilary gets 10 stars for clear, concise communication with her rental property.

This quaint home was perfect for my sister, brother-in-law and myself while we were in Spokane dealing with our ailing father. It was so nice to be able to go back to our "home away from home" to just relax and regroup. It was very easy to get to and centrally located for our needs! Would most definitely consider staying here again if need be.

My sister and I stayed here during Christmas to be close to our parents and it was truly perfect. The house is adorable! Cozy, clean and the view is spectacular. The carport was great - I did not have to shovel snow off my car once. Hilary was a wonderful host. Quick responses to all of our questions and she went out of her way to make sure the house stayed warm during the sub zero temperatures. 10 out of 10 for our stay.

Had the fortune of staying at one of their properties and we were very glad we did. Many rentals try to show pictures and such angled perfectly, or of the things they want you to see, and conveniently leave out what they dont want you to see. This property is the real deal and a very cute place. They've done a nice job to modernize an old home down to the cute "secret attic nest", I'll call it.
Their attention to detail proves they know what they're doing. Easy check in, organized details about the property, etc. Comfortable accommodations and very welcoming...got in late only to have the lights on, TV on with music playing and glowing white lights to greet us.
Nice bedding, towels and yes, blanket, towel, poop bags, dog bowls and biscuits for the pups. Also overlooks downtown Spokane. Wish we could've stayed longer to enjoy the place more...was a short 1 solid day.
