The beach front area in this community is nice and wide so you will not have any trouble find your spot to hunker down on the beach. You can also reserve your spot each morning through the Frangista Beach service vendor (La Dolce Vita) These aren’t your typical chair and umbrella beach boys, the guys at La Dolce Vita can assist with all of your beach sports needs including but not limited to; bike rentals, jet skis, parasailing, surf board rental, boogie boards, snorkeling, beach going wheel chairs and even a floating adventure park! If you grow tired of the surf and sand take a dip in the Frangista Beach community pool located in the center of the neighborhood on Los Angeles Street. The water sports and outdoor activities wear you out head on over to the Silver Sands premium outlet mall where you will find 120 designer outlets and 10 restaurant options (just 2 minutes from the heart of Frangista Beach!) In addition to the restaurants found at the outlet mall you will find countless dining and shopping options within a 10 mile radius of your community including two beach front options within walking distance (the Whales Tail and Pompano Joes) If you are looking for a bit of nightlife head on over to the village at Baytowne Wharf; here you will find numerous night spots, upscale dining, zip lines and activities for the kids and fireworks all summer long! 16 hours before our flight, Ocean Reef called us to cancel the reservation due to “plumbing and structural problems”. We were told no other ocean front condo was available for the size of our group, so we got moved to an off-beach house. The house was big and had a pool. It was very worn looking, needed a good deep clean, and the dryer quit on the 3rd day so we couldn’t dry our kids clothes. The dryer was a really old Maytag that was rusty. When we saw the condo we originally booked to stay in, we were shocked. The lower level had a big crack in the foundation and the floors above were leaning. The house was not safe for habitation. This clearly was not a new problem that just popped up. We should have been told weeks before we came so we could have made other housing arrangements. There were several other beach front condos open because it was low season. We were not given a discount on the house they rebooked for us (it was cheaper only because it was not on the beach ) We feel like we were ripped off!

The property has lots of areas of repairing such as the pool area that has broken tiles, shower doors that are flimsy, back slide doors that were hard to open and close. I’ve stayed in so many rentals in this area and this is the first one that had this many issues.

We had a family of 10 (8 adults & 2 kids). The house was perfect! My husband and I stayed in the master suite and let me tell you, the balcony ocean view was nothing shy from perfection. Each room was beautifully decorated and lots of bathroom for everyone to shower and we never ran out of hot water which was a huge plus with all of us getting showers before heading out for dinner. You also have your own private stairway (with hose to wash off) to the beach and a set of front row beach chairs & umbrellas for your whole house! This is a duplex house but we never heard a peep out of the neighbors and they had a baby so that’s saying something. The intersection could be a problem for some if coming and going a lot but making a right out of the house was super easy and we just backed in for easy departure. It was so hard to leave this place and I’ve already had multiple people ask for the the link to where we stayed based of pictures I’ve shown. I emailed the property manager a couple times and responses were almost instant. They even texted me a couple hours before check-in to see if we wanted to check-in early! This place was worth every penny!!

We had a great time at the beach, but unfortunately I can't give a rave review because the house had a handful of problems while we were there. We are still waiting on some retribution from the management company in an attempt to resolve our dissatisfaction. The location of the house was good - literally right on the beach. It was tough pulling in and out of the driveway because the house is literally in the middle of a busy intersection, so you have to watch kids very carefully in the front of the house. Also, there is chipped paint all over the house. And we had some significant issues with the AC units and the fire alarms while we were there. Leaks from the 3rd floor ceiling. The fire alarms were going on for about 8 hours straight one day of our trip, which interrupted our beach day and our entire afternoon/evening while we were trying to throw my brother-in-law a birthday dinner party. It was horrific, kids were terrified and crying because of the loud noises. It was a huge downer. Not to mention, we chose a stand-alone house so we didn't have to have close interaction with any other people during our vacation because of the coronavirus, and then we ended up having several people in and out of our house, without masks, spending large chunks of time inside...which made us all very unsafe. Also, some of the doors to the back balconies don't open. Kitchen pots and pans are super cheap and everything sticks to them - make sure to bring your own if you plan on cooking anything. There were some other minor issues as well, but I really think that's enough for here. The house is in a great location if you like being right on top of the beach. But if the owners would please pay attention to these comments and the state of the house and do the necessary upkeep to maintain a good property, it would have been so much better.
Also, the management company needs to ensure that their employees mask up when entering the homes of other people, during a deadly global pandemic.

We had a great time and the property was perfect. Beautiful, very clean and exactly as it was shown online. They should never, ever come inside the door until someone comes and lets them in if guests are present. I'm guessing my son forgot to flip the inside lock when he came back in earlier that morning so they were able to punch in the code and come on in. To say the least, it startled me and I was not as nice as I otherwise would have been.

The property is located on the beach which is very convenient, the building could use some sprucing up it does look a little dated. At night the gate to the beach we could hear a lot of noise from people coming and going.

Great location!
Seaduction is a nicely located property with direct access to the beautiful beach. It is worn in comparison to the photos on the listing and could do with better cleaning. It’s also pretty bare in the kitchen situation. The pool heater was nice, and the kids room is perfect for multiple families. Having the beach chairs everyday was brilliant, a nice touch!

The manager David is great
We had a problem with our heated pool after it was discovered it had too many problems to be repaired while we were there David the General manager offered us 3 other places for us to stay that had everything we wanted plus some not to mention he gave us an extra night no charge for our troubles ocean reef is awesome I will definitely do business with them again they are customer service experts and there properties are excellent thanks again to David and staff keep up the good work!

Fantastic location!
We are a family of 12, beds for everyone with room to spare, 3 balconies, a plunge pool for the evenings, very comfortable, great beach and the central location cant be beat as it is close to everything. Second year for us in the same block, we will be back again and Seduction will be on our short list.

We had a great time staying at the house. The proximity to the beach was perfect and the chair service was amazing. The only downside is the public beach access next to the house.

Seaduction...Great Location...In Desperate Need of Updating.
While we enjoyed ourselves at the beach, the property is much older than what appears in the photos and was in dire need of a deep cleaning from top to bottom. In addition, the picture used should be updated to show the new home next door. The beach service with umbrellas and beach chairs was great. We corresponded with Ocean Reef on the day we departed concerning our concerns and recommendations for improving the property, primarily the cleaning required and furniture that needs to be replaced/fixed/updated and were satisfied with their response. Street intersection very busy and noisy...same with beach foot traffic running between the property and the home to the left not shown in the picture (looking from the beach).

Great group house
15 of us had a blast. Martini pool got piping hot, which was a nice surprise considering outside was in the seventies. Excellent house, very clean, much nicer than a house on the beach needs to be. Highly recommended.

Spring break
House was very nice and location was in the heart of everything. Close to shopping and activities. Perfect for our teenagers to roam free. The only down side is that it is right next to the beach access point for many of the surrounding condo complexes and right on a very busy T intersection so it is very noisy well into the nights, especially on the weekends. Beach chairs/umbrellas were a very nice bonus. I do wish the elevator was working...it’s a lot of stairs to climb.. but as that was not advertised we didn’t expect it anyway. All in all our party had a great time!

FAMILY VACATION!
Our family of 9 stayed at Seaduction. It was beautiful and so comfortable...the King beds were a plus and there's enough room for everyone to spread out. The ocean views are plentiful and the beach is literally out the back steps. The cocktail/martini pool was nice for rainy/cooler weather. The Ocean Reef/Frangista team was prompt, friendly & professional. The downloaded hospitality app came in handy for the door codes/quick communication, etc. If you're considering this condo, I would recommend it!!

Plenty of space and places to sleep! Perfect location on the beach!
We had such a great time! House is absolutely perfect for a big group- plenty of places to sleep, two full size refrigerators, washer and dryer! Owners were so friendly! Loved the extra beach toys downstairs too! Can’t wait to go back!

Perfect vacation home.
This home was absolutely perfect for my family's vacation. It was close to the beach and had plenty of room. The home is also close to the grocery store and outlets. Couldn't have picked a better place.

Property was great! Plenty of room, and loved being right on the beach!
We really enjoyed our stay! Had a few things that needed to be fixed upon arrival, but a maintenance worker was sent right away. The only downside was that there was construction going on next door, and the workers got started early and were very loud. Just a heads up for anyone staying at this property in the next month or so! Overall, we had a great time, and would definitely come again!

Wow, what a trip!
Booking our stay using VRBO was simple and Ocean Reef Mgt company that rented the home was terrific. Dave made the booking fast and easy. We initially booked a stay at a small 2 bedroom cottage on the beach called Sunrise. It was a perfect little house for the our 3 person family. However on the second night the AC broke and we saw a bunch of roaches. We called Ocean Reef and to make a long story short they gave us another house to stay in (they could fix the AC, but the roaches were another matter and we just couldn't stay in the house as it was. Note: roaches are pretty common at Florida beaches. My dad lives a few miles away in a new house that is immaculate, but he still gets roaches sometimes. So it doesn't mean the place is dirty. But still, it's gross and requires an exterminator to remove them.) Thank you to Kyle and Todd for your professionalism and help saving our trip! The house we moved to was 2 miles down the beach - Seaduction. Quite an upgrade! The house was 3 story with bedrooms and bathrooms on all three floors and the kitchen on floor 2. The views were great! Each floor had a balcony and the first floor (the floor with the little arches on the balcony in the picture had a small pool and stairs leading to the beach.) It was furnished very nicely and was clean and in great condition. No bugs! :) Across the street was a small Alvin's beach store with everything you need and a block away was a little sushi and ice cream place. It was a terrific location. Beach chair came with the house too, so every morning there were 4 chairs and two umbrellas waiting for you on the beach. Nice little perk! My only minor complaint was that there were some basic things missing - No hair dryer, no pen and paper (who brings that on their trip?), no laundry detergent, no salt and pepper, or sugar, etc. A trip to Whole Foods (about 5 miles away) solved that, but I couldn't help wondering why they don't stock the house a little more with basics. (There were like 4 irons but not a hair dryer! Lol). Minor issue, but an easy one to fix. Overall, this is an awesome house and a great location.
