Gulf Dunes 303 is awesome! This was our second time to stay in this condo. Last year was wonderful, this year even more so due to the updates that have been made. An updated, beautiful kitchen, new larger flat screen TV in living room plus all flat screen TV's mounted on walls in bedrooms, and the living room furniture is new and pretty. The view is incredible, and again the furniture on the balcony is perfect. We spend a lot of time on the balcony and saw both dolphin and sting ray, plus sea birds! Brooks and Shorey again were incredible from helping us find the perfect condo, to providing a clean condo with everything in working order. Only one small problem with a door handle that was fixed the very day we mentioned it. Thank you for being the perfect hosts.

The location is perfect for our family getaway. The condo had everything needed for our stay. It definitely needs some updating and the master bed was extremely uncomfortable and hard which is why I gave it an overall 4 star rating. The property management was great and responded very quickly to everything! We'll definitely be back to Gulf Dunes but will choose a different condo.

We love staying at Gulf Dunes in Ft. Walton. Very nice white sand beach that is not too crowded. Love sitting on the balcony watching the dolphins every morning. Wouldn't want to stay anywhere else.

We were happy with the size of the unit it met our family's needs. The location was an area we were familiar with and we loved the views and the fireworks from the pier. The unit needs to be updated. The decor is dated and some of the countertops were chipping. We were extremely disappointed in the water. It was filthy and completely filled with seaweed. So much no one gets in. I know this is not the owner's fault by all means. But the option to hang out at the pool was there and we did a lot. It was very disappointing in the pool area. Not one time did the area get cleaned, washed off of sand and dirt and had no shade at all. Here's to hoping the next time we go we have beautiful water to see and swim in.

Wonderful!
We had so much fun on our family vacation and a huge part of it was due to our wonderful experience at gulf dunes! It was so clean and the location right on the beach was wonderful.

It was good but the unit we stayed at (303) had a problem with the air conditioning working. We thought that the heat outside was not allowing the unit to cool down as we could not get the unit to cool below 74 degrees. By Thursday it was unbearable and I called B&S office to request help. I had to stay in the unit most of the afternoon to let in folks for assessment of the problem and my beach time Thursday afternoon didn't happen. The only other problem that I had was that the people staying in 304 started to pile up their trash outside of the unit and it piled up for two days until I made a call. I couldn't get my beach wagon past the **** they had piled up outside their unit. I hope someone makes the rule known that you have to take your trash out and that no one from B&S is going to pick it up.

This condo is very nice. The view is incredible. We spent a lot of time out on the balcony. The balcony furniture is very nice and set up perfectly. The condo was comfortable with plenty of room. Well stocked kitchen, comfortable beds, (even the sofa fold out wasn't bad.) Everything was in excellent condition. The condo was very clean. All we needed were extra blankets and Brooks and Shorey were there within an hour of our request. Our first time to stay at Gulf Dunes and the building (s) are so nice, also close enough to walk to a few restaurants. I would highly recommend this condo!

We enjoyed our first stay at Fort Walton Beach. The condo was ready for our check-in and spacious enough for our needs and comfortable overall. Perfect location and loved having the beach chairs included and the no-key entry. Also appreciated the wifi and the programmed Alexa. A bit of updating (smart TV being the most needed) would make this condo perfect. Missing a few useful items in the kitchen, (no dish towels, no ice cream scoop) and needs a new large frying pan, but otherwise pretty well supplied.

Although our general visit was good, we noticed some things from the start that made us feel less than secure about staying in Gulf Dunes 303. First, both window screens on the breezeway were bent out at the bottom as if someone had tried to get in. Upon entry to the unit I did a security check and found both windows off the breezeway from the inside had the window latches unlocked. I found the sliding doors on the Gulf side both unlocked. It started our vacation with the feeling we could be being set up for a theft. I tried to lock both breezeway windows. One room's window latched successfully while the other would not. I found the sliding doors in the master bedroom and living room would not lock properly, although the living room had a bar you could place in the track to lock the door. The master bedroom did not. I reported these problems to the front desk, the lady told me she would have it checked out. She said she would call me back and let me know what they found. I received no followup call,and did not see these issues clear up by the end of our visit. I would think the property manager would take issues like this more seriously and it will affect our thinking about using Gulf Dunes in the future when we choose condos. Other than that, Gulf Dunes was reasonably comfortable.

Wonderful week at the beach
We enjoyed our stay here. The property was exactly as pictured, and the location was perfect. There was construction going on during the day but it didn’t disrupt our activities and the grounds are looking much better with those updates. There was an issue with the coffee maker, and it was replaced within the hour. We would stay again, and recommend the property to others looking for a wonderful beach location.

Gulf Dunes
The condo was clean and comfortable for our week long relaxing do nothing vacation. The accommodations were spacious and decorated nicely. The kitchen was fully equipped with more than we could use but appreciative of the stocked kitchen. We arrived a few days after Hurricane Sally had made landfall but Brooks and Shorey Realty were quick to respond to questions and provided us with an update on the condo. The master bedroom had a bit of water make it through the sliding glass doors onto the carpet. It was not dry by the time we arrived. We had to ask for someone to come in and work more on the wet carpet. Due to fans and other equipment left in room to remove the moisture we were unable to use master bedroom for two nights of our stay. We would stay there again.

Great set up and view! Loved the bunk room for our 2 year old. The two beds in the guest bedroom was also a wonderful addition. Furniture and beds were all nice and comfortable. Two sinks in the master bath was also an added bonus. The only complaint that I have for this condo is the quality/lack of decent cutlery and kitchen supplies. The stove was a little lack-luster but we only used it once. Definitely recommend this condo!!

We enjoyed our stay. The only complaint we have are the kitchen supplies. They could update the skillets and utensils. Make sure you bring your own scissors because theirs do not work. Other than that we had an amazing time.

We enjoyed our stay, but I think I’d choose another condo unit next time. The patio chairs were horribly cheap broken plastic and dirty and made sitting on the patio not pleasant which was a bummer. The kitchen utensils need to be replaced. The scissors didn’t work at all. The fridge never fully cooled so we left our things in a cooler with ice instead which was the most frustrating thing for me. I even called about it and was told it just takes time to cool properly, but three days is obviously too long. The unit wasn’t cleaned well before we arrived either. Chips were still under the coffee table and the bathroom floors were very dirty. I like gulf dunes, but wouldn’t stay in this unit again until many things are replaced.

Great getaway
The condo was very comfortable for family of 7. Really enjoyed the location just steps away from the beach. Parking was convenient and well lit. Dolly carts to haul luggage and groceries, trash chutes by elevator, and clean bbq grills downstairs were all very convenient. Master bedroom and bathroom were very spacious. Bunk room perfect for two younger boys.
Tubs didn’t drain well on first day and management sent someone almost immediately and corrected the problem. Would be nice to have grilling tools in condo.
Stewbys Shanty across the street- very fresh food with great hush puppies too! Publix grocery store is no HEB but had good offers. Beware they don’t give cash for returns; only store credit. Power up Motor Sports for pontoon and jet ski rental was great!
We had a great time even through the brief showers we had. Would definitely love to stay here again.
