Location and cleanliness. Loads of equipment although we didn't use any as we were out early but be great for a mini break
Shower was broken so awkward to keep up whilst in there.
No brayford view from window as advertised
Very warm when we first arrived but not a bad thing really if you like it warm at night buy we chose to turn the rads off

Location was good
We found bugs/ beetles in the beds. When we told the owner of the property he offered us an alternative room but we declined fearing that this room might also be affected.
Initially we thought that the bugs were bedbugs and so we through away our bags which had been sitting on the bed, fearing that they might now be infected. We were not reimbursed for the loss of our bags.
The owner got a pest control company to review the bugs and it was later determined that these were carpet beetles. The owner implied that we should have known that these were carpet beetles and not bed bugs and that we had over reacted.
We requested a refund for the room and we did eventually receive it (4 weeks later). However during this time the owner tried to down play our concerns and acted as if though we were being irrational for refusing to sleep in the bed with the beetles. He even went so far as to say there weren’t many beetles as if this was some kind of defence. At one point he threatened to withhold our refund because I had complained that the refund was taking too long to come through.
Also it’s worth mentioning that my friend payed for a parking space and when we arrived the space was not available.

Facilities, space, location all excellent
We would have given 10 but the instructions and access detail information were extremely poor .We were supposed to be able to get in the property at 2pm but didn’t enter until 4pm…. and this was after several phone calls to the host between ourselves and parents(who booked it for us as a gift) We were repeatedly told the info was on Welcome email but this was definitely not received .
This took 2 hours off our break away,waiting about trying to sort it….

Great location and convenience with Tesco just underneath
I knew it would be basic for the money, but there was no sheet or cover for the duvet of the sofa bed.
The shower bottle from the previous occupier was left in the shower, and there was a hair in the main bed.
Also, only microwave and hob, so making cooking a bit restrictive.

Excellent location, such a cute little apartment, even had fluffy blankets for the sofa, the bed is very comfortable, everything u need for a night away 😊
The apartment is very small, looks larger on the Web site, but ample if u like things snug.
The apartment had been cleaned but the floors had been forgotten, lots of tissue, hair bobbles and clothes tags over the floor, all the remnants of a good weekend away. There was no cereal or breakfast left as stated in the ad, only decaf coffee and 2 small sachets of sugar. The fluffy blankets were nice but had obviously been used and not washed one smelt very strong of curry and body odour, so we didn't use these. Over all value for money was great, would use again.

Location is great. We had a couple of issues upon arrival but Carl was quick to sort them and we had a lovely stay.
Only thing that would have made the apartment better was if there was an oven, but we made do with the hob and microwave.

I liked how clean it was and that you had to have a specific little beeper type thing to let you up and into the property.

great location and for the price it was decent, nice and secure building too
was not the cleanest, stains on the sofa cushions and blanket, the one and only tea towel was disgusting, glasses in the cupboard were not clean at all and the countertop next to the sink had not been cleaned it had drink stains all over it, bedding on the bed smelt musty and damp.

We had a 1 night stay in December - the apartment we were in was nice with a snug bedroom, and perfect views of the Brayford.
The bed was comfy, the shower was good, and the kitchen had been kitted out with everything you’d need for a little stay which was very handy. We would like to return and try one of the other apartments as I imagine they’re even nicer!
Communication from the owners is good, and prompt. The keys ages and codes are simple and easy to use.
Although it was cleaner than some places we’ve been, there were some areas that really hadn’t been moved in a while (bottoms of curtains, windowsill corners) which meant there was a collection of dirt which wasn’t ideal, but as I said - a lot better than some places we’ve been. the main areas of the kitchen, living, bathroom and bedroom were clean.
We were informed a couple of days before our stay that there had been a leak and although the apartment wasn’t affected by it, the hallway carpet had been. So this had been removed and a new one ordered. The owners had told us of this and we weren’t too worried about it. However when we got there, we realised that it lead to the corridor directly outside the apartment to be quite noisy due to the altered acoustics. This couldn’t be helped of course and these things happens, and it sounds like the carpet was due quite soon, but it did impact on our sleep.

The location.
Myself and 3 guests stayed at the Birchover One The Brayford in Lincoln on 4th December 2021 for my 21st Birthday. The area the apartment was in was nice. However, we got there and the code to the car park did not work so had to get someone to let us in. Then, once we finally entered the building and apartment we were very disappointed. First of all, going into the building it smelt of cannabis. We then entered the apartment and we opened the first cupboard where the boiler and washing machine were and there was underwear on top of the boiler. We then entered the living area/kitchen and was very disappointed with the dirt on and around the sofa bed. Even more disappointing was the fact the sofa bed was broken and was unable to sleep on and was full of dirt and had a sock in. This resulted in blow up beds being bought otherwise people would have been sleeping on the floor. The apartment had marks throughout, dirty areas and even cigarette burns in the bedding. I dread to think when the apartment was actually checked and cleaned. I am very unhappy with our stay and will not be using this service again.

Nice size room, comfortable, bedroom could have been a bit bigger with allowance to exit the bed on both sides. Lot of wasted space in the living area that could have been used in the bedroom.

The code didn't work for the car park, got locked in putting the key back in the lock safe , also the heating living room was temperamental and didn't want to work only got 3 packs of ceral for 4 people

The apprtments was tired carpets were heavily stained and frayed at door thresholds, dirty marks on walls and dints in wall. Coffee table was on its last legs very wobbly so not safe to use. The property was supposed to be suitable for four adults it isn't, there is only two chairs at dining table and the very stained sofa as a sofa is suitable for three people to sit on not four. When the sofa bed was out it was clear it had not been cleaned in a long time. The sheet to cover this had a hole in it. After contacting the property management team to clean the bed and provide a suitable replacement sheet, they replaced the sheet but did not clean the bed of the sofa. The noise in and around this property is constant.

Excellent location in a new development in the Wharf area, opposite the University. A short walk to the old centre and up the hill to the Cathedral. A number of chain restaurants nearby and a good pub where we had a decent meal. The flat has a bedroom with en-suite (a good walk in shower), a kitchen lounge area, and ours had a lovely balcony with views across the marina. Very clean and comfortable.
The bed is in a fixed position with one side against the wall which may not suit everyone. Only one bedside light. The kitchen was OK for our needs but not for serious self catering - there’s no table and only a hob and microwave. An easy addition would be a coffee maker or cafetière.

Location is fantastic and booking in is very easy
There was no WiFi and the TV areal was not attached so we have no TV at all all weekend. The shower was not very clean

The apartment had a great finish and was modern throughout. Everything within fitted the purpose of the trip.
Was also incredibly quiet despite being in a usually busy area of Lincoln.
Only little niggle was the fact there was no proper oven. The apartment had a microwave oven due to the space available so it's understandable.

Loved the views, loved the whole stay to be fair. Would book again, although concerned I am yet to receive my deposit back amid talk of a missing coffee table!
Nothing, room was perfect, although a table would have been nice on the veranda and it transpires there should have been one there!

Good location for what I needed ,
There seemed to be a lot of confusion asking me for a £150 security deposit (which I now have to wait for )There was no mention of this at time of booking
Terrible communication on how to enter the building where no clear instructions to get the keys,the reception in the building said it was another company
Was alittle pricy for what it was
