About this villa rental
Complete furnished and well equipped villa built in 1999, set in 2600m2 landscaped gardens and lawns. The large kidney shaped pool measures approx. 10 x 5m and is surrounded by sunbathing terraces. The villa is very cool and spacious, and has a well-equipped kitchen with large fridge and separate freezer, oval dining room, large living room with panoramic sea views and aircon, two bedrooms downstairs both with bathrooms, a white marble staircase leads to the master bedroom and a twin bedroom sharing a spacious terrace with covered pergola. The twin bedroom has got a door to a children's room with two beds. Leisure activities.: The nearest beach to the villa is 'Praia dos Caneiros' within 15 minutes walk. Other beaches are close by, within five minutes drive to Ferragudo and the popular Beach 'Praia Grande' with windsurfing facilities, beach volleyball and beach football , and ten minutes to the Carvoeiro beaches. All beaches have restaurant facilities. There are many restaurants in nearby Carvoeiro as well as several more local ones. Supermarkets and bars/Cafes are also close by. Futher two splended 18 holes gollfcourses on only 2 km from the villa Things to do.: The best water park, Slide and Splash, is less than ten minutes away. Zoomarine with its amazing dolphin shows is 15 minutes drive. Horse-riding stables are local as well as some beautiful walks. Golf courses are on only 2 km away, Gramacho and Pinta in Carvoeiro. In the village of Carvoeiro there are many bars, shops and a night-club.

The pool was lovely, the interior is a bit dated and needs updating. There were no basics for etc washing up liquids utensils etc. It does say in the welcome pack they do not provide but would have been helpful to know beforehand including no non bags either.

As we had been looking forward to this holiday for months and it had been a long-awaited wish, especially for my muther, to travel togehter, we were very disappointed when we arrived at the finca.
For this amount of money a certain standard should be met and everything should work.
Here is a list of grievances that kept coming to our attention during the week:
- In the upstairs bathroom, only ONE door could be locked. So 5 people really had to watch out when going into the bathroom.
- The alarm system did not work.
- 2 out of 3 ventilators did not work (one did not work at all, the other one was overheating).
- On the first evening there were suddenly countless large ants in the kitchen and dining room.
- After a cleaning crew was in the finca, we were greeted by a large dog poop pile by the grill.
- The vacuum cleaner did not work and started to overheat and stink. So we could not even clean the house in between.
- only 2 of 4 hotplates were working. The other 2 had the nice notice "Don't Work", but cooking for 9 people on 2 hotplates was quite a challenge.
- Overall, we entered the finca in a very dirty condition. The sofa in the living room was dirty sofa in the living room was dirty and there was a lot of dirt under the sofas and carpet.
- However, the worst thing was the dishwasher. When we opened it for the first time, we were met with a huge stench.
I hereby call on you to act and to propose a solution to this disappointement.

Very enjoyable. House had everything necessary for a great holiday. Nice pool. Nice views. Close to most amenities.

Good points:
* Great location, quiet, sea views
* Lovely grounds, colourful planting and well maintained
* Very good, clean and well maintained pool
* Spacious, light accommodation
* Lots of crockery
Not so good points:
* Not very clean - we needed to run the dishwasher 2 - 3 times for glasses and crockery before using. Some furniture and surfaces needed a wipe over. Needed a deep clean
* Sofas reeked of cleaner products - smelt like lots of chemical dry cleaner used over a long time. Despite my request, fumes were very evident the whole week we were there
* No hot water was available until mid afternoon. We recognise the value of using solar energy but this was very poor.
* Basics like bin bags etc…. would have been valued.
* The maid did not visit.
* The smoke alarm went off late one evening - a battery change needed we think as there was no smoke
* TV - couldn’t get English language! (I think it was German)
* Fittings etc didn’t fit very well and some aspects needed refreshing!
* Inaccurate information. We expected a visit from Michelle Edgeley but were later told this was incorrect.
Overall, despite the cons we had a good stay.
Rating 3/5 - would be 4/5 if we felt more regard had been given to our request regarding my wife’s chemical sensitivity.

We were told when we arrived that the Dishwasher was faulty and would be replaced with a new one within 3 days. That never happened. With 10 people staying at the property it resulted in a lot of work. For the money we paid for this Villa we feel that some sort of compensation is due. The situation was totally unexecctable. Furthermore the lounge table had no top as it had been broken which was not useable that got replaced whilst we were packing to come home. Again unexceptionable. I am reluctant to do a review as the Villa is great.But I do feel compensation is required

Holiday home for a week
The villa lived up to its billing. Probably could do with a car. We used Ubers which were reliable by times. Only problem and nothing to do with villa we were eaten and got a lot of bites so just be beware. Otherwise all great. Villa well equipped

We have just stayed for one week as a family of 6 we had an amazing time in this well appointed luxury villa, pool area fabulous! Has everything we needed and the views are breathtaking!!

Das Haus ist wie in der Anzeige beschrieben.
Viele sagen das Haus wäre hellhörig. Man hält sich den ganzen Tag im Freien auf und abends legt man sich schlafen.
Klar klappert mal eine Tür und in der Nachbarschaft bellen auch Hunde, aber wo ist das nicht der Fall?
Was wir etwas störend fanden, war der Montagmorgen, da war schon ab ca. 8 Uhr in der ganzen Nachbarschaft von
Gärtnern Gartenarbeit angesagt und ab 10.30 Uhr waren Sie dann bei uns und haben Rasen gemäht! War nicht so prickelnd, aber muss eben auch gemacht werden.
Wäre halt toll, wenn man die Info gehabt hätte, dass Montag der Gartentag ist, dann hätten wir einen Ausflug
geplant.
Was uns gestört hat, war die Straße die hinterm Haus in Richtung Meer verläuft, da war nix mit Fenster auflassen.
Manche Tage war sehr viel Verkehr, manchmal gings.
Aber alles im erträglichen Rahmen.
Sehr nett war Frau Zickler, immer erreichbar, hat uns tolle Tipps gegeben zum Essen und Strände!!! Echt TOP!!!

the house is perfect for a family with children.very nice lawn and pool. facilities for berbecue ans big table outside for breakfast and dinner.the house is very well equiped.in a very quiet place , far enough from the confusion and near enough of the beaches (always need to take the car).the communication was easy . All went well. i highy recommend !

Great location. Nice view. Spacious house with heated floors. Kind management who were very helpful, even meeting us at 9PM to welcome us and introduce us to the house. Was a bit disappointed that we used very little electricity and still paid an electric bill that was about 10-15% above the quoted price for our stay. I would stay there again. It was great for vacation with little kids and extended family.

Recht schön, aber Raumaufteilung zum Teil nicht gut
Grosses und komfortables Haus in ruhiger Villenlage. Keine direkte Nahversorgung. Schöne Gartenanlage. Im Haus ist alles vorhanden, was man braucht, sogar Netflix ;-)
Sehr gutes Wlan.
Schmutzige Bettbezüge unter den Laken, stark quietschendes Bett.
15 Minuten mit dem Auto zum nächsten Strand.
Hellhöriges Haus mit dünnen Türen.
Sehr schwierige Raumaufteilung im Obergeschoss : 2 Doppelzimmer und ein Kinderzimmer teilen sich 1 Bad. Kinder( es waren bei uns 2 Jugendliche) müssen durch ein Doppelzimmer, um zum Bad zu gelangen. Das schafft viel Unruhe und keine Privatsphäre.
Wir würden hier nicht mehr buchen.

We had a fantastic week in Portugal. The villa was excellent and very well equipped, with plenty of room for our family group of 10. The swimming pool and grounds were also lovely. We would certainly stay here again.

Lovely villa, good location, great views of the sea.
Beautiful villa was clean and well kept, well maintained outside areas, lovely pool and great views. Great location for exploring the Algarve especially the fantastic and varied beaches. Enjoyed the BBQ and restaurants in Ferragudo and Carvoeiro but booking is advised at these and beach bars in peak seasons. Two families had a lovely holiday here at number 13

Absolutely dream place
What can I say that's not been said before regarding this wonderful Villa and location.
Location wonderful with views towards Portimeo and Carveorio.Garden very spacious with room for children to play in a safe environment.
Pool safe and clean maintained regular during our 14 day stay.
Interior very clean an spacious.
2 small supermarkets short distance away (5mins in car). Large supermarkets at Lagoa (10mins in car).
Lovely restaurants at Ferraguda and Carverio, recommend booking during July and August.
I would totally recommend this villa for a wonderful holiday
Forget to mention the Slide and Splash at Lagoa what a wonderful day booked tickets via the Management Co saved queuing up

Fantastic stay at this beautiful villa
We had the most wonderful holiday in this fantastic villa. There were two families staying together and the villa was perfect. There is plenty of space and the pool is absolutely gorgeous. The sea views are stunning and beautiful to wake up to every morning. All the bedrooms are very nice with nice bathrooms. The kitchen is great and there is a really useful utility area. The living room is a great size and lovely for relaxing. There are lots of sun loungers and areas to sit and relax. There are also lots of portable fans which were great for really warm evenings. The wifi was pretty slow but this was the only minor issue. Everything else was wonderful. We went to all the local restaurants and beaches and loved everything. The maid service was also outstanding. Thank you so much for a fabulous holiday at your beautiful home. We would love to come again.

family holiday with all our children
A lovely property , the pool is excellent for adults and children . Lovely sea views and the garden is well maintained . We had a fantastic holiday . What more can I say . No where really to walk to at night , but that didn't worry us because we had cars . Difficult to find the property , but the agent was helpful and contactable on the phone . A lovely place with many happy memories, hope to visit again .

Wounderfull nice and clean
We had a wonderful week in Boa Nova. The villa was very luxury. We where 10 person from 3 to 70 years old and all of ass where extremely pleased with the house.
The children lived in the clean and warm pool. The pool was cleaned twice a week.
And the house was also cleaned twice a week. It was very nice furnished and very well equipped. We did not miss anything. There was household thing more than we needed.
Nice garden with much flowers and plants. An the see-view was beautiful
The best stay we ever had. We will relay recommend this house.
There was some nice restaurants near the villa. The beach was about 15 minutes away. And the surroundings was very good for walking and running.
The staff that helped us on place was very kind and handsome. Good service.
And the welcome food in the refrigerator was a nice gift.

10 weeks in paradise!
Our expectations were great when we were having vacation in the same place for 10 weeks.
Our expectations were met immediately. And it just got better and better!
We are a family of five. Two adults and three children (2 to 4 years)
The whole family had a great time without exception.
It has been a period in our lives that we will never forget. We are so lucky to have had this opportunity and the memories will always be there
In this villa, you have EVERYTHING! Nice cleaners, gardeners who performed a great job in the garden, pool cleaning and especially David who was responsible for the villa and were helpful if it was necessary.
180 degree views of the Atlantic. No city noise. Little traffic noise (or no traffic noise). Nice neighbors wishing you all the best.
In this area it is recommended to rent a car. You can do without, but with a car you are freer to experience the Algarve more easily
Internet speed is slow, but holiday is holiday!!
It is not shown on the website, but swimming pool has an overdraft protection. This allows, among other things, that the water temperature remains much more stable, and that the water stays longer clearer. For those who have young children, this is also positive with regard to safety
We've been in paradise and thank you for that, we have been so lucky!
We hope to have the opportunity to rent the villa another time!

Wonderfull
At our spring trip we had a wonderfull time with two families (with children) in this lovely 'cottage'. With a beautifull sight on the sea out of the well kept garden is almost a gift of heaven and no lack of facilities; everything is there for a complete holiday!

Family Holiday
We rented this villa for a family holiday to celebrate our parents 50th Wedding Anniversary.
Description:
The villa was lovely and the pool and surroundings are great. Although it is advertised as a 5 bed, it is really a 4 bed property (i.e. the '5th bedroom' cannot be used as a bedroom).
It should be noted that the ground floor and exterior are split level and those staying should be very careful as there are a number of steps which are very easily missed (i.e. our party had a number of falls, one resulting in a broken foot). We have advised the owners that steps need to be clearly marked from a health & safety perspective.
Maintenance/Facilities
Pool towels are not provided. The cleaning service is advertised as twice weekly, it is in fact only once a week (villa cleaned and towels changed (not bed linen). Although we cleaned daily and left the villa clean, upon our return we were asked to pay for extra for cleaning out of our deposit by the owners, which we subsequently disputed and received our full deposit back.
Location:
It was difficult to find, but the property manager kindly met us and we followed him to the villa. There are some lovely restaurants nearby but a car is recommended.
In summary, we had a good holiday which was unfortunately dampened by accidents. The villa is not suitable for elderly or for those with disabilities.

Finally would only point out the fact that should be referred on the villa description that one of the rooms should not be considered quite a room but an extension of one of the rooms that alows two people to sleep only (not a couple).

Lovely villa!
I'd recommend this villa to anyone - we had a great holiday there. Nice and roomy, great pool, well furnished throughout, clean and well-maintained and a nice location within walking distance (20 mins walk) of the beach.
You will need a car to get around but there's plenty to do within a short drive.
