Lovely breakfast in am. View was beautiful. Building is charming and old. Problems with old locks to our room and B&B entry door. No lift, so be prepared to carry luggage 4 sets of stairs.

The location is very good, the was of communication is inacceptable.

The room was very small and the actual rooms did not look like the ones in the photo. The photos make he rooms appear larger.

We arrived late for our checkin however we received clear instructions as to how we can get into our room, which was clean and tidy. The next morning we had a lovely breakfast and had a lovely chat with the owner, he gave us great advice and it was such a warm welcome. Only thing that could be improved was the shower, but everything else was lovely.

Some serious safety concerns here. Only one set of keys provided. My son went out for a walk, and there was no way for me to open the door from the inside. When he did not return on time it caused a panic situation. Check in was also not as described as we were informed there would be an envelope left inside with keys, but was not there. We tried phoning multiple times with no response and then ended up going up the stairs to find the cleaner who was able to help us and who I must say was extremely friendly. That was the one good thing. Also some electrical outlets need covers and get in early if you want a warm shower. Other than that the location was good, rooms give that authentic experience.

Great location in a quet area, with ses view from the breakfast area. Great and personal service and cosy/ homey atmosphere. Will definitely recommend.

Overall It's about the location Location and location. And this one is got it . If you like to walk you can see and do everything there is to do and see in a couple of days. I would say again when I come back.

Very good location, on the waterfront with a beautiful view from the breakfast room. Less than 10 mins from St Mark’s, but outside of the major tourist foot-fall which made it feel a little calmer! The room was clean and well-cared for. Only slight issue would be that the hotel is not staffed after certain hours (we arrived at 7:30pm) and it would have been nice to have been greeted instead of having to figure out for ourselves which room was ours, and which floor to go to etc...

If you have trouble with stairs there is no lift. We stayed in P3 at the back which was large and quiet with extra beds for family if required. Good Location and nice view, property was just ok, breakfast selections a bit limited compared to other places we stayed on our Italy Trip.

The property redirected us to another property because of a technical issue. No further explanation given. The property seemed to be “open” as the ocean view suites’ windows were open and looked occupied. We were looking forward to our ocean view suite! We were left feeling we had been scammed.

The pros: Very nice wuiet location, with fantastic Grand Canal view. Room was beautiful, clean and well stocked. Breakfast was delicious.Cons: no front desk except in the morning, host not the friendliest. BB is located on the 3rd floor with no elevator and entering the building for the first time was hard since the door code was not provided. Thanks God for one of the guys from the restaurant next door that knew it and let us in. Internet was hard to get a good connection, sometimes wouldnt work from the room, tried calling the phone provided for questions during stay and no one ever responded. Unimpressed by service, needs to improve .

As noted- no after-hours front desk (which we knew and expected). Wifi did not work the whole time we were there. Room was stuffy and mattresses were not comfortable at all. We ended up eating the cost of the 2nd night and staying at another hotel. Breakfast and staff serving were super friendly.

We will never requested to any one , if you have any issues you have no one, to help , and their phone number it is nit up to date or even correct , we thought it is a hotels , but we found out this AirB&B only . their safety box is not working and when we tried to used it is locked with our passport inside and was no one to help us. what a nightmare !!!!!!!!!????.

Great location, as I was there for the Biennale, it was very convenient for me.
