The Ledge House is a charming mid 19th century farmhouse situated below a large granite ledge in the village of Bay View in Gloucester, MA. The beauty of the Ledges is that it is 70 steps from a fantastic view of Ipswich Bay. Those renting the Ledges will have access to two private beaches, tennis courts, a playground and an island attached by a granite causeway. Gloucester is known for its breath taking ocean views, its artists, and its quaint villages and fun shopping. There are many restaurants, galleries, and museums along with whale watches, hiking, boating and swimming. Come stay through the winter and spring! Walks on quiet and lovely beaches, smell the cedar trees, and see the remnants of red sumac fruit. Early mornings you may see deer cavorting in the water, or a fox running across the beach. Turkeys may cross your yard. Wonderful walks to the Cove Bakery in Lanesville or stroll the shops in Rockport and Gloucester without fighting the summer crowds. The house is sheltered from the winds by a granite ledge, so you can stay cozy during the winters, but still be steps from the ocean view.

Just returned from our stay at Ledge House with 3 kids 5 and under. It was great! Very well-maintained and so many fun things to do in the area. The Owner was attentive and communicative. Can’t ask for more in a vacation home!

The Ledgehouse is Close to walking trails to cove and beautiful sunset views. Sandy Beach and Mica Beach just a short walk away. The people in the surrounding houses were so helpful and nice to be around. Would highly recommend for a family vacations!

Slice of heaven
We truly enjoyed our stay at the Ledge House. The accommodations were very comfortable with plenty of beds, indoor and outdoor showers, air conditioning and wifi/cable. Many conveniences including washer/dryer, dishwasher and any needs for cooking and baking. Most importantly is the close proximity to the view of Ipswich Bay. Sunsets cannot be beaten. We enjoyed walking our puppy all over the grounds including out to the island. Property owner was readily available and generous with the use of his kayaks. My family will be planning a return trip soon.

The property was great. Comfortable and perfect size for what we needed. All accessories are provided in the home if you don’t want to bring your own towels and linens. The beach area was nice although we didn’t have much time for that since we were there for a wedding. It was just a short walk from the home.

FANtastic.
Our family stayed at Jock's house and it was a wonderful stay. Unfortunately, we had a death in the family half-way through our stay, and we had to leave a day earlier than we had planned. Jock was so wonderful and supportive AND he refunded us for the missed day --- which was not requested, but SO appreciated. This is the way that all hosts should be -- Jock raised the bar for all future VRBO stays.
**Also -- the fact that his house is pet friendly is awesome. Our dog LOVED going for walks on the beach, it was a nightly ritual for my husband and "Sunny".

A lovely stay
This was the perfect place for our week away. Easy access to the beach and other adventures and a welcoming home with everything we needed. I would suggest bringing water shoes as there are some rocky parts to the beach. My kids just loved the raft and many places to explore! We can’t wait to come back.

Beautiful spot, comfortable home
We were completely blown away by the Ledge House. A big house with plenty of living space (king size master) plus four more twin beds upstairs and another in the living room. Eat in kitchen, dining room, large living room. Big backyard with plenty of room for entertaining. And the grounds are huge with beautiful views, access to two beaches, trails, tennis courts, play ground, etc. NearAnnisquam, Lanesville, Rockport, a Gloucester proper. We had a lovely time and Jock was a great host, giving us a tour of the grounds when we arrived. Highly recommend.

This home is roomy, charming , comfortable, very clean and ideally located. Everything you could possibly need in a vacation home is well provided for. The Ledge House feels like a home away from home with a pretty yard, plenty of parking and easy access to the beaches. We loved it here and hope to return next summer!

Wonderful Stay Every Time
This was our fourth stay at the Ledge House and we hope there are many more to come. The home is well provisioned, perfectly located, very comfortable and welcoming in every way. Each year we return we have noticed improvements that further enhance the cottage, its functionality and charm. With access to 2 private beaches, kayaks and the beautiful property to explore it is a delight for hikers, bird lovers, outdoor enthusiasts and photographers. An all around great place!

Wonderful September 2015 stay
This was our first visit but certainly won't be our last. The owner is very helpful and accommodating. The house is classic New England beach style, charmingly old with lots of character. It has a much larger and better kitchen than most reasonably priced rentals. The location is just steps from ocean view and beach access and the views are just gorgeous. The house is about 3 or 4 miles from downtown Gloucester and Rockport, so it is a quiet neighborhood and driving is required to reach shopping and dining destinations. My wife and I were alone, but I'd call this house a very family friendly place for families with children. Thanks, Jock, for such a nice experience!

Amazing Property!
The best part of this property is the land surrounding it. Our 3 dogs enjoyed running on the beach after 6 pm. It is such a big property that is great for walking. There is also a sunset fire pit on a cliff that is great for making s'mores. The house is well equipped and is comfortable. There are some minor repairs the house needs, but overall a great place to vacation. Jock was very accommodating and easy to work with.

A rich and genuine Cape Ann experience
We were immediately comfortable and relaxed in Jock's family home, which felt little-changed from how it must have been when he grew up there. With obvious pride, he generously provided a fun and informative tour of the property, steeped in significant family history. The house is spacious and open with lots of light, simply but warmly furnished with wicker and lots of nautical and sea-themed art. The kitchen is huge and has everything one could need and more. We cooked lobster several times! We loved having our two Newfies with us and taking long walks each morning up the hill, along the path overlooking Hodgkin's cove, down to the beaches, and winding back up through the woods, all without leaving the property! This was a perfect relaxing vacation, keeping it simple while having it all. Thank you Jock.

Loved our week in Annisquam
We really enjoyed our stay in your house. The house was perfect for our needs. it was comfortable, clean and had a very well equipped kitchen. there were even spices that were freshly bought. We loved having access to the walking trails and beaches. Jock was awesome is providing what we needed. We loved the walk around the property so that we could see what was available. I sat on Sandy beach everyday and loved it.
I would definitely recommend this property to friends and family. In terms of restaurants, we enjoyed lobsta Land. We did go on the Thomas Lannon schooner cruise and liked it as well. It also really helped that the weather was amazing.

Absolutely perfect!
The Ledge house was absolutely perfect for our family. We were so thankful to be able to bring our dogs along also. The loved the beach! The 2 private beaches were wonderful and our kids had so much fun building sand castles and searching for sea life during low tide! The house had plenty of room, and was fully equipped with everything you could need or want!

Charming cottage, ...
The house is lovely with light airy rooms. The fact that there was a half bath on the first floor was very helpful as well as sleeping possibilities on the first floor. It was well stocked with plenty of sheets and towels as well as kitchen needs. We brought a grocery box full of what ever we needed in the way of kitchen detergent, etc. but we need not have done that.
The property appeared well maintained. The owner was available to give a tour of the property and to answer any questions.
I know the area well so I was familiar with all the attractions and restaurants. We appreciate the fact that it was pet friendly. There was WiFi which we needed even though it was supposed to be a vacation one member of the party had work. Cell 'phones do not work in the area or at least our cell 'phones did not but the owner allowed use of his 'phone.

Perfect Haven on rocky coast and private island!
I spent the month of April, at Ledge House in Bayview. It was just what I needed. The house is so comfortable, it feels like being at your grandmothers house. Every possible need has been forseen, the amenities are all here. My two miniature schnauzers and I enjoyed walking the cliffs and pathways of the two islands. The variety of beaches and views, only steps from the house is amazing. If you love history, it is here in abundance. The family that owes this land all
descend from the General Benjamin Butler family marrying into the Adelbert Ames family. Real New England royalty... I did some sightseeing locally...get a Gloucester map and go to all of the beaches, they are all different. Dining downtown at Alchemy and Lat42...just fabulous food. There is no bad season here. I had days of rain and then lovely sunshine. April is like a surprise...everything is waking up from a winter sleep. For photography, you can't beat the views of the ocean, the bays, and the amazing rocks!!! Jock thanks for walking me around the island to get my bearings, I loved peeking in all the family mansions that are closed and seeing what life must have been like here in the early 1900's. I love it here and I will come back!!

Great private place close to ocean
My wife and I stayed here for two months in the fall and really enjoyed it. The house is comfortable, clean, pet-friendly and has plenty of room for a family. It also has a large kitchen and sizable yard if you have a big group. The biggest upside of this place is the amazing property attached with it. You have access to private beaches, tennis courts and trails all along the ocean with beautiful views (especially at sunset). It's an easy walk to a number of small stores, including a bakery, post office and liquor store, and a short drive to downtown Rockport.
The owner is great and very flexible and does a great job maintaining the property.

Autumn in New England
My wife and I stayed the month of October 2010 at the Ledges. We chose the month of October so that we would be able to view the New England fall foliage. The farmhouse was fully furnished and well-maintained. Our cat, Sparky, enjoyed the many windows from which to look outside. Our king bed was very comfortable. The kitchen was fully-applianced and had ample dinnerware enabling us to host dinner for family and friends. Had overnight guests from Florida. We enjoyed spectacular ocean views, strolling the private beach, and nature trails on an uninhabited island--all of which are available on this private shore estate to the renter. The estate has a very interesting history which we learned from reading a book, "Bay View," written by Jock's great grandmother. The North Shore area provides lots of sightseeing and dining opportunities. The location is convenient for a variety of day trips. Took the train from Rockport to Boston to sightsee (very convenient and inexpensive for seniors). We visited the Rockwell Museum and Daniel Chester French Studio in the Berkshires, walked part of the National Seashore Park on Cape Cod, took the chair lift to the top of Mt. Sunapee and cruised Lake Sunapee in New Hampshire. Ventured along the Maine coast with stops at Nubble Lighthouse and Goldenrod Kisses in York. Then continued further north to Kennebunkport to browse the shops and view the Bush estate. Another day we returned to Ogunquit, Maine, to attend the production of "Chicago" at the Ogunquit Playhouse. The summer would be an especially great time to use their private beach--what luxury. Our month went by too fast. Jock was available by phone, but we didn't need to call. The property does not have an ocean view, but it is only a short walk on the estate to the shoreline.
