Our Villa I is a large home with 5000 square feet of space. It includes a huge kitchen, great architectural details, spacious rooms, and all the comforts of a luxury home. It is located just two blocks from a grocery store (Safeway) and near Trader Joe's. We have easy access to freeways and BART. It is located in a quiet and safe residential neighborhood. This well-maintained home sleeps up to 15 guests in real beds. We provide quality linens and bedspreads. It's an inviting home, full of space and light. Enjoy West Coast Villa! It’s important to note that our property includes two attached Villas. There is no internal access between the homes. We call this house our Villa I and it has 5 bedrooms and 4 bathrooms. It features a large kitchen with a fridge/freezer, two ovens, two gas cooktops, two microwaves, and two dishwashers. It has two large dining rooms, wide-open spaces ideal for group meetings, or family gatherings. There are two gas fireplaces. We have a total of 6 queen beds and 3 twin beds. The home has 4 TVs. Due to our unique micro-climate, we are often 10°F - 20°F warmer than San Francisco during the day and we normally cool down at night with the early evening fog that rolls in from San Francisco. This wonderful resort opens to a large living room with a beautiful gas fireplace and doors that lead out to a 400 square foot roofed-over patio and tropical landscaping. Outdoors, just a few steps away from the house is a large hot tub as well as Weber BBQ grills for your enjoyment. The landscaped and manicured gardens were planted by the owners and are for your enjoyment. You are invited to pick fruit for your personal use from our private “orchard.” We have, in season, apples, plums, cherries, Valencia Oranges (for juice), and Naval and Mandarin oranges for eating as well as lemon trees. There are Queen and Pygmy Palms that grace this property. The many varieties of flowers often fill the estate with an intoxicating fragrance of roses, lavender, star jasmine, and orange, lemon, and apple blossoms. There is something fresh for every season. The Villa I is for your exclusive use. When renting this Villa you can expect that there will be another family renting the Villa II next door. Or it is possible that we may be living there ourselves. As we said, there is no direct internal access between the homes but the rear yard is a shared yard. You will have the exclusive use of the larger side yard and the hot tub and the roofed-over patio. There are parts of the property that are not accessible for guests. The garages are reserved for storage and maintenance items, but there is plenty of driveway parking and street parking for more than 15 cars. You have access to free high-speed WiFi, the house stereo system, DirecTV. Other things to note Rates and Rules: - Our rates are based on the total number of guests. - Our insurance and HOA require a list of all guests, including infants, in the count for occupancy. We do charge for ALL occupants. The extra person charge is collected upon arrival or through the platform. - All guests (including visitors, children, infants, day-use guests, etc.) must be registered. No one else is permitted on the property. A violation of this rule will immediately terminate this agreement with no refund. - Our insurance and HOA do not permit events, visitors, gatherings, parties, etc. - Do you need room for more guests? Ask! Neighborhood: Neighborhood noise curfew: 10 p.m. - 7 a.m. - We follow a good neighbor policy, respecting our neighbors’ right to the quiet enjoyment of their property. We maintain Quiet Hours at all of our properties from 10 p.m. - 7 a.m. - Hot tub use must end by 10 p.m. - Parking: There is plenty of free street parking on both sides of the street in front of our Villas. Please do not park in a red zone or in front of driveways, or over sidewalks. Weather: Castro Valley has some of the most incredible weather on Earth. We are close to San Francisco, but we seldom suffer the cold, damp fog during the day. From April through October, you can expect temperatures to range from 70 to 90 degrees Fahrenheit (20°C to 33°C) during the day. We often enjoy cooler nights as the San Francisco fog eventually makes its way across the Bay and stops at the Castro Valley hills. There are significant temperature fluctuations or micro-climates throughout the Bay Area, and we encourage you to be prepared for 20-degree swings in temperature. Dressing in layers is always appropriate. Planning Ahead: If there are specific sights you want to see (such as Alcatraz), we encourage you to book your tickets in advance as many of the popular tourist attractions sell out. The Day of Departure: We want your stay here to be one of the best vacations of your life. Please place all used towels in the laundry room. Please place all trash in the trash bins outside. Please start your last load of dishes in the dishwasher. Leave the bedding on the beds – our cleaners will remove, sanitize, wash and replace them. We will vacuum, clean floors, bathrooms & kitchen (subject to normal and reasonable use). Please note the cleaning fee does not cover: Repairs, stain removal, damage, excessive trash disposal, clearing away unwanted items or garbage, washing dirty dishes or glassware. Use of Home: No parties, events or unauthorized guests, or unregistered guests We do not permit music, bands, amplified voices, etc., outside. Any music or amplified voices inside must not be heard outside and must be shut down by 10 p.m. We do not permit weddings at the property. Hot Tub Policy (If your rental has a hot tub) There are inherent risks in using a hot tub. Please note that the tub and walkways may be slippery when wet. Please read and follow all posted rules. Hot tub use is at your own risk. Please DO NOT use any glass or glass bottles near the hot tub. Drink water for hydration from plastic cups or plastic bottles. Please do not drink alcohol in the hot tub.
