Easy to book, easy to checkin and checkout. Nice room fair price

The heat in the bedroom didn't work. Called and someone said they'd show up in 30 minutes. No one ever came. When i called back after 2 hours, the receptionist didn't have my information properly and thought I was staying at another hotel. It was too late by that time for someone to come and fix it.
Unfortunately, we needed to sleep in a very cold room. My companion has anemia from a medical condition which made the night very uncomfortable. Wish we never stayed and could get our money back.

Comfortable bed, very up to date, very comfortable upholstered chair in room, modern bathroom. Excellent location yet not noisy. Very happy with it.

Beautifully decorated, coffee, water, ice, cute thermos to use for water, coffee cups to go, neat wall fireplaces..overall great stay.
Only areas for improvement were no fridge in the room ( but community one in common area), the walls are thin so you can hear everything above you and next to you ( and I mean everything;)), the room was light at night because the shades weren’t room darkening and had no curtains. The location was great, quick walk to town. Great restaurant across street called the Town. Grocery store quick trip down street and Bad Martha brewery was close by , great beer!! Great weekend!!!

Really cute and quaint little Inn. Super clean and large rooms, too. Walking distance to just about everything.
Only downside (and I'm nit-picking here) is that because it is newly renovated, it's a bit noisy inside. Very easy to hear people walking about or chatting - those sounds carry through the walls, floors.
But again - that's nit-picking!

Overall, the hotel was good. Exterior/Interior decor very nice. Now for criticisms, the kitchen area was not stocked with coffee for two days and the staff expected to clean the mugs left every one in the sink and never brought out the paper coffee cups or coffee until her security guard pals came to drink their free coffee. Also, maybe they could spend less time looking at instagram and doing their jobs. Wanted to sit outside in the morning but some idiot took the seat cushions and never placed them back on chairs until I asked them to. Also the only door that is locked is the front requiring a card key. The back door and other access points are all left unlocked which is TERRIBLE. Someone off the street could walk right in. Location is sort of off the beaten path in Edgartown. Would have preferred staying closer to the main part of town.

Logistical nightmare at high price. No staff on grounds. No instructions on where to find our two rooms in the three buildings. Digital link to open doors that did not work. No answer at hotel number given in personalized email to call for help. Thankfully anther hotel guest came to the rescue and gave us number of another close hotel to ask for help. Nice staff from other hotel showed us our two rooms and gave us keys (one key for two people to one room and another key for second room). Then no light bulbs in reading lamp by couch. Only one toilet paper roll and two shower towels for 4 days. No housekeeping service except when requested. We requested hotel service day 1 for all days but only had one service day 3. All this for over $600/day for each room. We guess the private equity firm owning the hotel believes they can price gouge with misleading information while cutting costs/services and be somehow very profitable with no consequences.

You are on your own at this hotel. Checking in is only for the tech savvy as you need an app. Very little support and you kind of have to get lucky on timing. Checking out a bit perilous too. Newer hotel and modern, but think west elm on quality. On the outskirts of Edgartown but fine if you can walk about a mile.

It was beautiful and safe, perfect location. There was a gentleman, not sure if he was the cleaning staff, but both mornings woke me up, very loud!! I think I was in a room next to where they unload all the cleaning supplies for the day. I would have liked to sleep in a bit longer.

My boyfriend and I really enjoyed our stay at the Franklin Hotel. The hotel was clean and looked very new. There is a cute little lobby and some nice seating areas outside. It is also a quick walk to downtown. Very easy parking right out back. The mini kitchen area with ice, fridge etc was great too. I do think the coffee could be better though. Our room was comfortable and I love that they had a sound machine and robes. The walls are a bit thin and I could hear the person above us waking around late at night. I also thought the free reusable water bottles was a great touch. Housekeeping only comes every 3rd day to clean the room and I think this should be done more often considering the price of the hotel. Overall, this is a great hotel and we would definitely stay again.

The hotel is new but the rooms are very small and the walls are paper thin! I can hear people talking and footsteps and flushing their toilet! There’s no staff on-site most of the time. I called 3X trying to get towels and nobody picked up. Finally someone showed up 20 minutes later and gave me some towels. And there’re stains on the towel and sheets. Nobody cleaned the room during our stay. The check out time is 11am but the digital key expired and locked me out 5 minutes before at 10:55. Definitely not worth $700 a night. Will never return and will never recommend to anyone.

Great locations just about 10min from downtown. On bus route which was great! Completely new property and nicely appointed. Nice sitting area in the back. Comfortable bed and nice bathroom albeit small.
Cons: Paper thin walls. You can hear literally everything. I recommend staying upstairs rooms 8-16. Downstairs a little too close for comfort.
Didn’t mind the keyless entry. Easy to do on your phone.

Really nice remodeled hotel with a restaurant right across the street at its sister hotel. Clean rooms, nice coffee area in the lobby. If you’re there for work and want it quiet you might ask for a room away from the patio.

The property is self-serve. You scan a QR code get an access code and then need to download “open door “ app. In booking thru Expedia you don’t get the code and cannot enter the building. A guest let us in where we could complete the transaction. The room has paper thin walls, there weren’t any glasses in the room and if you didn’t have the door locked there was a gap you could see through. There are no guest services in the room except for a shared coffee area off the lobby.

Just remodeled when we went and nice. We booked a room with a king bed that was a nice size but my parents got the standard room with a queen and it is basically a small bedroom with a bathroom. Nice common area that we played cards in and a small common kitchen with a small fridge, microwave, Keurig (coffee, tea & hot chocolate) table and chairs. Less than a five minute drive to the town center. There is a restaurant right across the street at well.

This location is the benefactor of a great deal of hard work and planning. Brand new. Sparkling clean. Simple but not austere. Across the street from a supermarket and an excellent restaurant.
It’s nautical without being rustic and fun without being trashy.
Apparently very dog friendly. Will stay here again in a heartbeat.

Overall good however this hotel has no on-site staff (my second time staying here). I had trouble with the virtual key (again), coffee yet no paper cups (and no one to ask), rooms are new yet small and they try to jam in too many beds (we had a kid's bunk bed over our bed yet we never suggest any kids' bedding

The Franklin Hotel has a charming b n b vibe. We enjoyed the quiet atmosphere and would definitely stay here again.

The best part of this hotel is that it was dog friendly. It was neat and clean, both common areas and rooms. Comfortable bed. Neat and tidy property as well. There was a simple coffee bar that was VERY appreciated! The down side is having to download a “mobile key”. It didn’t work and we could’ve really been stuck if we had entered after a particular time. The staff, while accommodating our early arrival, wasn’t particularly friendly or helpful. But it was clean and comfortable and an easy walk into town or to the nearby Stop and Shop if you needed.

The decor was great however without anyone at the front desk was disappointing. Our heat remote as well as our TV remote had dead batteries. We made it work but I will think twice about staying here again, despite how nicely done this place is.
