Fully equipped kitchen with all of the conveniences of home, including drip coffee brewer, electric hot water kettle, toaster, blender, microwave, stove, oven, water filter and more. A generous supply of dish soap and cleaning supplies are complementary. Kids, teens or adults will enjoy the Full bunk beds and fun decor, while guests have a restful night sleep in the luxurious queen and king beds. All bedroom windows look out to huge private yard. A pack-N-Play for young children/ toddlers is available for guest use, as well as a Queen size inflatable mattress if needed. The home features full size stacking washer and dryer with complementary laundry pods to cover several loads. The large separate living area features wrap around sectional couch, reclining chair and smart TV. You can log on to enjoy your favorite channels, and set it to log you out automatically on the day and time of your departure. The large dining table can accommodate your whole group, plus a high chair is included for your use. The kids can play in the large, level yard. At night, you can enjoy the fireflies in the yard, or gaze at the stars in nearly complete darkness. The entire home is accessible to guests except the garage. The garage is used for supplies for our cleaning staff, and will remain locked. The home is in a quiet neighborhood on a wooded hillside with complete privacy, and over an acre to explore. You will be a short 2 to 3 minute drive from historic downtown Dandridge, or you can even walk there on neighborhood streets in about 10 minutes. This is a short-term rental agreement and by accepting this reservation, it is agreed that all guests agree to the following terms: 1. Must be at least 25 years of age to book. Individual executing the booking must be staying at the property during the dates reserved. Booking guest is required to share these rules with accompanying guests. 2. No more than 6 guests allowed. Only the specific guests noted in the booking are allowed on the premises. There will be $75 charge per person, per night for anyone who stays on the property overnight that is not on the original booking. If your guest list changes after the reservation is made, please alert your host so the correct number of guests is on the reservation. a. There is video surveillance on entrances to the property to ensure that only the number of guests on the reservation enter the property. b. If more than the authorized number of guests listed above are found on the Premises, this Agreement will be subject to termination by the Host. c. Any violation of this may result in the immediate removal of all guests (and any visitors) from the property without a refund. 3. Pets are NOT permitted. 4. No parties or events. 5. No smoking or vaping indoors. If you must smoke please do so outdoors and dispose of butts properly. 6. Do not unplug, disable, modify or change settings in the router, modem or wifi systems. The home is equipped with many smart devices for security and safety such as WiFi locks, lights, thermostat, septic level alarm, security camera and outdoor irrigation. Any tampering with or disabling of WiFi systems will result in the guest being billed at cost for any associated service calls and maintenance costs for reconnecting/ repairing malfunctioning devices, and may result in the termination of your booking with no refund for unused days. 7. The property has a small step at the entry, one step onto the main floor and a set of stairs off the back deck. You understand that the use of stairs is at your own risk. You accept full responsibility for any injury arising from use of stairs or steps. You understand the warning and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to hold harmless any claim whatsoever against owner for accidents or claims arising from use of stairs or steps. All Airbnb Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between Airbnb Guest and Airbnb Host. 8. Do not leave any trash, recycling, food, empty coolers, etc. outside anywhere (including decks), and especially at night. Please bag and secure all trash in bin located on the garage side of the home. 9. PLUMBING: We have a septic system. Please **do not** flush anything other than toilet paper. WINTER STAYS: We do not issue refunds for winter weather or storms as this is beyond our control. NOTE: Douglas lake is lowered between 30 and 40 feet in the winter and is not suitable for most boats (bass boats being the exception). Please be mindful of this when selecting a winter stay . Guests are obligated to follow all items in the checkout procedures prior to vacating. 10. Checkout is promptly at 10 AM. If you need a late check out you must book the day following your stay. Housekeeping charges us $50 for every 30 minutes past check out guests stay. This will be passed on to you if you fail to check out on time. If you have not vacated the property by 12 noon on your booked check out date you will be charged the full nightly rate. 11. SUBLETTING. The guest does not have the right to sublet the Premises. 12. INSPECTION. The Host has the right to inspect the Premises with prior notice as in accordance with State law. Should the Guest violate any of the terms of this Agreement, the rental period shall be terminated immediately in accordance with State law. The Guest waives all rights to process if they fail to vacate the premises upon termination of the rental period. The Guest shall vacate the Premises at the expiration time and date of this agreement. 13. MAINTENANCE AND REPAIRS. The Guest shall maintain the Premises in a good, clean, and ready-to-rent condition and use the Premises only in a careful and lawful manner. The Guest shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Host as being immediately habitable by the next Guest. The Guest shall pay for maintenance and repairs should the Premises be left in a lesser condition. The Guest agrees that the Host shall deduct costs of said services from any Security Deposit prior to a refund if Guest causes damage to the Premises or its furnishings. 14. REPORTING CONCERNS. The Guest must notify The Host WITHIN 2-HOURS OF CHECK IN of any concerns relating to cleanliness, odors, insects, items missing from the property, or any other concerns that they feel will affect their enjoyment, comfort, or safety. The Guest agrees to give The Host 24 hours to correct the issue to The Guest's satisfaction. If the issue cannot be resolved to The Guest's satisfaction within 24 hours after check-in time, The Guest may check out immediately and The Host will refund the remainder of The Guest's stay. If The Guest chooses to stay at the property beyond 24 hours after check-in time, no further discounts or refunds will be offered or provided. Any issues that arise during The Guest's stay such as break downs or malfunctions, including heat, air conditioning, water, extended power outages (exceeding 2 hours) or property related safety issues will trigger a new 24 hour time period for The Host to correct the issue to The Guest's satisfaction. 15. QUIET ENJOYMENT. The Guest, along with neighbors, shall enjoy each other’s company in a quiet and respectful manner to each other’s enjoyment. The Guest is expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement. 16. HOST’S LIABILITY. The Guest and any of their guests hereby indemnify and hold harmless the Host against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest expressly recognizes that any insurance for property damage or loss which the Host may maintain on the property does not cover the personal property of Guest and that Guest should purchase their own insurance for their guests if such coverage is desired. 17. ATTORNEY’S FEES. The Guest agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Host enforcing this agreement. 18. USE OF PREMISES. The Guest shall use the Premises for residential use only.
