I'm not really sure how this property received a good rating. Rooms were extremely loud, as you could hear everything going on in the hallway. And with a shared bathroom, this generates a lot of noise. Also, having one shower for 5 bedrooms simply doesn't work. Be prepared to wait for a shower in the morning or get up super early! Room was a mix of old furniture with some new elements. Smelled like an old grandparents bedroom. Walls were dirty and a bit beat up. Beds were more like cots and very uncomfortable. They also slid all over the floor, making it very un-romantic for any couples. I think you're much better off spending a bit more and getting a better setup.

Long Weekend we stay, nice location at the lagoon. Absolutly clean with kindly and pleasent Stuff. We would come back and we want. Nice!

What a great place to stay, walking distance from St Marks square. Airport to Arsenale 15 Euro single, one bridge to walk and you are there, brilliant view outside my window watching life in venice. Would definitely return and would definitely recommend.

Great location,away from the crowds but easy walk to things. Good coffee etc nearby. Right by the water. Big room. Family run pensione. Francesca very friendly and good communication. Terrific value for venice Room and furnishings very basic.

This place is right on the waterfront! Francesca as well as her father are very courteous and helpful. The beds are comfortable and clean. There is a sink in the room and then there is a shared bathroom with a shower and another half bath. There is a balcony with french doors and a beautiful view. The location is close to everything in town; shopping and transportation (by boat).

Large room with great view from window/balcony. Appreciated them printing our train tickets for us.

Great small hôtel with superb location, spacious rooms, welcoming & helpful hosts. We were sorry to leave.

Location was perfect - close to all the sights, but also close to a selection of more reasonably priced restaurants. Room was clean and comfortable. Would definitely stay here again if I return to Venice.

This is an ideal location for attending the Biennale. Has beautiful sunsets and great value

Great location if you are visiting the Venice Biennale. Convenient near the Arsenale water boat stop and within walking distance of San Marco. We had a nice room looking over the main canal. The hotel was extremely clean!

Fantastic hotel on the Grand Canal with a lovely view! The host was welcoming and friendly. Though the bathroom was shared, the room itself was spacious and comfortable. Just a 10 minute walk from St. Marks Square and over the bridge to the left of the hotel, an alleyway of eateries and a coop.

Hotel was clean and quite near the main centre. Had free wifi but the breakfast was a bit basic . Overall areasonable value for money,

No TV, limited WIfi service and no A/C. Entrance is dark when coming in at night. Good location. Recommend for affordable short stay. Host was very helpful.

Nice little hotel with shared washrooms. Run and manage by the gentle family. Rooms has complimentary sweets when you arrive. It was a nice short stay there!

There wasn't a speck of dirt in the place! Room was huge, with a beautiful view. Awesome location, 10 min walk to San Marco, close to a lot of restaurants. Would definitely recommend!

Great hotel, lovely staff, family environment, would definitely go again and recommend to all my friends. Above all it is very cheap considering the price of Venice an you get more than you pay for. Also the hotel has an amazing view.

There was no tea or coffee pot in the room. It was made available when we asked. Otherwise, it is at an excellent location. Our room was to the back and therefore quiet. You have to be comfortable with shared bathrooms.

Welcomed on arrival by Paulo and his wife. Extremely friendly couple who explained where everything was in brilliant english. Clean towels and room seemed to be cleaned everyday. Just 10min walk to San Marco on the lovely venice waterfront. Highly recommended!

very clean, simple, basic, large rooms. nice canal view. 1 block from airport ferry. very pleased and I'm not the easy to please type
