The hotel is in a lovely location - but the rooms and overall appearance is that it needs a good clean and update.
A bit "dated" and some areas of carpet need replacing.
This may be due to the state of the economy but if its not an inviting place to stay they wont attract visitors to return.

Hotel was conveniently located and my room had a nice view of the estuary. The hotel and room itself did feel quite dated and worn out, but was fine for my needs.

We have stayed here lots of times before and it’s been lovely. This time was very disappointing. The carpet in the room was disgusting, stained and dirty. The bathroom needed a proper clean. Breakfast was very disappointing. The first morning we went down at 8.30am and there were no pastries or marmalade out and the toaster was missing. Cooked breakfast is very small and definitely not worth £15. The hotel looks tired and uninviting and like it needs a good clean up.

A very good location for our stay. The only let down was the food. Brakfast was 'served' but it was apparent that it was prepared and left on a buffet, just not insight, rather than freshly cooked. Limited repetitive evening menu.

The room was fine with a good view of the river and the old ferry - clean and tidy with a very comfy bed. The shower was good and there was tea and coffee etc ready for us.

The mattress was the worse one I have slept on. My wife slept on top of the mattress and I in the chair. Never again.

The hotel is very tired. The room was spacious with a lovely view. I booked this over the premier Inn because of the leisure facilities but received an email the week before to say the pool was closed for maintenance. No gesture was made to make up for this.

Room was filthy had to get someone in to clean it when we arrived as the carpet was disgusting and we had an 8 month old crawling everywhere. The pool wasn’t switched on so was freezing cold and we were unable to use it all weekend overall very disappointed

Staff were great and service was too.
Room was clean and tidy but the mattresses could be improved as not very comfortable, old spring style. However was awoken during the night about 3am to load and playing music, called down to reception and asked if she could hear and find the source. She commented it could be the restaurant. Suddenly no more load music and back to sleep I go!

This is our third stay here and we enjoy the view of the estuary and it makes a good base for exploring the area.

Definitely not recommend, no shampoo in the bathroom, pillows was dirty marks and etc.
Informed receptionist in the morning she started chatting with her friend right middle of our conversation. She wasn’t really care.
Very poor customer service for over £130 price.

As others have stated the rooms may be a little dated but fully furnished and plenty of space. The swimming pool was a great addition and ideal for families. Service at breakfast was excellent and reception also very helpful.

The Swimming pool made this property, although it was small it was perfect for a relaxing swim with my 5 year old. What let this property down was it needed a little TLC a few scratches in the furniture and patches on the paintwork of our rooms. However the service of the staff was excellent and everything was clean, with an excellent breakfast, although best to book it with your hotel stay as you get it for a bargain compared with the price on the door. Overall is was a lovely stay.

We'd booked a one bedroom apartment and was really surprised at how good it was. Lovely patio space outside with furniture. Rooms all decent size for the two of us. Only comment would be the table in kitchenette was a bit too big at the round end and was awkward to get round if you're on the larger side.

Nice break away, hotel is looking tired in places and bathroom esp, had mould above bath but clean otherwise.
Pool excellent, could have been abit warmer but kids enjoyed it.

The hotel is stunning and comfortable, the staff were really friendly and kind especially to my son.
The only down side was that the room its self was not as clean as expented when you walk into the hotel, there was lits of dust in the doors and window and cobwebs from the waal lights to the wall which was a little off putting, the bathroom sink was also dirty and there were toothpaste stains in the sink, as i have a 5 yr old I am used to this so i was happy to sort and we had a good stay.
The breakfast was fabulous and the recommended pub for dinner was amazing.
My son had a great time in the pool and we would live to come again for a longer stay with all of our family

Lovely hotel, almost a 10/10 , unfortunately unable to have a night cap when we arrived back from our party, apparently the till had been cashed up, couldn’t understand why it couldn’t be charged to our room ? However very pleased and would not hesitate to stay again

Beautiful location with stunning views of the estuary and river, with a very accessible walk and a cracking pub on-site! My standard room was very basic and could do with a bit of modernising, but was very comfortable and cool. I shall try a deluxe room next time.

Overall a pleasant stay in beautiful surroundings. They tend to overbook their dining facilities. No brochure, everything on line.management is very finance focused.

Came here to stay so we could attend a funeral.the hotel and room were very good. Great breakfasts and enjoyed a swim in the spa.

Having gone to the passage house pub growing up I found the hotel wanting in many areas concerning the room especially. We had a twin room to start which was in need of updating to the power usage for guests. We moved to another room which we paid more for for two nights which was in worse state. The bed had a rip in the side of the bed about 18inches long. The furniture was old and in need of even a fresh coat of varnish.
The shower curtain was poorly placed as it clung to you when showering.😮💨
The staff in the morning breakfast were great. The counter service were very helpful and polite.
Yet just walking along the corridors was like walking through a 60's hospital.needs a better colour scheme or pictures to life it.

Friendly and helpful staff. Spacious surroundings with glorious river views and walks -- no ugly bits. Indoor pool; odd shape but OK. Good breakfast range, and if you don't want one item in the cooked breakfast they give you more of another unless you tell them not to! Restaurant menu limited but the adjacent pub, part of the property, has a better menu.
Main line railway is adjacent but not disturbing as it's in a cutting and trains are just a low rumble.
Downsides: In the separate North Lodge area where we stayed, while modern, the buildings were very hot in June with no a/c, only a fan in the room despite daytime temperatures only around 18-20C (64-68F). Good soundproofing. The beds a bit hard for my liking. Some fixtures (towel rail) loose on wall. The seat at the table has lost its foam and is uncomfortable to sit at. But it is a convenient location and we stayed an extra night. Expedia failed to pass on our bed arrangement requirements but the staff changed it around.

The location of the hotel was a great place from which to explore South Devon and beyond. We stayed in the main hotel complex which housed reception, restaurants, gym and pool (there are other separate buildings with additonal accommodation). I booked the room at late notice but the price was reasonable and the facilities were good. Breakfast was ok but not brilliant (cooked breakfast was good but the variety of available for the continental breakfast was limited). The gym was a little cramped but contained plenty of weights equipment in one room and treadmills, stepper and rowing machine in another room. The pool was warm (according to the kids). We had evening meals at the adjacent Passage House Inn and the service and food quality was great. Overall, I would recommend this hotel!
