Situated in Highlands, this charming house for £1,755 per night is a fantastic choice for your next break. Lullwater House is located walking distance to town just four blocks from Main Street and Old Edwards Inn and is situated on a beautiful acre and a half of private manicured gardens surrounded by a mix of hardwood and evergreen trees. The grounds feature a stream-fed pond with fish, frogs and even our resident muskrat, Sam. The house has hi-speed internet, smart TV’s in all rooms, down bedding, bathrobes and hairdryers in all rooms and Sonos Music System throughout the house. There are 2 skateboards, 4 bikes, cornhole, ring toss, ping pong and two fire pits with adirondack chairs. House also has Weber barbecue grill and charcoal grill. House also has a portactib. We also provide a collapsible wagon, folding lawn chairs and rolling cooler for the outdoor concerts at the park. The interiors of Lullwater House are designed for easy living, all the while, maintaining a sense of understated elegance. Including a master on the main suite off of the den, a grand dining room and living room with a massive fireplace and a bunk/gaming room upstairs for the kids. The gourmet kitchen includes custom cabinetry, a professional gas range, convection microwave oven, ice machine, and built-in SubZero refrigerator and full-size wine storage. Also included is a full service coffee and snack bar complementary for all guests of Lullwater. There is also a safe in the Master Closet available for renters' use. Garage is being used by owners. Please note: Due to the owners living out-of-state, Lullwater has 4 security cameras located on the OUTSIDE of the property: one is on front porch, one on kitchen porch, another near the American flagpole and the last one is on the back porch. The cameras are helpful for package deliveries, vendor appts. and keeping an eye on the property. Also note: we do not hold weddings of any size on our property. (For rentals with more than 10 guests we charge an additional $100 per person, per night. This is due to added wear and tear of house and extra cleaning fees. This applies to both adults and children.)

We were fortunate enough to spend a long weekend in the Lullwater Estate for our daughter’s wedding weekend. It is truly a gem that is located were close to Main Street. The home is absolutely gorgeous! Each room is well appointed and lacks for nothing! Every detail you can imagine is addressed with perfection. From comfortable bedding, to classic style of furniture, we do not have one complaint. While we did not use the outdoor spaces due to weather, each porch and fire place area is well appointed and furnished. I would absolutely recommend the Lullwater Estate.

Our family went for a week, 4 adult couples and 2 infants. The house was perfect for us, each couple had a spacious room with their own bath with a nice living room for tv and a fireplace. The kitchen had every appliance you could want and plenty of game options for the family. The house is about a 5 minute walk from downtown which was great for the adults and kids. It’s close to the nature center and plenty of hiking trails. It also has an outdoor fireplace which we enjoyed on a couple of occasions. It’s a special place, we had a wonderful stay.

This place was magnificent! A beautiful, professionally decorated home with lots of room, and situated on grounds that are breathtaking - PLUS walking distance into town! We had a family reunion and this was the perfect place. Hired a photographer to come and she had so much to work with on this gorgeous property.

We booked this house as we wanted something to sleep all of us for our daughter's wedding and also be walking distance to town. 0.3mi to town and we walked everywhere all week. The house is beautiful and full of character with plenty of room for a large group. We LOVED the outdoor fireplace and spent almost every evening outside spending time together. (yes, we could have a fire in JULY) I cannot say enough great things about this house! The owner was so nice and helpful as well!!

We had 2 families with 4 children (8-12) in the home and it was perfect. The home is absolutely stunning, comfortable, warm, laid out perfectly, etc. We loved and utilized all the fireplaces. The kitchen was well equipped for anything we needed. All the beds, sheets and towels were in great shape and super comfortable. The grounds on the property are perfect for all ages. The house manger was super responsive and the book of recommendations was very helpful. Very close to town. We will definitely stay here again!

This property is beautiful! Plenty of rooms for our large family. It was nice that everyone had their own place is spread out and the house was very quiet. The large yard was perfect for the kids to play outside. We loved the location being able to walk to the restaurants and Main St. A bonus was being across the street from the rec center. Marlene was very responsive and communicated well. We would highly recommend this home for a future stay!

This was one of the best equipped homes we’ve ever stayed in……there was not one thing we lacked during our stay. The home and property are beautiful, well maintained and in a great location. We had family and friends visit during our stay and the house was perfect for great get togethers.

Had the best family vacation, the house is perfect, well stocked, and quiet. The grounds are manicured, and the pond is charming. Location is perfect for a short stroll into town with top-class restaurants and amazing shopping. The beds and furnishings are picture perfect and comfortable. The owner and manager are so friendly and helpful, it truly was a trip of a lifetime; would love to return.

4 generations of my family gathered for vacation and this home was the perfect place to enjoy our time together. It is a stunningly beautiful, and very comfortable family home and the pride of ownership shows in every detail. There are luxury furnishings and amenities throughout this special place and plenty of spaces to gather in. The outdoor fireplace, the well appointed kitchen, the incredibly comfortable bedrooms with luxurious bedding were wonderful. There were towels and sheets sets for days and upstairs/downstairs laundry rooms for convenience. The entertainment amenities are top shelf as well. The pictures are accurate and the communication with the owner was awesome. My faves: We roasted marshmallows over the fire pit, played countless games of ping pong and corn hole, made and ate meals in the beautiful kitchen and dining room, and watched the kids fish and play all over this gorgeous property. It’s also very walkable to the sweet town of Highlands where you will find great shopping and wonderful restaurants. My grandkids loved their cousin time in the bunk room playing games and chatting, and I just loved that they said “can we stay here forever?” We could not have asked for a better stay and we hope to return again soon!

The home, it's furnishing, layout, and location are pretty unbelievable...almost hard to believe someone would allow it to be rented. Highly recommended! It could use a little handyman work, but nothing that impedes on a great stay.

We had a fantastic stay at The Lullwater House. We spent Christmas here and it was the perfect place for our large family to all be together. The location could not have been more convenient to downtown and hiking. We had a wide range of ages and everyone felt comfortable coming and going into town at their leisure. The house has everything you could ever need! They had just completed an outdoor fireplace that we really enjoyed! Marlene was a wonderful host. Very helpful and easy to get in touch with. We would recommend this house to anyone!

We stayed at Lullwater House 2 years ago and were so happy to return. The house is beautiful and very close to downtown. It was clean and well-stocked, the beds were comfortable, and the house is roomy but still feels very cozy. We will definitely return.

We were celebrating a 70th birthday (pandemic-delayed) and a retirement. Parents, two daughters and sons-in-law, and three toddler/infant grandsons. Our expectations for this property were exceeded extraordinarily. The house interior and accommodations are first class, as sophisticated as depicted in the photos. The grounds are stupendous – your own elegant park. Grandpa taught 3-year old how to fish (sorta kinda) on the property pond. S'mores around the fire. The house is the perfect distance from town; a short walk, while set quietly apart. A great juice bar literally around the corner. We've done a number of VRBOs, but this one sets the bar!
