Beautiful Home in River Road Villas, \"River Time\" on the Guadalupe River
About this house rental
If you are looking for a family vacation spot, look no more, here it is. This 4/3 home (Villa #5) was constructed mid 2016 and will satisfy all of your needs while at the river. Located between the 2nd and 3rd crossing upstream from the famous "Chute", float from the house. You have access to approximately 120 feet of Guadalupe River front with beach area and picnic tables, it is a gentle sloping concrete path (~100 steps) from the house. Tubes are available for rent next door and they provide shuttle service to bring you back to the house. The "Can Ban" in New Braunfels does not apply here. If you enjoy fishing, this is the place to be, the river is stocked December through February every Friday at Canyon Lake dam. The house is located in Trout Zone 2 so it is perfect for Fly Fishing. The home is close to Canyon Lake, Gruene and New Braunfels. The 4 bedroom / 3 bathroom home sleeps up to 14 people, comfortably (3 bedrooms & 2 bathrooms upstairs and 1 bedroom & 1 bathroom downstairs). The master bedroom has a king size bed, and the other 3 bedrooms have two queen size beds each. No bunk beds here which means no climbing and safer. 2 bathrooms with single sinks & large walk-in tile showers and 1 bathroom with double sinks & large walk-in tile shower. The kitchen has a large island with seating and a separate kitchen table for your dining pleasure. The large living room has 2 sofas and 1 theater sofa. Also, a large covered deck with seating and views to increase your outdoor experience. The home is fully furnished; it includes sheets & pillows for the beds, hand towels for the baths & dish towels. YOU WILL NEED TO BRING YOUR OWN BATH TOWELS. The kitchen is fully equipped with stainless steel appliances, side by side refrigerator & ice maker, oven range, microwave oven, and dishwasher. Other kitchen supplies include plates, bowls, coffee cups, glasses, utensils, mixing bowls, pots, pans, cookie sheets, mixing spoons, spatulas, knives, measuring cups, can opener, toaster, crock pot, coffee pot, and blender. Cable TV and Wi-Fi are provided along with DVD player. Outside you have plenty of seating with chairs, rockers, sectional and picnic tables. A BBQ grill and heavy BBQ smoker, you will need to provide your own charcoal or wood. ** This is a NON-SMOKING house and NO pets allowed. ** Texas state tax rate 6% and WORD tax rate 3% equals total 9% tax rate

We loved this house. Plenty of room for all of us to spread out if needed. We drove 2 miles up River Road and put in at Merricks and floated straight to the house. There is a public area just for the neighborhood that you can float around right there and don't have to drive anywhere. We cant wait to book again for next year.

The house was fantastic!! Bigger than we expected and the owner was so well to work with. We take a yearly trip and this is by far the best place we've ever stayed. Can't wait to book for next year!!

Property as described, plenty of kitchen cook and bakeware. The downstairs had a nice hammock and several fans, which was a plus compared to a similar property we stayed at prior year. Lots of upstairs seating. Very close to the river. If staying on a holiday weekend note that the camp grounds next door have music playing late, but we expected that and it was not too loud to fall asleep. My only note would be there is only one toilet paper roll supplied per bathroom so if you are going with a group you’ll need to bring extra or run out. Would book again.

We enjoyed our stay. Everything was clean and comfortable and as described on site. We had a 1 year old so having the gate at the top of the stairs was a plus. Easy access to the river with well taken care of grounds. We will definitely be back.

This was the perfect house for our river trip. Excellent location on the river and the house was extremely comfortable with 1 king / 6 queen beds. The host was very responsive and I will book this house for our next river trip. (Tip: host is up front about it but make sure to bring own soap/shampoo)

We were a group of friends who have a trip every year for a long weekend every summer and our ages range from 30 - 60. This year was fun and we are glad we chose River Road and this location.
Pros: Location was great. Quick into New Braunfels and Gruene. Plenty of places for food and fun near the house, but great places to eat, etc.. within a couple of minutes. River was super low everywhere but the river at the house was great. House itself was nice, furniture on porch and in living room is just starting to be a bit worn but still nice. Bedrooms, beds and bathrooms were great. Kitchen was very nice, large and well stocked and appointed.
Cons: One of the bedrooms/bathroom is the only room on the ground / first level. It is not accessible from the second level without going outside and up/down outside stairs. None of us were comfortable using it and rearranged so that everyone was in the house upstairs. Wasn't bad, just wasn't evident from the listing unless we just missed it.
We loved sitting on the deck (it's second level and had great views) but in the evenings the noise was intrusive. The houses in this development are very close in and the music being enjoyed by the three closest to us was in strong competition for loudest and there was no cut off time to this music. So if relaxing on the porch to your own music on low is important, weekends in this house in the summer may not be the place. It's a very active area for all adult ages and not many children - so the party is on. :)
Overall, we would come back to this area. Good value for the money.

The property was just as pictured & had everything we needed! We loved that everything was labeled so we didn’t have to look through every cabinet and drawer for things in the kitchen. Very easy to communicate and check in process was just as smooth would definitely stay here again! Short walk to the river was a plus!

We rented this home for our yearly friends river trip. House was great and the kitchen was supplied for all your cooking needs. Even with hot summer days the porch is great in the mornings. It was also nice being right next to Caps for tube rental or just a short walk from the water to hang out. Would definitely stay here in the future

Very clean house with nice amenities. Only complaint is camp grounds next to property that played extremely loud music all day and night. Hard to sleep at night due to loud music or enjoy own music while playing games in the evening. We were not able to enjoy the beautiful patio area under home due to camp ground music and constant smell of weed.

These houses are a great place to stay when going to float the river. It has private access to the river and two rental locations on either side. Kent was easy to work with and provides a great place to relax.

This was our first stay here at the villas on river rd. We actually had two of the units rented for a multi family vacation. We have stayed on some other properties nearby before but this one fit our needs for this trip and we were very satisfied and will be staying here from now on unless I find something better. Having the full concrete parking and walkway is a plus when hauling gear. Nothing worse than walking through mud or wet grass when you’re trying to carry gear up a steep river bank. We met some great people on the property and had a great time. The setup is great if you like to meet people and enjoy the outdoor atmosphere. If you want something super secluded and private you might look elsewhere. The river access is one of the best on that stretch of river. If you don’t want to tube you can enjoy a great swim right there at the access point. Nate and the folks at Caps were great for tube rental and really hooked us up. I’d totally recommend them. We also rented kayaks from L&L. As far as the unit we rented it was clean, well stocked with dishes and cooking utensils and had everything you’d need for a week at the river. The only thing about this unit that was a negative was it seemed most of the units had an outdoor kitchen area downstairs and this unit 5 did not, or we just didn’t have access to it. It didn’t effect us this trip because we had another unit rented that faced the river that had that area and it was accessible. Not a huge issue but if I were going again I’d make sure I rented one with it. AlsoThe rooms with double beds have pretty low end mattresses. My wife and I took one of those rooms and regretted it lol. Maybe younger kids wouldn’t mind but most adults would be uncomfortable. All in all you really can’t go wrong with this place. Just wish we could have stayed longer.

I had been to another property at this same complex previously but this river house was perfect for a weekend. Very clean and the patio was the perfect hang out spot after a day on the water. Would definitely recommend and hope to come back in the future!

Great Place
We had a great time at this river house. The listing is very accurate and communication with the owner was very easy. During our stay the air conditioner was not working very well upstairs. After communicating with the owner the problem was taken care of. Will definitely be back to the house!
