The desk staff were very nice and helpful. Although the motel was a "Remodel," it was clean, the breakfast was really good. The negative was that the television cable service blinked off and on. That was annoying. However, for the amount that we paid, it was nice.

The customer service here is unbelievable. Everyone is friendly. When speaking with Maryan, she was so helpful and kind. She helped me more than I can ever say. I would definitely book here again.

Little pricey for the fact it could use some paint and a little cleaner. Was run down or just an older hotel that needs so tlc.

This place is nasty,everything in the room is broken. My wife had to clean the room for us just to stay in it. I wouldnt recommend this place to anyone

Hotel Francis is a work in progress. It is a sprawling two-floored structure that harkens back to 1960's era of fine motor hotels. New management has an arduous task ahead of it. Many features need to be updated but the staff works hard to correct issues or move you to a better spot if an isdue can't be remedied quickly.
We would stay here again in a heartbeat because other aspects are wonderful. There is virtually no highway noise. The driveway is crumbling but the surrounding live oaks have been trimmed effectively and tastefully. The lake is a lovely backdrop for an afternoon stroll.
I loved the "Southern Supper" of chicken & dumplings. It's only available Mon-Thurs but it was great. Hotel Francis is veteran friendly, aiming special deals toward vets.

The bath dripped water unceasingly. No working television. We had to leave it was so outdated and unkept.bathroom fixtures had rusted.
We are asking for a refund .

It is a very old Hotel. We went to a night wedding and came back into a very cold room. The unit had quit and we had to change rooms. The new room was warm when we went to bed but the heater had shut down by morning. The room was very clean but that is about all I can say for it.

The staff were friendly but the motel is fatigued. The breakfast was good the first morning but declined every day after that. Curious that the St. Francisville police were present each evening. Would I stay here again, probably as the price is good and the folks are nice. But I'd at least know more about what I was gettting ahead of time. I wouldn't shy away from it but don't expect a squeeky clean place.

I've stayed at this property several times and plan to stay there again. The staff is always friendly, the hotel is always clean. The only problem that I had is that there is a sign, both on the registration desk and in the room, that says if you want the room serviced just let them know before noon. I told the front desk around 8:00 AM that we anted our room serviced and that request was comepletely ignored.

Our room was dirty, floors filthy, smelled like an ashtray, tv didn’t work, dirt hanging in cobweb like strings from ceiling. Roaches on the floor and walls.The bed was very hard and uncomfortable, tub dirty, mirror dirty. My air b&b cancel last minute so I had no other choice, we were on the road with our dogs when this happened. We were charged 25$ per dog per day per 2 dogs for two days do an extra $100 for two days. I feel this excessive considering the plaque on the front desk stating a “small fee” will be charged. The carpet was so dirty my socks were black I was afraid to walk barefoot in the room. I will say that Frankie the desk clerk was wonderful, friendly, helpful. As a CS supervisor for the USPS I recognize and acknowledge excellent service. The whole place was dirty snd run down. I saw a maid dragging two clean white mops on the ground thru the dirt walking down the corridor. The other two rooms in our party were worse. Roaches, dirty, no A/C, broken fridge and tv. The bathroom door locked my 6 yr old nephew in and had to get help to get him out, the door was stuck. This place should be downgraded from dump to s**t hole. We’ll never stay there again.

The lobby, rooms, etc did not look anything like the pictures on the website. Everything was old and outdated. The carpet was so dirty that the bottom of my grandchildren’s feet were literally black after running around in the room. We will never stay there again.

The hotel was dirty upon arrival. Their were dead bugs and dirt all over the carpet, the beds where dirty with hair in them, and the mini fridge had mold in it. We brought up our grievance with the front desk worker, he apologized, and he was able to provide another room. Unfortunately, it was more of the same. Dirty beds full of hair and dead bugs, a used bathroom with clothing behind the door, and a lamp with mildew on the shade. We decided to leave due the inhospitable conditions. We were told that by the front desk staff that a refunded couldn’t be given at the time because it was “up to management.” I would not recommend anyone to stay in this hotel anytime soon due to their lack of cleanliness. The staff we worked with were friendly and considerate. Unfortunately, friendliness doesn’t make up for unsanitary room conditions.

The property needs to have the parking lot fixed, lighting is bad.Roaches!!!
But on a positive note the front desk was very friendly, and there was plenty of hot water!

I knew it was going to be bad when I saw all of the bugs on the curtains from outside. Upon entering, the lamp on the desk (back room 205) did not work. There were scuff marks and unidentified stains on the wall. The Sheetrock was peeling in the bathroom, where the body of a cricket lay next to the toilet - which only flushed sometimes. The door was tricky, as doors with duct tape holding the latch together often are.
The icing on the cake was when a live cricket decided to give my daughter a little snuggle on her pillow during the night.
All in all I’d say do not book, just keep on driving!

We were suppose to stay there but my daughter went to check in first! When they went to their room the door was open and there was no sheets on the bed and it was dirty. They went and got another room and when they got that one there were dead roaches on top of the comforters. So they complained again. They say no refunds!! Well you see they have it so you can’t get your money back.. didn’t know this when I booked. So after all the problems she had I said forget it and don’t even go there. Then some cousins stayed there and they complained about how dirty it was. In their room
They opened the drawer and there was opened food in there… just gross.. How can places get away with no refunds?

The hotel room had peeling paint, rust on fixtures, moulding was falling off walls. Carpet was dirty and curtains had dead bugs all over them

Loved the location, very short drive to the historic downtown area, without the historic downtown area prices. The little pond was very nice and there were a few geese and ducks who were welcoming. Food was just fine, not great but the dinner was perfectly adequate. It looks like the management is trying to complete some upgrades. Office staff could not have been more helpful or nicer. Even the housekeepers and maintenance guy were nice and friendly. I’d stay there again for the peacefulness.

There were spiders on the wall with cobwebs and bugs on the bed. Not sure if it were bed bugs. Wife and kid has it he’d all over. The bath tub would drain slow. Dust in towel rack and coffee maker.
We had a booking for two days, we left at 5 am after the fist night. We asked for a refund if the second day of booking. They refused.

It was fine for a weekend get away. Very close to restaurants and plantations. Pillows were awfully thin and bed was not very comfy. Staff was great. Needs some updating.

Terrible! This was nothing like what was pictured. The building was dirty. There was no one in the lobby to talk to. We had to call to tell them we were not staying. The pool was filthy.

Hotel could never get me into the room. Card key was not working. Outside, there were about 50 people hanging out in the parking lot playing music and being generally loud. I was not able to stay and had to drive 2 hours at 11PM to get home.

This is a terrible establishment that should not, in reality, even be listed as a hotel. For starters, the road that leads to the 'hotel' is laden with pot hotels. Next, there are no hallways, which means that the rooms open up to outdoors. Also, a room next to mine had the car key reader shaved off. I'm not sure if someone broke in or what. Lastly, the room was outright atrocious. Soiled sheets and towels. Stained chairs. The experience was so bad that I checked out within 15 minutes of checking in. Worse yet, the staff refused to give even a partial refund. You're better off staying in Baton Rouge, Natchez, or your car than staying here.

HORRIBLE. Room disgusting. Dog hair everywhere, mold growing on the curtains, extremely dirty and smelly. Service disappointing. WAY overpriced. Best Western down the street so much better.

For the past seven years, I am in St. Francisville once a month. I typically stay at Hotel Francis. The staff is always friendly, however it has really gone down.
The rooms are dusty, carpet is dirty and my most recent stay, there was mold in the bathroom and I didn't have a key card for the room because the machine was broken.
I'm disappointed to see the lack of care for the property.

this is a $60 hotel for $144 due to a festival in town. i’m not there for festival.
where do I start hey let’s make a list.
1. nasty water being pumped into gravel in front of room.

The pictures looked really nice but DO NOT BE FOOLED! This is a low-end dive! In my opinion, this is a low-class crack dive that looks more like a rent-by-the-hour type of place. The problems are too vast to list but in short, it was NASTY and the furniture was all damaged, the toilet busted, dirty bathtub, the smell of drugs, holes in the walls, and trash behind the bathroom door. Not to mention people are loud at all hours of the night. With what little sleep I got, when I woke up to discover I had been bitten all over by bed bugs!!!! Unfortunately, I had no choice but to stay the first night. The breakfast was sickening-looking and not for human consumption so I passed on it. I requested a refund from the lady at the front desk who shook her head as she understood. She spoke to the manager who advised me I could get a refund but would be from hotels.com, but after 1 hour on the phone with them two days later they said the hotel denied the refund. I essentially paid for a night that I did not use and ended up paying for a night at another much nicer and safer place.
I was an undercover cop for many years and I have stayed in higher-class places buying drugs than this DUMP!!! It should be condemned and the pictures they have on hotel.com should fall under the fraud category. I plan have requested a refund from my credit card company and plan to file complaints with the LA AGs office in hopes this place can be shut down.

If you want to stay in a hotel equivalent to the Bates Hotel this is your dream hotel. Upon arrival, there was a backhoe blocking the driveway into the hotel. So we had to take an alternate route which literally brought us through the housing projects. We checked in, keys did not work and after FOUR attempts and two room changes we were finally in the room of our dreams. Complete with a lock on the outside of the bathroom door. And what appeared to be where someone attempted to bust through the door. It did however come with clean washcloths and complimentary soap, a rusted out refrigerator, and a new microwave. And the most impressive part was the beautiful view of the lake and the artwork in the lobby that came with the most exquisite insect collection in the corner of the frame.
