Lovely room, very new and clean. Easy check in and clear instructions. Easy to park nearby with the prebooked permit. Short 5 min walk to waterfront bars.
Our room was on the front, didn't realise it was on a main road and the traffic was very busy even at night, real noisey with window open even a little due to heat, so hard to sleep. Shower temp/pressure seemed linked to other rooms in house as kept dropping.

Great property in an excellent location; only 5 mins walk from Brayford Waterfront.
The room was modern and clean, with a very comfortable bed and a kitchenette. Location was quiet and parking was available on side streets with a free permit provided.
Owners were very accommodating and changed check in time to fit in with our train arriving, plus allowed us to stash cases in the room whilst we went for food after check out time.
Bed was king sized (and very comfortable!) but the duvet was only a double size, so not quite large enough. A coat hook would have been a nice addition. Other than that, the property was EXCELLENT and I highly recommend staying here.

Location at walking distance (15 minutes) from town centre.
Beautiful Victorian House recently tastefully redecorated.
Quiet although on a busy road (my room was at the back of the house).
Clear instructions how to enter the house (code, keysafe).
Superb mattress and pillows, so a very comfortable bed.
Private bathroom nearby.
I had a small room with single bed, but no chair to sit on.
No lounge or kitchen or fridge and no breakfast option.
Electrocity sockets difficult to access: one under the bed, but my arm is not long enough to use it and the bed too heavy to move and the other socket behind a chest of drawers which I had to move to plug in and the only way to use the electric kettle is to put it on the floor.
The bedsite lamp did not work. I reported this, but it was not fixed within 24 hours. I think it was just a matter of a new light bulb.

Room was lovely and clean and Emma was excellent and informative. I would suggest a toaster in room as its not bed and breakfast, it would save looking for cafe first thing then get breakfast when out.

Clean, comfortable & well decorated. booking in and out with no ‘traditional’ check-in worked well, instructions sent beforehand. Good value.
Some noise overnight but to be expected as on busy road into city. Permit parking great. Could do with a luggage rack/table in room to store suitcase rather than on the floor

The location was great, just a 15min walk to the town centre. The self check in was fine, and the room was lovely, with a nice comfy bed and hot a shower. Window could be opened for fresh air. A fridge and a microwave was handy too.
I didn't get left a parking permit, as requested and it was a little difficult to contact a staff member about this. After a few phone calls from myself and slightly paniced, I was allowed to park around the back of the building in a small courtyard, to avoid any parking fines from the on road parking bay restrictions.

No interaction from owners to assist with problem after 3 phone calls.
WiFi didn't work. Couldn't get tv to work. Hot water only enough for one person to shower. Parking permit had wrong date.

Original communication and booking information
First room allocated had not been cleaned since last use (not sure how this happened) had to wait for information about what to do next and then next room had a very difficult key so initially could not access. Felt like room was not finished from recent refurb. Picture not on wall, no hangers in wardrobe, not table or chair so only option for eating was to sit on bed

Clean, nicely decorated and comfortable. Bed was huge ! Nice shower and facilities. Decent location for walks into Lincoln. Communication was good and explained self check in well. Someone was also on the end of the phone for any questions.
Main road parking in permitted area. May be tricky during busy periods.

The decor was lovely and modern. The bed was comfortable. Tea making facilities were great. Everything was spotlessly clean. Location is spot on, only a few minutes walk from Brayford Quay.

Had problems getting in on arrival because no staff are on site. Resolved after a few phone calls with a staff member coming with the key. Able to park in the yard at the back. Otherwise, street parking with scratch cards. No breakfast served. Excellent cafe for breakfast, Oakleys, not far away.

The location, decor and housekeeping.
Having no toilet roll on arrival, being on a busy main road and it was very noisy would of liked one of the back rooms,also room was very cold couldnt sus out why radiator wasnt getting warm we were freezing,I did text the owner but nothing was done about the heating we had to find a blanket..🙈🙈🙈🙈

Enjoyable stay.
Exactly what we were expecting within this price bracket.
Very much appreciated the visitor car parking permit, allowing us to park nearby.
Everything was fine, maybe a few more tea bags and milk cartons, but, did not detract, and, option to call for more I just elected to make do.
