Our 11-night stay was mixed. We appreciated the gated community and gorgeous ocean views. The house had basic essentials in the kitchen pantry which was nice. The good: -spacious home with lots of privacy -beautiful backyard with ocean view & beautiful sunsets -boogie boards, beach towels, cooler, pool floated, and 2 beach chairs (chairs were old & latches that kept them closed were broken so they were awkward to carry to the beach) The not so good: - Lacked air conditioning. We stayed from end of June to early July and the house was always HOT. There were no trade winds & despite opening windows & using box fans provided, we were pretty miserable. - Upon arrival, the solar pool was 96 degrees so we couldn’t even find relief from the heat in the pool. We managed to turn off the solar on the 2nd day but the pool was still in the high 80s on our last day. The pool thermostat wasn’t working. - The gnats we’re a huge problem. Despite closing doors & screens, they still got in the home & were in the hundreds in our bedroom & bathroom. Every night I was battling them. - The homeowner next door to us we’re having their pool resurfaced during our stay so we had to deal with the noise of construction workers most days. We couldn’t enjoy the backyard the day of the pour & despite notifying Kona Coast Mgmt of the noise inconvenience, they declined any form of credit of our stay. In the spirit of good PR, and the fact we spent over $7,000 on our stay, I was disappointed to say the least. -The first time I called Kona Coast Mgmt with the noise complaint, the rep said she would report to her manager & have someone call me back. Over 3 hours later, no return call. I called again & person who answered said there was no record of my first call so I had to explain the problem all over again. Again, person said they’d have a manager call me back. All I ended up receiving is a form email response that according to the contract, I was out of luck. Had I been aware of the construction during our stay, I would’ve booked elsewhere.

We greatly enjoyed our stay at this property. The location is perfectly situated and the house has everything you need. Can’t wait to return!

Spacious , well equipped, the perfect family hacienda in a luxurious controlled estate. It’s less then half a mile from a major shopping area with an incredible grocery store. Insects? It’s Hawaii, what do you think the birds and geckos eat. We look foreword to returning.

Overall, we loved the house and neighborhood. The house was very clean and beautiful. The only issue we had was there was no disclosure that this house had no air conditioner. Of course, the house was all closed up when we got here so it was very warm. We literally opened all the sliding doors and windows and got great cross ventilation. Management brought us some fans and we were very comfortable. The initial shock was unfortunate but, in the end, all was good. Great house, full size washer/dryer, we’ll appointed kitchen, grill on lanai. Would come back in a heart beat.

My stay at this very nice house was amazing. I love the open concept kitchen, the master suite was great and having a private pool was a plus. Also, the view from the pool is wonderful, watching the sunset from there was the best. My family and I loved it here and hope to visit again.

Lovely home overall, furnished well, and the location was perfect l. Appreciated the amenities provided but the lack of AC made the first three days rough. To the point that we went back to mainland a day early. Even with the fans on and doors open the place was stuffy. I was hoping the fans would be enough… they were not. Also normalizing the pest. The welcome book outlined that some of these pest are normal. Geckos I understand, I understand that you can have rodents if your not clean but having German roaches. I’m from the east coast get an exterminator and gnats Amazon literally sells items to help with gnats and I probably wouldn’t have had so many gnats if I didn’t have to keep all the doors open to get some airflow at night.

It was everything we hoped for and a perfect view great pool. Bedrooms were quiet and comfortable. I was worried about the no A/C but the fans were enough. The kitchen and grill which we used for all but one meal for the week. Grocery and other shopping was less than a mile. The garage was really a nice treat, kept the car cool and dry. All 4 of us agreed it was perfect. Very clean and easy to keep clean. Thank you

We stayed in this home for a much needed getaway from our busy schedules. I had read in several reviews in which people mentioned that the pictures did not do the house justice & I must say I agree. I loved how the walls opened up to allow for an open air environment, exactly what you come to Hawaii to enjoy. The view from the house was spectacular & is in a safe gated community which we really enjoyed. It was a great location close to many amenities and beaches & a perfect landing point if you want to explore the island. The concierge was very attentive & friendly, overall I really have nothing bad to say about this vacation home. I would not hesitate to stay here again.

We've been to Hawaii several times, and the Big Island has always been our favorite. On this trip we were delighted to stay at Kuhinanui Way - it's the ideal place for a Big Island vacation! From the moment we walked in, we were stunned by the incredible panoramic mountain-to-ocean views and luxurious, contemporary decor. We loved how the living room opens up to the expansive lanai, creating a seamless indoor-outdoor experience. Every morning was spent sitting by the pool sipping Kona coffee. In the evening, we loved using the gourmet kitchen and grill while watching the sun set. The house was spotlessly clean, and the rental agency was incredibly helpful. The included concierge service was able to recommend a full itinerary of activities and was able to get reservations for a snorkeling tour at the last minute. The location is perfect for exploring the Big Island - just south of Kona, Keauhou is close to the shops and restaurants but away from the hustle and bustle. A shopping center with grocery store and some excellent restaurants (be sure to enjoy happy hour at Kenichi Pacific!) is a 2-minute drive away. The house itself is ideally located on the mountainside to catch the cool island breezes. Even before our last day we were already planning our return visit. We've recommended Kuhinanui Way to several friends, and look forward to visiting again soon.

I will begin with the positives. It's on the Big Island!!!! This home is in a beautiful upscale area in Kailua-Kona area. The community is gated and well kept. The home is well maintained, nice floorplan & ocean views. Location is convenient to beaches and close to a shopping center. David, our concierge from KONA CONCIERGE was "OUTSTANDING"! He was knowledgeable, fun to deal with and extremely responsive. During our conversation he spent an hour talking to me about Big Island activities, no time during this call did he ever make me feel rushed. I would definitely recommend him! The CONS: Bugs on the lanai. Air conditioning. The issue w/hot water and the "Wild Rooster". Bugs on the lanai- myself & our 2 daughters were getting bit every day when we were out on the lanai.Even after we doused ourselves w/"off bug spray". I brought it to the attention of the vacation rental agency and sent them photos of the bites, they advised they were mosquito bites. I explained we were not seeing any mosquitos & we felt it was coming from the patio furniture on the lanai. Whatever it was caused me to go to the urgent care for swelling due to a bite I had on my hand. (I did try multiple doses of Benadryl to offset the swelling.) Air Conditioning- the house does NOT have one. The online ad for the property is unclear if it does/does not. If you are out all day, the house gets warm inside. We called & spoke with the oncall specialist about all the issues we were having said it showed the house DID have a/c, she advised she would let the office know, when the office contacted us they advised their employee was mistaken and they were sorry. Hot Water-We stayed 10 nights 11 days and only had hot water for 2-3 days of our stay. "The Wild Rooster"-The 1st night was amusing w/the rooster and his 2 friends. After that it was down hill from there. Imagine 10 nights of a rooster crowing EVERY night at 2am, 4am and 6am. The rooster nested in the upper limbs of a tree right next to our sliding glass door. We kept the door open every night for the breeze since NO a/c in the home. When we spoke to the agency they acted surprised about the rooster. Even though their guest comment book shows the rooster there at least 2 YEARS! They gave us ear plugs. What a joke! We paid a PREMIUM, the HIGH seasonal rate to stay at this home, there were truly no concessions even offered or made to make all of these inconveniences right.

Our family of 5 plus my father-in-law made this our home away from home over the Thanksgiving holiday week. It was absolutely stunning. The house is spacious, clean, comfortable, and overall luxurious. The location is great - just south of Kailua-Kona, near surfing, Captain Cook, shopping, beaches, etc. My 79-year old FIL found his spot on the lanai enjoying the view most of the time. The living room opens up into an incredible indoor-outdoor living space that makes you feel like you are outside even if you are inside, with the palm fronds flapping in the wind, and the amazing view from the lanai. The inside features three separate living areas with super cozy couches, TV's, and an indoor dining area (though we preferred to eat outside on the lanai every chance we got). Everything about this home was perfect for our vacation. I would stay here again and again.

This is a beautiful property! From the magnificent view right down to the tiniest detail, it was just perfect for my two daughters and myself. Each bedroom is individually decorated with authentic Hawaiian prints and art plus the beds are so comfortable. The sliding doors in the living room push all the way back expanding the room and the view. I’m a tea drinker and I can say the kitchen had everything, including a real teapot. It is close to shopping, good restaurants, tourist activities, and 7 minutes to a sandy beach. I’ve rented two VBRO rentals and without a doubt this was by far the best! This home has such a warm, welcoming atmosphere it made us feel like very special guests in a home we’d love to own.
