You will be inspired by the panoramic views from almost any spot on the grounds - a wondrous feat made possible by the property's unique terraced design, which offers the elegant air of an upscale cruise ship. Stroll through the tranquil courtyard - with its cascading stream and flowering tropical vines, and discover the relaxed atmosphere. Royal Sea Cliff 415 is a breathtakingly beautiful direct oceanfront one bedroom unit that can accommodate up to four guests. Upon entering Royal Sea Cliff 415 you are greeted by a modern open floor plan. This common living space is arranged with a living room and gourmet kitchen. The living room is furnished with plush seating options gathered around a TV. The couch also serves as a comfortable Queen-size sofa sleeper for two guests. When you need a break from the sun, get cozy on the couch and gather around for a movie. A DVD player, WIFI, and stereo are provided for family entertainment. Central air conditioning is also equipped to keep you cool. A washer and dryer are tucked away in a nearby closet - handy for wet swimsuits after a dip in one of the two Royal Sea Cliff swimming pools. Alongside the living room is a fully equipped kitchen. The kitchen has updated appliances including a stove, microwave, dishwasher, rice cooker, coffee pot, and more. A chef will be in heaven as they whip up tasty treats and mouthwatering meals. Two seats are placed at the built-in breakfast bar creating dining space and encouraging guests to keep a conversation going with the chef in the kitchen. Alternatively, take your meals outside to the expansive oceanfront lanai and dine alfresco under the Hawaiian sun. There are two outdoor tables providing a shaded and sunny option. Plenty of outdoor seating and loungers are scattered for you to relax and work on a golden tan. This is the perfect spot to unwind with a Mai Tai and watch a mesmerizing sunset dip behind the ocean. Depending on the season, you might even be lucky enough to watch the migrating whales or a nearby parasailer. The lanai is prepared with an outdoor light and fan, so you can enjoy sitting out here 24/7. Additional lanai doors guide you back inside to the bedroom. The dual lanai doors offer an abundance of natural lighting and a gorgeous view of the ocean and the swaying palm trees. The luxurious King-size bed reminds you of paradise. Sink into the hand-stitched Hawaiian bedspread. There is also a flat screen TV and ceiling fan. Nearby is an upscale bathroom with a walk-in shower and spacious vanity. Thermostatic control allows you to select your showering temperature. The owners of this unit want your luxurious Hawaiian experience to continue all the way to the beach or pool. They have provided Tommy Bahama backpacking chairs, an umbrella, and beach towels for your use. Be sure to take this gear down with you to the complex swimming pool. The unit is lovely but the lanai is spectacular. As I write this, I am having morning coffee and watching the surf. A gentle tropical breeze carries a wonderful floral scent and the doves are announcing sunrise. Apart from WIFI that needs an upgrade, everything is perfect!

We have stayed here before and the second time around was as good as the first time. One of the big pluses of this place is the lanai where you get a fabulous view of a sunset and the ocean. The condo was clean and well suited for our needs. Definitely would consider a stay at this place the next time we visit Kona.

The biggest problem with this condo was how unclean it was. Large hair ball in shower, used Kleenex in bedroom, layer of dust on all plants and fans, floor so dirty that turned bottom of our feet black. TV in living room didn’t work, dryer is about to fail, outdoor furniture is duck taped to keep it together, Wi-Fi is horrible, and all the literature is outdated and incorrect inside the condo. We were left with enough supplies to last one day, we have had at least 3-4 days worth when staying at other (non-VRBO or Air B&B) condos.
This Condo has a great view and great location but the management and cleaning of it is extremely poor. This COULD be a great condo, just not right now.

This condo was amazing! From the moment you walk in the place makes you relax. The condo is comfortable, well equipped with everything needed. We had an issue with the AC working but it was quickly taken care of. The most amazing thing about the condo was the lanai and views. We will be back!

We loved the condo and it was a very comfortable spot to base our Kona trip. It is fully stocked and it’s nice to not have to eat out all the time. The beds are comfortable and the large windows that open really help you stay cool at night. The veranda is nearly as large as the condo and is perfect to sit outside, eat breakfast, watch the sunset, and listen to the ocean. The underground parking is nice to keep the vehicle out of the sun occasionally, although we parked outside most the time. We didn’t use the pool, but they cleaned it every morning and it looked great. While the decor is dated it is very clean and comfortable. Our only squibble is the air conditioning. We were there in August and it couldn’t quite keep it cool. However, we were gone all day everyday so it didn’t matter much. Even following the instructions exactly meant a warm evening when we got home. But we opened the windows and it didn’t take long to cool off the bedroom so we could sleep and they have provided large fans to help. A better thermostat and system would make this place more expensive so it is a trade off. Overall we would stay here again for sure!

Five Star Potential, Three Star Performance
On the basis of the location, fantastic lanai, and quality of the interior this property starts off with 5 star potential. But the rating started to go down as soon as we entered the property. Both TVs were on and blasting, but we couldn't figure out how to control the TVs or even turn them off. And for the first time in my many rentals in Hawaii, there were absolutely no instructions or guides on the utilities or amenities on the property. So, we just unplugged the TVs since we weren't here to sit and watch TV. When we later did try to turn the TVs back on, none of the remotes out did anything. A note to management resulted in a 'we'll get to you tomorrow ' when someone came and found two other remotes that weren't out when we arrived. It seems a little petty to complain about the TVs, but there were other problems. The air-conditioning controlled cooling erratically, with out regard to the supposed controls on the thermostat (which had no temperature gauge to see what the temperature actually was. There was a trash and recycling room in the hallway, but the recycling overflowed in three days and wasn't emptied until we complained after six days. In the meantime, the trash chute had a sign posted saying 'do not use'.
So, you get the picture. We had a lovely stay at a fantastic view property in a great location. But the amenities and hospitality was among the worst we've experienced, which is quite a shame given the cost and potential if the property.

Waves and Pool
Great one bedroom, with a well stocked kitchen. The a/c is not even necessary in this unit if you open the doors and use the provided fans which allows you to listen to the ocean. It was nice when we could park in the covered secured garage with a short walk to the elevator. Beach chairs/umbrella/cooler and a short drive to white sands beach nearby was an awesome amenity. Bed was comfortable and shower was terrific as everyone described.

Really enjoyed my stay here! Awesome place for a first timer to Hawaii!
Beautiful sunsets every night on the spacious lenai. The entire property was clean and well kept. I used this property as a launch point for my traincation - biking the Queen K, running along Ali’i Dr, and swimming at The Pier…perfect location. Also used the private lenai to propose to my long time girlfriend at sunset! She said “YES” btw ;)

Beautiful condo in a beautiful complex. Kitchen was well organized and had everything you might want. We loved the huge walk-in shower. Best part is the lanai and the gorgeous view. Lots of friendly birds will visit you. The outdoor umbrella needs a new stand, basically unusable. Management did not respond to one of my emails. Listing doesn’t include a hairdryer but there is one there to use. Would recommend to anyone to stay here.

Nice place, nice location. Poor maintenance and help during visit
The washer and dryer never worked, I called daily to request it be fixed as we packed planning on washing clothes for our week stay. It was never fixed the entire week were were there. Maintenance would say they came while we were out, flipped the breaker and it worked. I flipped the breakers, tried and tried with a grand vacation person on the line and never could get it working. Had to haul our laundry else wear to get clean. Don’t plan on a washer and dryer if using this unit

Lovely two week Hawaiian vacation! The condo was a lovely and comfortable retreat after a long day snorkeling or walking through lava tubes!! The lanai is amazing and we saw dolphins swim by on our first day there.! A lovely home that we would definitely stay at again!!
